CANCELLATIONS:

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to Epic Realty LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund.  We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests.  The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

Electric stove burner tops are all tilted and hard to cook on and temperature in oven is much hotter than what you set it to. Shower leak was bad and got worse during our stay. I saw a review a month previous to our stay that showed this same shower leak. Pest control needed to come during our stay and twice I asked for a time frame which no one could supply and then they showed up at 8:30AM!! The overpowering carpet mold smell alone should have this place removed from vacation rental sites but there’s plenty more wrong here - the shower water drips non-stop, air conditioner makes such a horrible noise in the bedroom that it was hard to get to sleep. Shower door took 5-10 minutes to pry open. Coffee pot so ancient, stained and a total fire hazard. Patio furniture padding so old that the ties no longer hold it on, so it slides when sitting. It’s just really unacceptable for a place that wants $600+ per night average...robbery! Upon check in I tried to call for a refund and of course they aren’t accepting phone calls. Went to put groceries in fridge handle was broken. Tried to store stuff but storage mostly full several old paint cans. Noticed something black on floor around shower. My wife's eyes started to bother her getting red and puffy. Her throat got scratchy. We called and asked if we could get a different place. Told office closed at 5pm so nothing could be done. Check in is at 4pm so not really any time allowed to deal with and resolve issues. We left the unit for several hours to air out, while gone my wife's condition went away. When we returned the problems started again. So we packed up, left and notified the company via email. Got a message next day property manager went by and did not detect any odor. Not surprised as not everybody has the same sensitivities. Rental company acted like we never left. Sending messages about enjoying or stay and check out procedures. Although would have been obvious to property manager we did not stay there. Wrote to company and complained about the unit and treatment but did not receive a response. The place was very well kept, not a super new and ultra modern building, but a very comfortable, quiet and safe home away from home. My only wish was the bed was a little more comfortable. But, I am picky because I have pain issues and sleep isn’t always easy for me. Although I definitely slept well because we went and did a lot of exploring every day (first timers to Maui). Not saying the bed is horrible by any means, but has a cream to it and hang the ultra plush I tend to like.
