Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

If you are visiting the big island, I would recommend night snorkeling with the Manta rays- it is an unforgettable experience!! The Saltwater pool is a bonus, and our 4 YO granddaughter thoroughly enjoyed it. The sunsets are incredible and include a nightly Conch shell serenade from some of the guests. We loved the salt water pool right beside the ocean, and the atrium and water fountain in the middle with all the birds singing their beautiful songs. The property description was accurate, arrival and departure instructions were straight forward, Knutson & Assoc were great to work with, and we would definitely recommend this property to others. We did however, find the cleaning to be a bit sub par. Housekeeping should pay more attention to the details/high traffic areas (e.g. door knobs and light switches and surrounding areas). We found the kitchen to be very functional, the living area had lots of space, and the bathroom, especially the spacious shower, was great! Having the Kona Trolley/shuttle bus stops right in front of the complex was very handy as well. We spent a lot of our time out on the lanai, enjoying the birds' songs, and watching for whales - and yes we saw some! We very much enjoyed our week at #330 Casa de Emdeko!" The kitchen well equipped. The bed was very uncomfortable. A 4-inch-thick piece of multi-purpose foam was used for a topper and too soft producing sweat and we rolled to the middle. As mentioned by others, the outside lights at night lit up the bedroom like noon time. After a mostly sleepless first night we removed the foam piece, remade the bed, it was comfortable! We had to cover the bedroom window blinds with towels to darken the room at night. The Tv was about 20 feet away from the couch and initially we had to raise the volume, so we decided to move the couch 6-8 feet towards the TV and that made all of the difference solving the TV viewing and loudness problems. We put the large old bed foam piece, behind the couch during our stay. The washer and dryer were a plus as the complex pay machines were very old looking. No beach stuff, coolers, umbrellas, snorkeling equipment etc. The air conditioning was a plus. BTW: during the night the bed without the foam pad was cooler, just used the ceiling fan. The TV had a good picture but no Element remote control, just the Spectrum remote. Our Fire Stick was useless, no other HDMI ports were available. There were no usb outlets so bring your own. The balcony was wonderful for early morning coffee and breakfast as well as an afternoon drink or dinner later. We spent a lot of time here. The beach area was nice for relaxing and viewing the sunsets as was the saltwater pool. There were continuous internet interruptions with warnings on our Ios units saying the connection was not safe. Our MS laptop just disconnected, regularly. Virus scans showed no breaches but be cautious anyway. The unit was very clean and the outdoor deck space was large and offered a fantastic ocean view. We did not encounter any problems and the rental through Knutson and Associates was seamless. It was also nice to have a code for the door instead of carrying keys with us. We had a couple of issues and Knutson was very prompt in responding. The condo had plenty of kitchen items for the 2 of us. There were also 2 of the camp style chairs to use at the beach. The bedroom has a new kind sized mattress and the bed is comfortable although the fitted sheet didn’t fit well and kept coming off. There were plenty of towels and beach towels. The one negative I would say is the bedroom windows face the outdoor hallways and the blinds do let in a lot of light at night so if you need a dark room, this may be an issue but it seems that many units in the complex are the same." The only cons were that my husband and I found the mattress to be too soft (and I tend to like softer mattresses) and that the sun hits the lanai in the morning through early afternoon so it was rather hot to sit out on until later in the day. The drying rack in the shower was lovely for hanging swimsuits to dry. I LOVE the salt water pool which allowed me to swim seaside without the danger of pounding surf. This trip for me was all about scuba diving each morning. In the afternoons I lounged in private beach and swimming area. In the evenings lots of socializing near the beach. Mostly adults rather than a bunch of screaming, noisy kids. I will return to the Big Island and I will try my best to rent Casa De Emdeko 330!" Immaculate housekeeping, kitchen had everything, bathroom well updated, plenty of towels, etc. The one significant drawback for this very nice unit is that while it has a great view and the best, most inviting, and comfortable lanai furniture, it has full sun until afternoon, which means it's not possible to even enjoy breakfast or coffee or read on the lanai. Such an easy fix would be the pull down screens that many units on the sunny side have. Top rating to Knutson as a management company in