Host requires the guest to sign a rental management agreement prior to allowing access to the unit. The agreement details our cancellation policy, terms and conditions. Must be 21 or older to reserve a cabin and person booking must be staying in the cabin.
We provide a starter supply of paper products, detergents and soaps and coffee filters. We do not supply shampoo, conditioner, body wash and there are no pantry items, spices, salt & pepper or coffee included - guests should bring these items.

CANCELLATIONS & REFUNDS: If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Rental Agents Office.

Guests who have purchased Travel Insurance must contact Rental Agent up to 24 hours prior to check in to cancel or reschedule the reservation. Upon cancellation the full mount received less the travel insurance, non-refundable reservation fee and applicable taxes will be refunded. Reservations with travel insurance are non-refundable 24 hours prior to check in or thereafter.
CHANGE OF PLANS OR RESCHEDULING: Plans can be changed before 14 days prior to the scheduled check in with no penalty. No changes are permitted within 14 days of check in.

"Annual Family Christmas Trip
Chose this cabin for our annual Christmas trip. Location and property were great! Pool was very clean and a great plus to the property. Fun for the whole family. Only issues were some of the games would shut off when trying to play them, the Wi-Fi did not reach to the game room television making it unable to use, and overall cleanliness was lacking. Maintenance issues that we had were handled quickly and effectively. "

"We’ll be back!
This cabin was amazing! Our family loved the game room. It was clean and the kitchen was the best stocked kitchen in all the rentals I’ve ever stayed in. (Utensils, pots, pans, etc.). The only thing I found to be different from the description was the road up to the cabin. It is steep and in winter, would need an all wheel drive or 4x4. Would absolutely stay again though! "

"Great Family Vacation

"Disappointed
The location was nice and the property was big - worth the price. The company responded to messages quickly, but the times they listed to have things done such as maintenance or housekeeping was never accurate. Employees would come on average 2 hrs after the mentioned time. We got in late our first night so since the beds weren't clean, we had to sleep in unwashed sheets. There were also two trash bags full of stuff left outside, and the "heated pool" was under maintenance our entire stay."

"Great place to spend Easter
The rental overall was a good experience. The swim spa was dirty and a few of the cabinet doors didn’t close right. Also the stove is very unlevel. The mattress could use some upgrading also. They were very uncomfortable and it was difficult to get to sleep."

"Nice cabin but not cleaned very well
The cabin itself was pretty nice We enjoyed most of our stay there minus being locked out o
f the game room for a period of time when we arrived wanted to beds was broke spider webs and dust webs all over the house they're cleaning company does not do a good job floors were sticky candy wrappers and dresser drawers bottle tops from glass bottles never disposed of about 25 to 30 of them there was bird poop all over the window on some of the games and I seen a review 3 weeks ago where this was talked about so evidently they're cleaning company does not clean very well this place is unsanitary The view was nice outside in the front there's trash on the ground plastic cups liquor bottles on the edge of the driveway. The maintenance man gets a thumbs up on my half after being locked out of the game room he was too worse than less than 30-45 minutes and had us in the door in less than 2 minutes and fix the bed while he was there and then came back and salted the porch for us because it was icing over kudos to him"

"Not worth the price
Cabin description pretty accurate looks more outdated than pictures represent. There was a dead bird in game room that had defecated on games all in the room and upstairs in theatre room. Our heat went out first night called the “emergency” number at 5am they informed they were unable to contact maintenance so after 10am I had to call the office was able to speak to them and they said they hadn’t received anything from the on call about our heat. Heat was set to 70° and when we woke up it was 60° inside. Maintenance did get there shortly after making the call, emergency heat was put on by him and that same night heat stopped working again so during our brief stay we had very little heat. "

"Great Vacation! Beautiful Cabin!
The cabin is beautiful and very accommodating. The customer service I received at all times was superb. Any questions, issues or concerns were answered in a timely manner. The cabin was decently clean except for the floors. I took my shoes off and walked on my socks just for a bit because I realized just how dirty they got from the floor. The grill was also a bit dirty. We cleaned it better than how we found it. The big spa tub was a hit! We loved it! The other smaller hot tub was nice too. We also enjoyed most of the arcade games but a few of the machines have to be updated and 1 of them fix. There was also another arcade game at a different section that we didn’t get to play because I think you had to pay for it. It didn’t work like all the others that were free. I honestly didn’t ask if that was the issue, we just turned it off when we weren’t unable to play on it. Overall, the experience was great and the staff was excellent! Thank you to all the workers that made this experience one of the best!"

"Best cabin I've rented
I've rented many times in Gatlinburg, this was by far the most enjoyable cabin I've stayed at. The location was isolated and there were too many amenities to count! From the hot tub, to the games to the different rooms for my party and I to enjoy, I couldn't recommend this cabin enough."

