Please be advised that all cancellations must be submitted in writing. In the event of an emergency occurring one week or less prior to your check-in date, a phone notification is acceptable, provided it is followed by formal written confirmation. Our team will make every effort to re-rent the property to help minimize any potential loss. If the property is successfully re-rented for your original booking period, or a portion thereof, a refund will be issued for funds collected in excess of the original rental rate. However, if the property is not re-rented, no refund can be provided.
Please note that the following fees are strictly non-refundable:

Additionally, all cancellations are subject to a fee of 18% of the gross rent. Any eligible refunds will be processed within 30 days after the subsequent re-rental payment has cleared our financial institution.
Ocean Sands Realty reserves the right to cancel any reservation at its sole discretion under circumstances including, but not limited to, property damage, safety concerns, unforeseen maintenance issues, owner withdrawal of the property, or violation of rental terms. In the event Ocean Sands Realty cancels a reservation prior to check-in, guests will be notified as soon as possible. Ocean Sands Realty will make reasonable efforts to offer comparable alternative accommodation or reschedule the stay. If suitable accommodation is not available or accepted, a full refund of all payments made to Ocean Sands Realty will be issued. Ocean Sands Realty shall not be held liable for any additional costs incurred by the guest, including but not limited to travel expenses, relocation costs, or loss of vacation time.

"enchanting week
It was a peaceful and relaxing stay. The people nearby were friendly and the weather was great. The rental at "A Looney Bin" was well kept and enjoyable. We had very few complaints. I would say to improve the experience it might be suggested that the Wi-Fi & TVs get updated a bit, and that might go for the grill as well, but it was not a big issue at all. You might want to ask the home accross the street to adjust their spotlight so that it does shine in the eyes of those sitting on the deck at the Looney Bin. I would give the whole experience a gold medal !"

"Very Nice but could use a little TLC
Specific Concerns
1) Ck your railings -one of them was loose, I believe betw. the 2nd & 3rd floor(unsure/best to ck them all)
2) In 3rd fl. Twin Bedroom,,the accordian closure on the Air Conditioner has a hole or crack letting gnats and flies in the room.
Had to come from here as we kept bedrm door closed.
*Also twin beds,felt the springs and creeks when you sit on it*
3)Toilet seat in 3rd fl BathRM needs to be changed..looks dirty and is chipped
4)Vanity light bulbs were out
5)Vent covers were rusty & or dirty
6)Screen door on 3rd fl going out to the patio is torn by the handle
7)We reported ants in the kitchen(this was addressed)
8)A bug was found inside the bed covers in 2nd fl back BRM
9)Rug in 2nd fl living area /edge turned up and is a tripping hazard.
10) No grab bars in the shower
Hoping some of these can be addressed before your next vacationers come.
The staff was gracious and professional.
Spoke with Michelle and I think the gentleman*s name was Troy.
He advised the unit was due for some work to be done.
Even with these things noted, we enjoyed the stay and would not hesitate to come back.

"Vacation 2025
It was very easy to rent the Looney Bin. From start to finish Ocean sands reality was outstanding. The only bad part of the house was the grill, it was old, very dirty(grease fire if you finally got it to light) so we did not use it!. The house itself was perfect for our family."

The house is huge! Beutiful view from top deck. However, definitely needs an elevator! The kitchen is on the top deck, and for seniors it is really hard. Definitely needs some updates for the price charged. The pool cabana needs some TLC. The house has lots of kitchen needs. I would definitely go there again if there was an elevator!!"

"Lots of space!
We really enjoyed our stay at the Looney Bin house. We were pleasantly surprised by the space - there was more than enough room for our 15 family members. The extra play room was really nice for all the kids too. The kitchen had tons of storage and counter space and was well-equipped.
The pool was enjoyed by all, especially the kids. And the adults loved the view from the top deck.
My only recommendation would be to have a picnic table on the 2nd floor deck so wet pool kids can have lunch/dinner outside in the shade. The “tiki hut” by the pool wasn’t super inviting. "

"My family had a great time, BUT.....
To whom it may concern,
I recently rented property number 2849SF from July 20 till July 27. I sent an email on July 25 while I was staying there, and never got a response. I believe that we should be refunded for the cleaning fee. When we arrived to the property, the house was not as clean as it should’ve been. We also had no Internet for two days because the line going from the house to the street was broken. We did contact the he did come and I believe he did send another cleaner, but they did not clean all the bathrooms. One bathroom had a stopped up sink filled with water. The other bathrooms had dirty tubs & showers. Some of the bathrooms had dirty Band-Aids in them. Most of the tubs had hair left in them. This is very unacceptable. We also had young children who were hoping to watch movies in the evening and we had no Internet for two days and the televisions didn’t work. This is also unacceptable, Cox cable did come and repair the line on Monday afternoon, and everything was working fine after that.
The microwave door is broken the refrigerator freezes, and the freezer doesn’t freeze. We had to throw food out! The oven door doesn’t close properly, and it takes longer than usual to cook and bake food. There were light without light bulbs, not enough pillows, no blankets. My cousin went out and bought them. The toaster did not toast. The owner should be ashamed of themselves. I have been going to Sandbridge for 20 years now. We’ve always rented from Sandbridge Realty or Siebert Realty and they have been terrific. I never had an issue at all. Right now I can honestly say I don’t think I’ll ever rent from Ocean Sands again because this was very unacceptable. I’m hoping that this time somebody will answer my email and I also am requesting to be reimbursed for the cleaning fee because the home was not properly cleaned before we entered. I really don’t wanna leave a poor review on VRBO or your w"

