Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.

Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund.  You are financially responsible for the entire amount of the reservation less cleaning and pet fees.  Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses. 

Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

The photos are far from current and it is obvious that home and furniture are not recent.The kitchen is huge and well stocked. There there are plenty of l widows to enjoy the views and expansive property however the windows could use a little cleaning. The beds we used were very comfortable and we felt very safe. It was winter and we were so looking forward to using the large brick fireplace, unfortunately it was non functional. Overall we had a very nice time. I personally feel though, that for the price the home could use a little attention. The house is very nice and worked well for our large group of 4 adults and 3 kids. The management company is responsive, helpful and accomodating. The proximity to the river is awesome. The kids loved jumping off the dock and floating in the river. CONS: The sofa bed is unusable. My kids woke up with indentations in their legs from the springs and bars. They ended up sleeping on the couch. The dishwasher is hit-or-miss. We often had to re-wash the dishes after running them through the dishwasher and eventually gave up and hand washed everything. The kitchen has most of everything, but some key items were missing, e.g., and hand mixer and baking dishes. The pillows on the beds were old and lumpy. The cushions on the patio furniture were flat and didn't provide much cushion at all. Overall, we were very happy with the property and would likely come back, but we would definitely bring our own pillows. We specifically chose a spot advertised as having a “private river entrance”. However, two days before arrival, we were informed that the dock and kayaks, initially included, would be unavailable. The unclear communication left us puzzled about our river access. Despite this, we were assured of walkable river access, received an apology, and were granted a $250 refund, seeming like commendable customer service at the time. But, our expectations were shattered upon realizing that we had no direct river access, and the public access was a quarter-mile away. This compromised the essence of our stay, valued at $2700, to enjoy the river. It felt like a deceptive practice; it appeared they were aware of the lack of river access but proceeded with our booking, attempting to appease us with a minimal refund for the inconvenience. Paying $2700 for two nights, without the anticipated river access, was a major disappointment for our whole family." Such a large property to enjoy, a house frisbee, wiffle ball set with bases, some outside toys provided would make a stay more enjoyable. The house is in a great location, about 5 min. from Guerneville and nicely situated above the river. The entire house has been redone so it felt almost new. In fact, I think they are still "in process" since some cable outlets were not covered. The kitchen is fantastic (except left burners were missing the "shield" that goes around the flame. Oh, also there are lots of pots and pans but no spices, oil, aluminum foil etc. Bathrooms were fine, good showers. Beds very comfortable. Central heating plenty warm. There are no closets, which was strange so that needs to be addressed. Hot tub was great. Great TVs. No fireplace (disappointing).