"Awesome Vacation
This cabin was awesome and amazingly hugh. There was 8 Kids ranging 4 to 14 and they had a blast. Game room was lots of fun for the adults as well with 12+ games and the pool table. Theater room was great with the 3 large TVs and gaming hook ups.
The swim spa was a big hit as well. Very nice being on an indoor/ outdoor patio
Fire pit in a totally enclosed back yard was great to spend the evening with out having to be on guard watching for bears.
Which we saw at least one a day in the front of the house.
Cabin was really roomy and very cleaned. Front deck was a hit for us older folks just to sit and relax when the kids were either playing in the game room or Theater room.
All the bedrooms had comfortable beds.
We did have a couple of issues that we had to call about and they where very quick in responding. One the mini split in the loft would not cool properly and the other was the hot tub outside has a leak. You can still use it just might have to add some water.
The staff was very friendly and helpful in all aspects. The maintenance men who came out was top notch and the office staff was quick to respond to our needs.
Looking forward to staying again next year. "

"Family Getaway

"The Swimmin Place
Aside from a few issues with hot tub (which they sent maintenance over twice for) it was a great experience. Kitchen area is small, but the game room area more than makes up for it. If you have some that like to stay up late playing games etc... while others like to whine down earlier, then it's perfect. The game room is its own attached room, so noise doesn't carry over to rest of cabin. Huge space with games that the kids and adults loved. The large hot tub, was fixed was a big hit, that everyone liked to relax in at night. Location is also pretty close to gatlinburg, and not far from pigeon forge. We loved it and would stay again."

"Can't Swim Place
It was horrible, cabin is lost in 1980. Half of arcades didnt work, several TVs didnt work, most important hot tubs and spas should be warmed up in the winter prior to visit, you left an exposed swim spa at 79 degrees, we couldn;t use it because you didnt take the time to do that, it didn't heat up till we were leaving, and you didnt' do anything about it, your negligence my problem?"

"Fun place Needs love
The amenities were amazing. My grown kids didn’t want to leave which was fantastic. However, the place was a little dirty and lacked enough supplies for a 3 night stay. We always bring extra of our own but it seemed to be a little short on towels/ dish towels/ dish soap etc. "

"Nice & Quiet
The Swimmin Place was a very nice relaxing stay. The bedrooms were very outdated and half of the room TVs didn’t work, it didn’t bother us much because there were so many other amenities to enjoy during the stay. The pool area was full of spiders, which is expected because it’s outdoors. That just made it a little difficult to relax during the night swimming. This is a nice place for a family to stay! Overall, I just think the rooms need updated appliances and better lighting. "

"Fantastic Stay
Our group had an absolute blast. There were 14 of us and this was by far the cleanest and most functional cabin we have stayed in while in the Gatlinburg area. It was nice that all the hot tubs were well maintained and working, something other rental companies seem to never achieve. All of the games were in working order, it was an absolute blast."

"Exceeded our Expectations
Our group of 10, ages 8-63 had a wonderful time at The Swimmin Place! This is the most unique cabin we have ever stayed in. Perfect for a large group with so many ways to be entertained. The game room is huge and all of the games worked. The pool spa was the hit of the vacation! The setting feels very private and the outside spaces give you so many choices for places to gather or to get some alone time. The only negative I can think of is that the remoteness makes trips into to town longer than I would prefer. The management was extremely helpful and responsive to our needs/requests. The pool had to be drained and cleaned prior to our arrival (due to misuse by previous renter.) We were given a nice refund for the inconvenience. The staff checked on us several times to assure things were going well. I would recommend this cabin and company and we would definitely stay again!"

"I rent Again:)
Okay, so we checked in on Easter Sunday and I was asked would we be arriving early and if I was to call and let them know and selected on the text app that they sent me asking what time I clicked 3:00 but we actually got there earlier which was fine that we waited around for a little while. However our rental was not ready until 4:30 p.m. and there were garbage and stuff all over the grounds outside of the home there was somebody's underwear actually stuck to the wall in the lower bedroom, and and garbage shoved under the beds instead of picked up on the lower floors. After we spent our own hour to 45 minutes cleaning re-cleaning the house for our kids I would overall say it was a beautiful place and we will be renting it again I just think it needed to be cleaned a little better."

"Pool Did Not Work
We stayed there for 2 nights we traveled a very long way. My group drove 8-10 hours... the very first picture you see of this place is a huge jacuzzi tub that we were looking forward to enjoying in the cold weather... it worked correctly for maybe a 2-3 hours our first night there and then it turned off. It never worked again.... I reached out to admin and Maintenence and they said they had been having issues with the pool and ordered for a company to come and fix it. WHY WOULD YOU LET PEOPLE STAY HERE... and advertise the pool as the main attraction? It does not work. They couldn’t get it working. We paid north of $2000 for our stay they only offered $100 back for situation."

