Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.

Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund. You are financially responsible for the entire amount of the reservation less cleaning and pet fees. Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.

Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

"House needs some basic upgrades
Despite the central location, the house badly needs some very easy things that would help. Broken blinds and no curtains in the bedrooms meant waking up with the sunrise every morning. Lack of AC meant fans blowing on your face to sleep. Kitchen was as bare bones as it could be. Lack of comfortable living room furniture wasn't ideal. "

"Perfect Location
We had a great time staying at the Happy Days house, right in the heart of Guerneville. Everything there is to do, in town, is all within walking distance; the river, shops, the bank, grocery store, bars, and restaurants.

"nice place near Guerenville
The home is very nice and the pictures are pretty accurate. Location is great and easy walk to the town with lots of good places to eat or just get coffee. There is a nice grocery store there too. Near by the Armstrong Redwoods State Reerve, which is just beautiful and really required for a visit. We were staying there for our daughter's wedding (held nearby) and for that event, we could have used a few mirrors! Only one bathroom has a over-the-sink mirror and there was one in a bedroom. Hangars were minimal (we left a few). Overall the home was comfortable, the kitchen well appointed. It would be a nice place to stay in the area."

"Family Trip to Russian River
Rented a house in Guerneville for the 4th of July weekend from Dillon Beach Property Management for a family trip. All in all it was an easy process and we were happy with the house. It was located within walking distance to town and had plenty of room for everyone. The couple of things we needed were promptly handled by the property management."

"Nice property for families
The house was clean and had a games room downstairs plus a bedroom where the kids slept. It was clean and well equipped in the kitchen. Very walkable to get coffee, browse the bookshops or grab groceries and close to the river and redwood hikes. "

Happy Days is a nice little place with all the amenities you would need, comfortable beds, A/C, and off street parking for one car. We enjoyed our stay here and thought the neighborhood was safe, close walking distance to restaurants and bars, and a short drive to the coast or Russian River area wineries. "

"Quiet House in the Center of Guerneville
Better than described. Comfortable seating and beds. Two dining tables and all the dishes, glasses and cooking items you would need. Lots of room to spread out inside and soaking up sun outside. Walk to coffee house, restaurants and shopping. Played ping-pong downstairs. Will definitely stay here again."

"Cute and Comfortable, but STAIRS, STAIRS, STAIRS!
The pictures definitely match the house. It's nice and the wall heaters do a good job to keep the house warm (it was chilly out when we were there). We ran out of garbage bags and one phone call to the Property Manger had someone at our door with garbage bags in less than an hour. That was GREAT customer service! Overall a good house and comfortable stay! But here's what they don't tell you or at least what I missed... the downstairs bedroom and game room (1 bedroom with 2 queens and 1 twin) is not connected inside the house. The stairs to go down are outside from the backdoor off the kitchen. This was inconvenient with young kids at night going to bed. Also, a parent had to sleep downstairs with the kids so we were separated. It also made mornings difficult because we were given one set of keys for the front door and for the doors downstairs but the upstairs back door does not use the same key. So locking up at night means people upstairs lock door behind the folks heading downstairs and the downstairs folks have no way back in, unless we go through the side gate (which was hard to keep shut...they need a gate repair there) to get to the front yard and then go up to the front door. Or we had to call cell phones and wake people up so that they could let us in, in the morning. Luckily there is a bathroom and small kitchen downstairs so you're fully functional down there but it's annoying. Either connect the upstairs and downstairs using the extra space in the garage and enclose part of the back deck, or get matching keys & locks for all the doors! Also you have to climb a full flight of stairs to get to the front door. Yes carrying all your luggage and food and anything else you brought with you. So if you have bad knees or any other physical disability this might not be the house for you! "

"Walk to downtown
The location of this house is very convenient. It is less than five minutes to a lovely coffee shop and just a few steps more to the downtown area. It is less than a ten minute drive to Armstrong Woods.

The house was spotlessly clean. A generous amount of soft and good quality towels are provided along with some mini containers of shampoo and such.

The kitchen is well equipped. There are three outdoor areas including a front porch, a back porch and a fenced in yard with a grill and picnic table.

Teens would love the downstairs area which in kids not only a bedroom and bath but a large room with a ping pong table and a popcorn maker.

Beds and pillows were comfortable, living room area is a nice place to gather with a comfy sofa and four chairs.