general and for the immediate weekend response and repair when we were briefly locked out. All in all a very pleasant stay." There is some extra furniture on the lanai - more than in photo, which makes it a bit more cramped. Also need to mention the storage locker outside the front door - there is a ton of beach equipment to use, which is a fantastic addition! We found the complex clean, quiet, and lovely. The location was perfect for us, with great beaches nearby. My son enjoyed the saltwater pool in the evening, and the fresh water pool area was nice also. There is a really nice community area with big Weber grills. Unfortunately, it could take 2 days to cook your food...really slow grills, so plan accordingly. " Aug 29, 2017 - Laurie H., Belmont, NA "over priced renters beware. for the price, the unit could of been better. overall the complex was nice. lights not working because someone turned out light bulbs. which someone should of checked. light switches that didn't turn anything on. other light switches that were upside down. the fridge door opened into the small kitchen, instead of someone taking the time to switch the door around. the air conditioning seemed stale smelling. the unit is connected to a main system so you do not have your individual air. you share air. had to fight with the screen door on the lanai, constantly falling off the track. the speakers on the stereo would not work. didn't get the music to work until day 5 of our weeks vacation. maintenance guy didn't even try to fix the stereo. he could barely change a light bulb. i had to fix the speakers. the wires to the speakers were oxidized and had to be cleaned. there was only one extra roll of toilet paper. we ran out and i was told to go down and take some from the bathroom down by the pool or go buy some. finally they brought some to us after a hassle. the 2 of the 3 remotes needed new batteries. the table cloth on the table on the lanai was stained, couldn't tell if it was permanent or just wasn't cleaned. two red stains on the ceiling above the couch, blood? don't know. could use a new couch. it sags in the middle and is uncomfortable. i was promised possibly a partial refund of the cleaning deposit, never received. renters beware. the management company acted like i was a nuisance." The unit was redone this year as stated in the details they provide. The pics are exactly what you see, clean and comfortable. It's totally suited our needs. Knutson and Asscs provided us with a mobile ap for total convenience to check in and out, etc. They also had emailed on a couple occasions in ensure we were satisfied and if we needed anything further. I will definitely be rebooking either here or with other of their affordable properties they manage. Customer service was exceptional and appreciated. I have stayed in Hostels which were less cluttered and dirty. Others commented on the condo being worn down, but it was worse than that. There was clutter everywhere; every surface was full of stuff (books, papers, misc decorations, etc.). Every closet also had stuff in it; the bedroom closet had extra lamps and other things. The bathroom closet was completely unusable as it was packed full. The décor, kitchenware, and furniture looked as if it had not been updated since the 90’s. It was awfully dirty too, when we arrived there was a dead cockroach in the light over the bathroom sink & later in the week we saw another live cockroach in the kitchen. I contacted the management company about the cockroach and about the toilet which was continually filling, stopping, and then refilling again. They sent someone to remove the dead cockroach, unfortunately whoever came to clean it removed the light and let all the dirt, dust, and debris from inside the light fall all over the sink AND they didn’t clean it up. Therefore, when we got back for the day there was gross stuff all over the sink. In response to the constantly running toilet, they told us to just remove the back and try to make sure it was closing... As your vacation rental tenant should I have to remove the back of the toilet and fix your toilet multiple times a day? Anyway, it wasn’t the chain catching because the flapper would close and the filling would stop, but two hours later it would start running again even if we hadn’t used it which to me more sounds like a slow leak and something a plumber should be called in to fix. It felt more like I was stepping into someone’s dirty house than a vacation rental. We had planned to check out on Friday, but I just couldn’t take it anymore and we left on Thursday and went to stay in the Marriott (which we loved by the way) in downtown Kona. The dishwasher went out the first week and wasn't repaired for over a week. The stove required constant cleaning and we were unsuccessful in getting it clean. The refrigerator is rusting. There should be a larger "hole" in the kitchen (remove cabinets above the sink) to view the scenery. The wicker furniture in the living room was dusty underneath. The elevator was useless.