"Not worth the price.
We had not received any communication in regards to check-in, so we called the office at 4PM. We were told that we should have received a text, and they would look into it. We received a text about 15 min later with a door code, but instructing us to stay out of the pool area as it was being serviced. The pool tech stopped on the way out, and told us to give the pool a couple of hours to warm up.3 hours later the pool was still 64 degrees, and absolutely disgusting. They sent a tech back out. He spent about 20 mins working on it, said it should be good, and to call them up to 10PM if there were further issues and they would come back out. We called back at 9PM as the pool was faulted and cold, and we had discovered there was no hot water in the main level shower, and the shower curtain was molded in the downstairs shower. They responded they would have to come out first thing the next morning as it was too late that night. They arrived at 1PM the next day to tell us the valve was installed backward on the main level shower, drop off a new curtain for the downstairs shower, and spend another 20 mins working on the pool to declare it unusable. The entire reason for booking this cabin was to use the pool. The name of the cabin is literally about the pool. I was never allowed to speak to anyone in management, and find the small refund they issued to be unsatisfactory under the circumstances. I would not rent this cabin, or from this agency again. As a final note; the road to this cabin is actually quite steep contrary to the description online."

"Wonderful Cabin
The cabin was perfect for our vacation- we had multiple kids staying there and they all had an absolute blast. Having a cabin with so many amenities saved us money as we didn’t have to plan other activities to make sure the kids had fun. "

"Poorly designed, filthy cabin
This cabin was obviously one cabin with a huge addition as an afterthought. The addition had had high hopes but was poorly incorporated to the original leading to a very awkward floor plan and had very shoddy workmanship.The cabin was filthy. Half the games were broken. None of the bedrooms had an en suite bathroom. Very bad millipede problem. Our children were nervous when their blankets hit the floor...would be full of bugs in the am. We had fun but wish we were in a different cabin. "

"Birthday Trip
We had a good time but there were some things that were disappointing based on what we paid to rent the cabin. The place was not cleaned well used items found under bed, dried toothpaste on cabinet, floors very dirty, had bad smell, TVs not working well in all rooms, shuffleboard game was in terrible shape, gas grill was nasty. I would stay again if I knew that management corrected all issues. The pool and jacuzzi worked well & enjoyed them. "

"Horrible!!!
The place was covered with millipedes. We contacted elk springs to inform them of the insect and nothing was done. The game room door had a keypad which stop working while we was there. I called Jennifer and told her what was going on and she had a very nasty attitude. Someone finally was able to buss the door down around midnight. Overall the cabin was very nice. But I would not recommend staying in the summer nights "

"Fourth of July weekend 2021
The cabin was great . It was in a great location. The only problem we had were the thousands of worm type bugs in the cabin especially in the lower level in the beds and everywhere. For the price of this cabin this many bugs should not be a problem it should be treated to keep them more under control. Other then that it was fantastic. "

"Don’t waist your money
Was the worse two days I’ve ever stayed down there...! I SPEND 3000 dollars for 2 nights, As soon as I walked into my cabin there were bugs everywhere you couldn’t walk around without hearing a crunch crunch they were in my shower in my bedroom in the kitchen Everywhere...! You would just be sitting there and they would fall on your head..! Black mold on the shower curtain, mice running around all around a bad experience then when I call they say there sorry there’s nothing they can do for me they hope I enjoy my stay...! I will NEVER RENT FROM ELK SPRINGS RESORT AGAIN IM MY LIFE for 3000 dollars the cabin should be top notch instead I felt like I was in a trap house scared to go to sleep because bugs are everywhere...! "

"Beautiful place
The cabin was beautiful. Upon arrival I did notice that it had not been cleaned properly especially with the current covid situation in the country. The refrigerator was dirty with the outside having not been washed down. Under beds had wrappers and the corners on the kitchen and living room floors had old food stuck on them and was full of dirt. There was also a lot of dust and when the heater in the loft was turned on the dust blew all over the bed. The stairs had several pieces of wrapper and dirt all over in both stairs. Bathrooms seemed cleaned. Dishes had food stuck on some cups and glasses. This beautiful cabin should never lack on that level of cleaning. If I wasn’t on vacation and had a week longer to spend cleaning I would personally get this cabin into beautiful clean condition. I sanitize the best I could with what little cleaning equipment that was there. A broken broom a vacuum that pops open and lets all the dirt fall out and one mop that was barley usable. For the cost of the rental for the week we were very let down that we had to clean and sanitize things and I had to spend my vacation time being a housekeeper but the place was absolutely beautiful and if cleaned it would outstanding any other rental I’ve stayed at before. I would definitely stay again if cleaned properly. "