"Two Nights Stay
Nice place and location. Management and other fees equaled price listed. Too many add on expenses, making it not the value we thought it would be. No internet service and we were trying to work. Nice when we called, but kept getting the run around. We were reimburse $49 for the inconvenience.
Downstairs bedroom and rec area was a bit creepy for a single person. Management did work with us when we need to make some changes through no fault of our own. Extra insurance was not worth it for us because it did not cover basic reasons for a COVID related cancelation. Would tell a friend about property, but would suggest they review everything very carefully before deciding. "

"Family Thanksgiving

"Great location with some drawbacks
Overall, we had a wonderful stay and the host was great and responsive, however, there were a number of issues. For one, the ad stated twice that everything was 'New!'. Almost all of the appliances were from the 80's as were the vanities in two of the bathrooms - the paint and caulk jobs were a bit shoddy. There was no mini fridge in the game room as advertised and barely a 1/4 cup of popcorn for the popcorn machine (you should provide the sealed bags for guests). The milkshake maker wasn't anything to write home about and the napkin and straw dispensers were empty, serving only as decor.. The gameroom TV couldn't connect to Netflix and having some basic boardgames/cards, etc would have been nice in addition to the ping pong table. The front of the house could use some work - there were weeds and patched up stairs (the house next door looked nicer) and the backyard had a lot of fallen fruit (days worth) which could attract rodents. The grill had a rusted out bottom/no grease trap but blinds in the kitchen giving a clear shot into the neighbors house plus it was blinding in the morning to prep food. The coffee pot didn't work and it appeared the previous guest had brought the coffee pot from the gameroom upstairs. There was a weird big hole under the head of the bed I slept in downstairs which was disconcerting to find when I dropped something on the floor and went to retrieve it.
There were some dingy areas that could use attention - dirty door handles, old paint on the floor, broken remnants of the house in closets.
There were plenty of fans for which we were grateful an the beds were clean and comfortable. Plenty of dish/cookware which was nice. I would definitely stay again but am a bit disappointed that I wasn't offered some money back after making the host aware of the issues since the whole stay cost me over $2,000. I justified the cost for a big private space and some peace and quiet (aside from the neighbors dogs that do bark alot). "

"Beautiful fun house! LOCATION!! Great for entertaining your crew
The coolest part of the house is the location! We were super easy access to river where we kayaked down the river and had a blast. Walking distance to all the best cafes, restaurants, short drive to Stumpton brewery. The house itself was very spacious, clean, FUN, and had all the party perks. We would play ping pong while we cooked our tri tip on the grill, chilled on the front patio and people watching, or watched the NBA finals in the massive loungy living room. I liked how all the bathrooms were spaced out in different parts of the house so everyone had lots of privacy. Can't wait to go back to this house. "

"Not worth for the price
I stayed at Happy Days from May 9 2021 through May 14, 2021. For five days I paid 1800 dollars so close to 320 dollars a night. That is what I recently paid to live in a five-star hotel in Pasadena Los Angeles. The Dillion Beach property is maybe close to 2 stars and not in a very nice location. Plenty of homeless all around. I would stay away. I, unfortunately, have another reservation from July 3 2021 through July 9 2021 and I am paying $1000 per night. I really feel cheated but I guess I cannot get my money back. So lesson learned for next time. Hope you all don't do this mistake. "

"Relaxing Getaway!!!
This was a wonderful spot for our family. My kids LOVED the house and amenities. And we appreciated the well-supplied kitchen, clean linens, and amazing location. It was the perfect house for our much-needed "change of location" for a few days, during quarantine. The property manager was so kind and helpful. They addressed our minor needs immediately with grace. I would recommend this property to a friend. We easily accessed the river, hiked along the beach, ate amazing home-cooked meals, and bought TOO much wine :) "

"nice getaway
overall, this home was lovely for a weekend away with my friends. the downstairs did not get sufficient heat during november (in spite of the space heater). The dishes were also dirty upon arrival. otherwise, the kitchen table and living space were really enjoyable for us to relax and hangout. Also, a very convenient location. "

"Great location & Amenities
We had 3 kids with us and they loved the downstairs game room (ping-pong) and that they all slept together with the 3 beds downstairs too. We loved the top floor too. Kitchen had everything we needed. The beds were comfortable and liked that there were 2 bathrooms and washer dryer. The outdoor area was nice. We used the grill. We played cornhole. The lights weren't working and it was an easy text to the manager and they sent someone to fix them.
We walked around the town and liked the shops and art galleries. Gypsy was my favorite store (across from Safeway). All is in walking distance-- no need to drive. Our dogs liked everything too except that Johnson beach at the Russian River (5 min walk) does not allow dogs (!?!?!?!) so we never went to the river. We drove 20 minutes to the coast (Jenner) and best beach (allows dogs) is Blind Beach. We loved shopping at the little town Duncan's Mills (between house and Jenner). Jenner has a great place on the river Cafe Aquatica-- great clam chowder-- but mainly it's a coffee shop> next door is a wine/beer outdoor bar. Outdoor seating along the river is really nice.

