Cancellations: As an initial deposit, we take 50% of the reservation total at the time of your booking. The remaining balance will be automatically charged to the card on file 60 days prior to your arrival date.

Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.

Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund. You are financially responsible for the entire amount of the reservation less cleaning and pet fees. Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.

Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

"Cozy, convenient and right in the middle of nature!!
We had a lovely 2 night stay at this cottage. The master bedroom and living area access without stairs was great for my aging parents. The deck with grille and fire pit was great for our family dinner.

There was some extra charge conflict issue when we first booked, but the host company quickly responded and identified their mistake and refunded the extra charge. "

"Wonderful house!
We were 5 middle-aged women from 4 different states across the country arriving for a weekend reunion. The house was perfect for us. There was plenty of room to spread out. The kitchen had every pot and pan and utensil that we needed (and we cooked several times.) The location was just a few minutes from the river (free parking after 3:30!), the redwood park and the cute shops and bars in town. Our only issue was that the house next door was being renovated and work started at 6:45 am on Saturday but that will presumably be a short term thing. Otherwise, we loved our stay here. "

"Clean, Convenient, and Comfy
Our family of six had a very enjoyable stay. The beds were all comfortable; the kitchen had plenty of essential gadgetry; and there were a variety of quiet corners (indoors and on the balconies) to sit aside and read or whittle. The place was just far enough off the beaten path, deeply nestled within the shade of the redwoods while still close enough to town for a rigorous walk. "

"Summit Sanctuary
The location was perfect!!! House was impeccably clean and well maintained!... However, it appears that there is an overzealous property owner who lives up the hill. She came down on our last day and basically accused my wife of either being an attempted squatter or planning to steal the furniture on site because we carried our dogs and luggage in a u-haul van...... This was incredibly uncomfortable, awkward and quite honestly could have turned out in not good..... Perhaps speak to the property owner and inform them that the situation could have been better handled with a simple phone call as both of our numbers were on file......Beyond this, the property and property manager were wonderful!!!"

"Would not recommend due to safety stair issues and sloping issues
Overall, would not recommend this rental. We own several airbnbs and our experienced renters and owners. The Spiral stair case is a safety issue. Our son cut his hand on it and we notified management right away. The house also slopes alot going in different directions. To our knowledge, this was not disclosed. Parking is hard and we also spun out. It is not very walkable as it is dangerous to walk on freeway/highway without sidewalks, etc. The kitchen cabinets need painting in some areas and the cleanliness of the bathtub was also noticed on the siderails where the door is. Also, tv is super small for family room and recommend much bigger tv and instead of a lockbox most airbnbs these days are using keypads which is much more convenient. The management company did leave a nice treat bag which was nice. I texted after we left about leaving my computer charger and never heard back. We did like the Russian River area but would not recommend staying here. "

"Excellent retreat in the woods!
This house is a very comfortable and well-maintained retreat surrounded by redwoods but with a sunny deck. It’s quite close to town and directly across from public river access. The kitchen is well equipped and there’s a great Weber grill for cooking in, It’s also easy to get to a number of restaurants from the house. The main bedroom is very spacious and the other bedrooms also ample, with deck access. The space is well laid out for a group or large family, but still cozy. The housekeeping and set up ahead of time was superior to other places I’ve stayed. "

Very clean. Good instructions in the house. Parking was a little awkward. Kitchen well stocked. Management company very responsive. Not really suitable for small children. Very narrow spiral staircase in the home to get downstairs. Outside space very nice but noisy."

"Could't ask for more
The house was perfect, super clean, well furnished & pretty much every amenity needed was provided. Great location, even though you are in a neighborhood the house feels secluded, and the layout allows plenty of room for people to spread out and find a quiet corner for themselves.

Property description is very accurate online.
Property was very clean & well maintained.
Hosts were great, lots of information was left for us regarding the house and its use.
Would rent this home again.
Cafe & new restaurant located a very short walk away, town is a bit further but still an easy walk. Access to the river is a short walk away (a few minutes at most). "

"Wonderful family retreat
The house was perfect for the family - including grandma and 2 kids. Very clean and comfy. Loved the record player and the wood-burning stove. Close to town although not ideal to walk along the highway to get there. The only issue was there weren't warm blankets and the nights were chilly. The management company brought more blankets but they were very thin. "

"Quiet Serene Modern Stay
We had an amazing long weekend stay at Summit Sanctuary. The neighborhood is quiet and close to town with gorgeous redwoods surrounding the home making every window picturesque. The BBQ is fantastic and the deck is sunny and lovely to sit and work or relax. WiFi works great; we were able to work and relax in rustic luxury. Communication from the management is excellent. Thanks for the lovely stay!!! "
