CANCELLATIONS & REFUNDS: If you cancel your reservation 15 or more days prior to your arrival date a voucher for a future stay will be issued in the amount of the deposit less the reservation fee for use for a future stay within 365 days of the date of cancellation. If you cancel your reservation 14 days or less prior to arrival you will be responsible for the full reservation amount (you will forfeit the full deposit amount and the non-refundable reservation fee, and shall be responsible for the remaining rent amount and all other applicable charges associated with the reservation). Only the Guest named on the Agreement may cancel a reservation and cancellations must be made by phone call to Rental Agents Office.

Game room great, and pool table great. Plenty of room. It was not stocked very well, though. No rock glasses when you're in whiskey and moonshine country. Would have been nice. No wood supplied for outdoor pit (we left some for the next guest). The road up was very steep. Construction going on next door while we were there." We were traveling with a crawler, the floors were definitely not as clean as we had hoped! The linens on the bunk beds had not been changed, food, grit, doll clothes were still in those beds. The bathroom upstairs had not been cleaned. They did come the next afternoon and took care of both things. The mattresses definitely need an up grade, sheets were very rough. The kitchen was well stocked! The WiFi was not great. The hot tub was nice and very clean! They were very responsive to all questions we had. If you don't mind being quite a ways from town then this is the cabin for you. The curvy roads were a little too much after dark, lots of traffic on the main road. We would not stay here again. The cabin was clean, cozy, and had plenty of room for everyone to relax. The power in the area did go out briefly (about an hour), but as soon as we called to get the internet restored for the theater TV, someone came promptly. Every year, 9-15 of our family spend 5 days in a cabin. This has been our first disappointment in 5 years. The house was just fine, but for this price point, I shouldn't be just fine and hauling in supplies. This is the first place in this price point that there was not shampoo,conditioner,body wash. The starter dish soap contained enough for one sink full of dishes.Everyone had one towel per person, no hot tube towels. No hair dryers, and five days before the trip, I received an email saying I needed to bring something to hook up to the TV so we could use the theater. Theater seats were uncomfortable and the screen was smaller than one in a normsl bedroom. The kitchen had minimal supplies, certainly not a kitchen to cook for the cabin occupancy. It was Christmas but no decorations(first one in five yrars). No hair dryers, no board games, minimal cheap decor. Beds were uncomfortable, and there was no bedding for the futon. Bunk beds shook so much when someone was on the top we couldn't use. This place has so much potential, but they've done the absolute bare minimum, and it shows. The house itself was clean with minimal wear and tear. The location is fine if you don't want to be close to anything but not great if you want things to do. We made the best of it but spent a lot more time and effort to furnish the place. Places with a much, much lower price point are doing a much better job. Bring your own toilet paper, paper towels, toiletries, trash bags, clean supplies, hot tub towels, board games, and laundry soap. Very disappointing. The was plenty of room and it had all the kitchen utensils that we needed. The jacuzzi worked great and arcade did also. The only complaint that I have is not the cabins fault is that the water smells real bad. We originally thought it was just the cabin but we found out that the water all around the area smells bad. The refrigerator does have filtered water on it so we used it the entire time. We will definitely use Elk Spring cabins again if we are ever in the are. Other than that everything was perfect. Very grateful that we were allowed in early to accommodate my wheelchair bound add. The location has great views but a scary ride up as the road is only wide enough for one car at a time. I would suggest 4x4 on a snowy day. My kids had a blast, very kid and family friendly cabin!
