Quite Top Floor End 2 BEDROOM 2 BATH Villa WITH A LOFT located in Fairway Villas Waikoloa in the Waikoloa Beach Resort on the Kohala coast of Hawaii island. NEW Luxury Vinyl Plank Flooring just installed and new photos coming soon.
This top floor villa has enough room for a family of 6. Take the elevator or stairs to the 3rd floor and walk into our spacious villa. When you first enter the villa, you have a fully stocked kitchen, large pantry and a washer/dryer for your use. Next to kitchen is a guest bedroom with a queen size bed and a full guest bathroom next to it. You have an open dining room that seats 6 and living room with high ceilings. Living room has a large flat screen tv and walk out to a private lanai with seating for 4 that overlooks the golf greens. Off of the living room is the master suite with a large king size bed, walk in closet and a large master bathroom. Back next to guest bedroom is a staircase that goes up to the loft. The loft has 2 twin beds and an office desk and chair for a working vacation. Unit has free secured WIFI and Spectrum cable tv. You have a garage to park in and it also contains beach gear for your vacation. Fairway Villas also has visitor stalls to use for your 2nd vehicle.
The Fairway Villas is a gated private development located in the Waikoloa Beach Resort. Beautifully maintained, large pool, BBQ area and a ON SITE FITNESS CENTER for guest to use only. You are in walking distance to shop, grab coffee, breakfast, lunch, dinner, groceries, and a movie at The King Shops and The Queens Marketplace. You are also a short walk to Anahehoomalu Bay (or A-Bay) which is a beautiful white sand beach to spend the day. Hilton Pool Pass: Valid for stays in 2025. Maximum 6 persons per pass (children under the age of 5 are not counted towards the 6 person max). Use of the Hilton Waikoloa Pass is valid from 4pm on your arrival date and 11am on your departure date. The pass and instructional letter will be in your vacation rental upon arrival. Free Self-Parking for one vehicle at the Hilton Waikoloa Hotel. Access to all pools, waterslides and hot tubs at the premises of the Hilton Waikoloa Hotel. Includes pool towel service. No blackout dates or restricted use, Fitness Center use from 9am-5pm for $20.00 per day, per person (regular rate is $25.00). Locker rental at the Kona pool for $10.00 per day, per locker. We do not have the ability to add additional people to the pass. Users must be registered guests of Kohala Coast Properties Inc. There are no exceptions to this policy and if policy is breached, the pass can be revoked. Passes cannot be sold or purchased, they are an inclusion in your stay at this participating Kohala Coast Properties Inc. vacation rental property. If pass is lost or damaged, there is a $250.00 replacement fee. Terms and fees are subject to change.

Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Great for family with teens
We were a family of 5, 2 adults and 3 teens and this ovely property was a great fit for us. It’s exactly as described and seen in photos. Very clean, well maintained, and super welcoming with welcome basket, music playing, etc. Directions, gate and door codes, etc. all provided before arrival and worked perfectly. We could use the elevator or stairs to get to our unit. Quiet property. Enjoyed sunrise from balcony overlooking golf course each morning, Plenty of needed supplies in kitchen, laundry, and baths. Enjoyed use of beach equipment especially beach chairs and boogie boards. Bedrooms on main level very comfortable and bedroom on top level perfect for teens to have time away when needed. We used the condo property’s pool and exercise room as well as Hilton Pool Pass. All very nice especially for relaxing days in between traveling the Big Island. We were able to walk to Starbucks in the morning followed by grabbing groceries at Queens Marketplace. Enjoyed Hula show at Queens Marketplace, shopping at Kings, A Bay Beach,, Lava Lava Beach Club, trails. Nice location for day trips around the island so we didn’t have to pack and haul suitcases all over the island. Highly recommend. "

"Superb villa with one issue
I am giving this unit top scores out of appreciation of the effort the owners and the manager Michelle put in to make your Hawaiian vacation as comfortable and enjoyable as possible. However, in our view this unit has one major deficiency. In our observation, it’s the only condo in entire Fairway Villas that doesn’t offer any lounge chairs on the balcony. Instead, the balcony is furnished with a dining set consisting of high table and 4 extremely uncomfortable high barstools. If you like to eat outside, it’s going to be a struggle. Want to relax and stretch your legs in the evening? No such luck here. We tried to find a workaround by bringing in beach chairs and even borrowing folding chairs from the barbecue area, but those are poor substitutes for comfy lounge chairs we saw other residents enjoy. Other than that, we agree with other reviewers. It’s an amazing villa in excellent location. If balcony set is replaced, we would highly recommend it."

"Beautiful Villa, Great Location
This Villa is beautiful, comfortable, and has everything you need for your stay. Ate most of our meals in; great kitchen. The lanai is beautiful with great views. Property was clean and well maintained. Close to restaurants, shops, few minutes walk to the pool, a little longer to get to the beach. "

"Waikoloa beach retreat
We absolutely loved our stay at Fairway Villas Waikoloa G31. It was spotless and within walking distance to the beach. It provided the perfect location for numerous other attractions in the area. We found this unit to be very quiet and private due to its top floor location and was stocked with everything you could want for a day at the beach, (Boogie boards, Beach chairs, coolers and Umbrella). The Hilton pool pass was a huge bonus and provided endless amenities! The only downside was leaving but we will definitely be back! "

"Beautiful Hawaiian Getaway
This condo is fabulous. The entire place was bright, airy and extremely comfortable. All the amenities you could need were provided, including beach gear, bathroom necessities, kitchen appliances, cookware and cleaning supplies. We enjoyed the close proximity to two shopping malls, great restaurants like Lava Lave Beach Club and only 30 minutes from the Kona airport. We loved the infinity pool and lava rock hot tub as well as the included day pass to Hilton Waikoloa and their amazing pool/lagoon area! The management was quick to respond and super friendly with our one request and we will absolutely book with them again when we return to the beautiful Big Island! Aloha! "