"A great family week at the River!
Hello.
The house has a great location. One block to town and two blocks to the beach. I was there with my family including my 2 year old grandson. We went out for coffee every morning and had great BBQ's every night. Being able to reserve a spot at Johnson's beach made it very convenient for us. The house is well appointed and has lots of room to hang out. Dani, Stace and all the gals at the rental agency were wonderful! Thank you for a very fun week!!"

"Some Good, Some Bad
We rented Happy Days for two nights over a weekend in Sept. The first issue that arose was that the "downstairs" bedroom off the game room was actually only accessible from the outside. Really this rental is two separate apartments, one up and one down. That would have been fine except that we needed 3 kids to sleep in the downstairs room with 3 beds and it was hard for them at night to have to go outside if they needed anything. Also, then entire downstairs was infested with ants. Those were the two major drawbacks for us. Other things that were not great but not terrible is that it is across the street from a bar and there was a lot of semi-loud foot traffic out front at night. On the plus side, the place was well equipped for making meals. The beds were comfortable. There were nice amenities in the bathrooms and good towels. Also, the rental company was very prompt to come help fix the ant problem and they gave us some money back for the misleading description on the layout."

"Centrally Located Spacious Home Great for Entertaining
My family and I (3 adult couples and our dogs) had a very enjoyable stay at this home. Pre-check-in, the rental agency was awesome in providing information and ensuring a smooth process. They were helpful and kind to accommodate our requests and were on top of everything.

We didn't have trouble finding parking on the block. The location was incredibly central and allowed for easy walking downtown to restaurants, coffee, ice cream, bars, grocery stores, and the river. It was a few minutes drive to Armstrong Woods, Korbel and Stumptown.

The fenced in yard was cute, safe for dogs, and enjoyable to relax in, enjoy bbq'ing and play the provided corn hole games. The upstairs of the home was comfortable and felt nice to spend time in. It was a bit hot as there is no AC and we went on a heat wave weekend, but it was tolerable with the provided fans.

The downstairs kept cool but we did wish there was a screen on the window so we could get fresh air without bugs. The ping pong game room was awesome. The mattresses downstairs were different than described, it seemed there was two full beds and one twin instead of the queen and two twins pictured. My husband and I weren't thrilled to be in a full when we were expecting a queen, but at least there were two of them ;) One downside was the bedding/pillows on these downstairs beds were terrible. I can't say I've ever taken notice of sheet/blanket quality before, but these were so cheap that they actually felt bad to sleep on. Some new pillows, sheets and bedding would greatly improve the comfort downstairs. A nightstand or two wouldn't hurt either. The full mattresses themselves were comfortable though.

Overall I would highly recommend this home if you want a comfortable home with convenient access to everything!"

"A few wrench’s here and there
Upon arrival we realized parking was going to be an issue, especially with a big truck, wouldn’t fit in the drive way. One of the neighbors had there vehicle parked right in front of the rental, the other neighbors seem to be confused that their property line doesn’t dictate the sidewalk or the parking. Good thing we literally had one vehicle. Honestly the neighbors were awful, I asked the lady if she could please give us some room to park and proceeded to block the whole front of her house withi garbage cans ( on Saturday?) no garbage come on Tuesday, The neighbors also decided to use what sounded like a jackhammer at 6am on Saturday for 3 hours, it literally shook the whole place. The only access to downstairs is from outside, which left us a little disconnected, was also dirty down there, I had dirt on my bare feet, after 10 seconds. There were dirty towels left on the washing machine downstairs as well. The beds are rough, and pillows were pretty bad too. Shower heads were old and small, needs some upgrades. These things sound petty, but for $350 a night, I was left disappointed. I grew up in this area so I am familiar with the vibe of the town, the food is good, within walking distance, weather was nice. "

"Great Home and Location!
The home was perfect and in a great location! All of the rooms were clean and a good size, and there was plenty of communal space in the living room, dining areas and downstairs activity room. Management was quick to respond to our questions and the information and resources provided by the owners were very much appreciated. Everyone had a great time! "

"Great location!
Happy days was exactly what we had. we had 9 girls total and with the sofa it was just right. The house was big enough not to feel crowded at all. The beds were comfortable and the game room was where we spent most of the house time. You are seconds away from the Appy room and R3. 2 blocks from the main drag and 3 from the beach. safeway and everything is pretty much at your fingertips. The office staff was pleasant and helpful. I have already recommended this location to a few people.
I would have liked to see more kitchen items (big bowls for cooking) other than that no real complaints.

"Great house in downtown Guerneville
My friends and I (8 people) enjoyed our stay at Happy Days. We grilled, hung out in the backyard, cooked in the kitchen, played ping pong, etc. The location is super convenient, right downtown. The rental was clean and in great condition. Would definitely recommend staying here.

One thing to keep in mind is that the lockbox is not the one right by the front door, it's the one on the white post. Caused a bit of confusion in the beginning but the property manager was very responsive and helpful."
