Armstrong Woods and the Town of Guerneville are about 5 minutes away by car, but this secluded nook feels far from the everyday world. You can always find the sun, shade and bliss at the River Oasis. It truly is an awe inspiring Personal Paradise!
Everything has been designed with your discerning taste in mind.
As noted in reviews - there are intermittent issues with the sauna that, unfortunately, repair people are unable to resolve. We've removed the sauna as a listed amenity, however it is still present on property and available for use, but we cannot guarantee its full functionality.

Cancellations: As an initial deposit, we take 50% of the reservation total at the time of your booking. The remaining balance will be automatically charged to the card on file 60 days prior to your arrival date.
Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.
Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund. You are financially responsible for the entire amount of the reservation less cleaning and pet fees. Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.
Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

"First Time in Wine Country
The property was lovely but we had so much trouble getting the exact location because the links they sent us didn't work. We then got the information and the code didn't work because the battery was dead. The property manager got a bit curt when I told her how many times we called for rental information. It was upsetting. She did try to make up for it and we appreciated that but it was not a good situation since traveling so far and for our friends first visit to this regiong. "

"Milestone Celebration
This stay was to celebrate my daughters 25th birthday. Overall the stay was good, as we made the best of it. There were some issues that was not rectified by the management Co. but could not be ignored. I am requesting a 20% refund. Please see below. Looking forward to hearing from you.
1. outdoor sauna did not work
2. hole in center of kitchen, covered by a carpet and unavoidable (trip hazard)
3. unable to use livingroom TV the first night (husband had to reconnect cords correctly)
4. fireplace did not work
5. main bedroom shower cold for 10 mins
6. outdoor heater did not turn off. had to check every 2 hrs to insure safety. fire hazard
7. pool resurfacing needed, creating a dangerous area on the bottom and sides of pool
8. water feature outside main bedroom did not work
9. TV in main bedroom obstructed by bed frame, unable to view entire screen. did not use
10. shower in main bedroom required deeper cleaning"

"Relaxation in the redwoods
I was looking for a quiet and relaxing weekend away and ideally with a pool and hot tub. The goal of the weekend was relax with some good food and wine nearby. This home it the nail on the head. From floating in the pool looking up at redwoods, soaking in the hot tub or a 5 minute drive to great wine tasting and amazing local food.....this is one property I will revisit! Only change I would make is for the sauna to get a little TLC as it really didn't warm up enough to offer a good sweat. Final grade...A!"

Beautiful house with amazing outdoor space! Location is close to town. Could ride bikes if you are up for a mile ride. The pool and spa are fantastic! 2nd bedroom is small but worked fine for us. The mattresses need to be upgraded and the all would be perfect! "

"Relax and Unwind
We arrived late so the checkin was super easy and they had the lights on for us with welcome snacks/water. The home is decorated nicely, bed comfy but was small when you are used to sleeping on a king. After a long day touring/driving Napa it was nice to relax in the hot tub and refresh with plunge in the pool. The sauna did not work for us so that was disappointing. Kitchen was well appointed. In town there are nice restaurants and a grocery store. Drove to Jenner and saw the beautiful Pacific coast. "

"Fantastic getaway in the redwoods
Clean, cozy home in the redwoods with amazing outdoor spaces! This place has everything one could want - pool, hottub, sauna, indoor and outdoor fireplaces, gas grill, outdoor shower. Indoors are clean and well-maintained with AC, full kitchen, and 2 full bathrooms. Surrounded by huge trees full of large birds' nests. Looking forward to a return visit!"

"Cute and cozy
We loved our stay at the River Oasis. Amazing backyard and such a cute quiet area. The decor and layout of the home was nice and was very comfortable to stay in for the most part. The only feedback we would have is for 1) entering the home was a bit tricky upon arrival as there were multiple lock boxes attached to the outside door that leads into the courtyard and next to the front we weren't sure which lockbox to try the code on. 2) the heaters in both rooms had some issues and were not heating the rooms up. Particularly the one in the bedroom. Air would blow out for hours but with no heat. Luckily the fireplace was VERY cozy and nice and also heated up the house after some time of running it. Wanted to note for the owner though that the fireplace metal screen was popped out when we arrived and kept coming undone periodically. 3) the front door deadbolt and the French doors leading to the backyard were a little tricky to lock. 4) we wanted to use the sauna but it seemed it hadn't been used in sometime and had lots of spider webs inside.. Other than those and a few other small things we encountered our stay was great and we would definitely come back, especially in the summertime instead of winter in order to enjoy the backyard and pool. The great part was that we were so close to the ocean, wine country and beautiful redwoods! Overall for the price we would give our stay a 6 out of 10.

"Fantastic Getaway!
Our family had an amazing vacation at The River Oasis...the pictures were accurate and the cottage had everything we needed. The backyard is fantastic, we spent most of our days splitting time between the pool and hot tub. We all slept comfortably in both bedrooms and even though there was a heat wave during our stay, the AC ensured a comfortable inside temperature. The only downside to note were the ants in the kitchen....I would strongly recommend an exterminator treat the kitchen and exterior porch."

"The River Oasis is perfect!
My family stayed here for 3 nights and loved it! It is a great place for families with kids. My daughters swam 9 hours a day. We never left the house really. It was in great condition. They have thought of every little detail (outdoor heaters, pool toys, bug zapper, door alarms so you hear kid open a door to the pool). We would love to stay here again!"

the cottage is lovely. And, a perfect location. It would have been helpful to have a net to clean out the pool. I was surprised that there wasn't any charcoal for the grill & ran out of propane for the light assist. one canister was completely empty & the other had only enough for one light. Other than these nitpicks, everything was terrific!"

"Fine House - with Glitches
I enjoyed my stay and love this house. I had rented it four years ago when it needed refurbishing and had been sold to someone who completely redid it. The remodel is excellent and the house has everything. Surrounded by a high fence it is completely private, has really good beds, cable TV in every room, excellent heat/air system, nice pool and pool floats. My stay had a few glitches, the alarm went off when we came in, there was no coffee maker, the ice machine gave only water, no ice, the hot tub was not very hot, the living room TV would not turn on. A call was immediately answered and someone sent right out to help. Very friendly and apologetic people. I have to admit it's my favorite house after ten years of summer rental if they would install a new hot tub and a new living room TV."

"Great Quiet Weekend Getaway
The River Oasis was the perfect property for a romantic weekend getaway. It had all the comforts of home as well as the amenities of a hotel. Tucked away, secluded and quiet but also a quick ride to the wineries in Russian River Valley. The hosts were helpful and responsive and we'd definitely consider revisiting."
