Molokai and Lanai loom on the horizon and from December through April, there’s no better place on the entire coast to see whales spouting and breaching offshore. Royal Kahana is a five minute drive to world-class beaches including Kaanapali Beach, Napili Bay and Kapalua Bay. Honolua Bay is just a bit farther north and is a marine reserve that is a must see! There is an $18 a day parking fee paid to the front desk Amenities include FREE WIFI, fitness center, a beautiful heated swimming pool, clean BBQ gas grills, and activities desk. The property is conveniently located (walking distance) to shops, restaurants, and banking. *Please Note: Due to oceanic and environmental issues, we can not predict the amount of beach front (or access to it) that will be available at the time of your stay. Sometimes there is a beach at Royal Kahana, and sometimes there isn't. This is an ocean front resort on a volcanic island. CANCELLATIONS:

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to Epic Realty LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund.  We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests.  The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

There is sandy beach you can access within a 5 minute walk. The beach out front of the resort was rocky and not accessible...but there are many beaches close by that were easy to access and snorkel at. The home could use a remodel and updated furnishings but it was very comfortable and had all we needed. The a/c works great or you can turn it off and open the windows and feel and hear the ocean (whichever you prefer). Both were great! The property manager was very responsive and easy to work with. We appreciated being able to use the cooler and beach chairs in the unit. The chairs are old enough the zippers don't work as intended so we couldn't use the cooler bags on them which would have been nice instead of using the large cooler. We rented an umbrella and snorkel gear across the street which was super convenient. We loved sitting on the deck and feeling the ocean breeze and hearing the waves crash. We even saw whales every day right from the balcony and got some good video of them surfacing. It's perfect location to not get blasted by the setting sun but still enough of angle to watch the sunset every night. Seriously the location of this unit is perfect! We didn't really use any of the hotel amenities as we were on the beach every day, so don't really have any opinions on the pool, gym or other things they offer. COCKROACHES :( Place not completely clean. Waaaay outdated :( Furniture are very old and wearout. Uncomfortable mattress, stained old bedding. Windows and drapery all dirty, rusted and falling apart :( Kitchen: rusted kitchen utensils, bad quality cooking spoons and knives, they do not even provide the essentials! salt & pepper, olive oil, sugar and coffee would be nice. Too little laundry detergent. The place does not look like in the pictures showed online. The pool is nice but it doesn't look clean. It is like being at home. The bed is so comfortable in RK 309 and the condo's are quiet with beautiful views of the ocean and neighboring islands. It is so nice being able to go shop at Costco and Walmart on the way in and have a full kitchen to cook meals. Jacelyn was so great and so personable.She is a beautiful reflection of Aloha! We particularly enjoyed the deck although it was very small and lacked a lounge chair. The room itself is original furnishings and fixtures. There is no upgraded sinks or kitchen. No granite but rather Formica. The supplies were relatively nonexistent. I used napkins for coffee filters until I made it to the store where I bought dishwashing liquid, soap, washing machine soap, paper towels, trash bags, 2 beach chairs, an umbrella, bags of ice and bottled water.