"A Looney Bin is Great
We rented the Looney Bin over the 4th of July week and had a wonderful time. There were plenty of bedrooms and bathrooms for our group of 22 adults and kids, the kitchen was well supplied, the pool with it's cabana was great (and fenced separately from the house for safety), the beautiful beach was just a short walk away, and you could see the surf from the deck. We loved it and had a wonderful time."

"Not ready for prime time
Pros: near the beach, beach view, well stocked kitchen and new deck on front and side of house, and the couches on both levels were very comfortable.
But, there are no coffee tables to put a glass or plate or book on. The bedroom furniture is worn out with old food wrappers in some of the drawers. The most disappointing thing is you cannot see the lovely backyar pool from any of the decks or from anywhere inside the house.
Very responsive management company, so that is a huge plus."

"Great Family get together
We had a great week. The house was just as advertised and had enough space comfortably for the 24 of us. The air conditioning was erratic with sometimes too much and sometimes not enough but we had a very hot week and we were comfortable. The kitchen is very well equipped and spacious, there were two large living areas, and the pool and the pool area were great.Overall the house worked out fine for us."

"Wonderful Place
Ourselves, our 4 children and spouses and 9 grandchildren from 15 through 2 stayed here in July. The house had more than ample bedrooms, closets and dresser space, large kitchen and dining area. Except for some bathroom floors which we rewashed, we found the house clean and with all linins and towels. The kitchen is very well stocked. It is an short walk to the beach and the pool was great, Parking was no problem."

"Disappointing Stay @ A Looney Bin
Unfortunately, our stay at this house started off on the wrong foot. Upon arrival, the first thing we noticed was the handrails in the stairwell were gummy and sticky, and generally overall filthy. The kitchen countertops were dirty, and our shoes literally stuck to the floor as we walk through the kitchen. We would have called to ask that the house be cleaned , but there was no time for correction. Our family reunion was a short one and we didn’t want to spend the beginning of it asking for the place to be re-cleaned. One of the twin beds actually had sprinkles that you would use on a cupcake inside the sheets, obviously we didn’t use that bed . It would be nice if some cleaning supplies were available in the house so that we could do our own cleaning but we had to improvise it was very disappointing."

"Amazing Beach Vacation!!!
This property was absolutely perfect for our family! The house was clean and well maintained. We loved how close the beach access was and the pool and foosball table were perfect for our kids. "Family Vacation in Sandbridge
Great house, great location, plenty of room for a big family to spread out and not feel cramped. Huge kitchen, great bedrooms, plenty of bathrooms (and hot water)! Great pool. If I needed to make a suggestion, I would say update the Cabana and make more use of the yard area around and behind the Cabana. We would definitely stay here again!"

"Great Vacation in Sandbridge
Had a great week at Sandbridge 1 block off the beach. Wonderful pool in the back, with a cabana and grill. Got a pool cleaning mid-week and also refresher towels mid-week. With young grandkids, the foosball table was a big plus, with lots of hours logged there. Also, the view of the ocean from our top deck was magnificent, day and night. I would heartily recommend Ocean Sands Realty and their properties for an upcoming beach vacation!"

"Multi-Generational Stay At Looney Bin
"Looney Bin" was a fun place to gather for a family reunion. We loved the location and its proximity to the beach. The pool was very adequate for family participation. Basically the kitchen was well stocked. We had to request can openers that did not work or were unavailable. We were able to cook and prepare meals and entertainment for our group of 20. The configuration of the floor plan and bedrooms provided comfortable space for all of us. The mattresses were a bit too firm.
There were a few lackings that we would like to note. The bedrooms were not all made up when we arrived. Maintenance and appearance was a bit shoddy inside and out. We did appreciate that when we called to ask for repairs or missing items, your response time was excellent.
An outside clothesline or clothes tree would have been extremely helpful for drying wet towels and bathing suits. We would have tracked less sand into the house if there had been an outside line.
Given the three floors, an elevator would have helped getting food and clothing to the top floor where much of the activity and eating was centered. Climbing 3 flights of stairs was hard on older members of our group. It would better serve younger guests.
Overall we enjoyed our stay at "Looney Bin" However, it doubtful we would choose to stay in this home again. The cost for a week was very high. A $100 fee for leaving 35 minutes late was a bit of an insult. "
