Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

It truly made our trip extra special. However, we wanted to share a few thoughts that might be helpful for future families planning their stay. To begin with, we assumed that being in unit 210 meant we would be on the second floor or what they call “top floor” in the ad, but we were surprised to discover it was actually four flights up. While we managed just fine, we think it's important for families with young children or older members to be aware of this ahead of time so they can plan accordingly. Inside the unit, there were a couple of areas we felt could use some improvement to make the stay even more comfortable. For example, we would have loved to have night lights in both bathrooms for those late-night trips! Additionally, we noticed the lack of a first aid kit, which would have been a handy amenity to have. And even though basic pantry items are listed as provided, we didn't find things like salt, pepper, and cooking oil on hand, which would have been really useful for our family meals. We also felt the decor, while charming, could benefit from a bit more coordination to really capture the authentic Hawaiian/Polynesian spirit we were hoping for. We think a few more unique, locally-inspired touches (and perhaps removing some of the more generic decor) could really enhance the overall atmosphere and make it feel even more special. In terms of maintenance, we noticed that some of the appliances and fixtures seemed a bit dated. A little updating or repair in these areas could go a long way in elevating the experience for guests. We appreciate that the property management encourages positive feedback, but we believe it's important for future visitors to have a realistic understanding of what to expect. We spent three weeks in the Pineapple Kona Express condo and we were very comfortable and content. This is an older condo with no elevator(everything has to be hauled up three flights) on the third floor and fully equipped. It has older, totally functioning appliances and bathrooms and is in a very quiet building with a spectacular view from the lanai, where we spent all of our time when we were “at home”. These 40-50 year old condos are very common on the big island and Maui. We knew what to expect and this condo was better than we expected. Just not fancy. The view overlooks the ninth T box of the Kona Country club and the Outrigger Kona and the ocean in the distance. Whales whales whales! Every day we saw whales. Take binoculars with you. The condo development is very small and seemed to have a lot of full time residents. The condo manager was a great guy who worked hard to keep everything tidy. The lovely pool was in the forefront of our view and was always very clean and quiet. The only negatives have really nothing to do with the condo. The location is way off the beaten path. You won’t be walking to Kona. Everything you do will be in a car. This suited us as we walked around the neighbourhood and played a lot of golf (at Kona Country club). We could walk to the closest KTA grocery store as well, though it meant walking along the busy Alii Drive. And of course, very few good beaches at this end of Kona. It’s about 1 1/2 hour drive to Spencer Beach for a safe, gentle beach. The booking company-Knutson and Assoc-was very easy to deal with. We had only a few minor issues and they dealt with them quickly. And responded to my texts very quickly. If your focus is restful rejuvenation, golf, or access to the harbour for snorkeling trips, etc., this condo is for you! Not sure about the Murphy bed, tho. The stairs are a good reminder to be mindful, to not overpack (there's laundry in the unit), and to be grateful you can still do the stairs! The condo had what we needed to cook our meals, eat them comfortably, and do the dishes. the owners have thoughtfully provided A/C which wasn't necessarily needed every night - but was sure appreciated when needed. Comfortable beds - including the murphy bed with handy screens for making a private space at night. Clean, comfortable and easy to be there. You cannot beat the ocean view. It's so lovely to watch it, and the golfers on the 9th hole of the Kona Country Club teeing off. Friendly, quiet place. Nice pool. Easy to walk down to several beaches and to the boat harbor. There's a fun weekly farmers market with food, crafts and music at the Outrigger down the road. Easy access to shopping, groceries, restaurants, and to golf. We really enjoyed the place. Out of the four buildings at Akahi, this building sits further back, giving this particular top floor unit the best view of the entire complex. Yes, there are lots of stairs, but it didn't bother us. It is very tastefully decorated with a blend of modern and traditional Hawaiian décor. It was super clean. It didn’t come with any spices or supplies in the kitchen but was otherwise very well equipped. They supply a roll of toilet paper and some hotel sized toiletries in each bathroom, but if you are staying for any length of time, you will need to bring your own. The management company sent us the odd text to check in on us which was convenient since we had a small issue with the toilet in one of the bathrooms. They promptly sent a repairman over to fix it. The location isn’t in town and about a mile walk to the closest shopping centre. I knew this and personally like the location of this complex, as it is conveniently located between Historic Kailua town, coffee country and the wonderful snorkeling at Honaunau. Shopping is close by Quiet and private Cons: None! BUT This particular unit has lots of stairs to negotiate, so if mobility or stair climbing is an issue for you, be aware of the stairs. There was a very nice grocery close with wonderful fresh produce and seafood to get what we needed for meals. Would definitely stay again. And yes you climb stairs up to the 3rd story where baby geckos greet you before scurrying away. We really liked the location; we like to walk and found it was a 15 minute (1/2 mile) walk down to Keauhou Bay (hint - Google doesn’t know about the shortcut path south of building 1) and the public shoreline trail by the Sheraton. The shopping center up the highway is also walkable-great grocery store and ice cream shop (plus restaurants we didn’t manage to try). It was a short drive to popular Kona beaches, and easy to get on the main north/south highway. We lived on the lanai- ate breakfast, lunch and dinner, read, watched sunsets, golfers and birds. Utilized the binoculars and reference books (birds, fishes, plants, etc). And really appreciated the beach bag, towels and chairs, and the cooler for our day trips. The pool and grounds were well maintained and it was a friendly complex. The kitchen was fairly well equipped. Was pleasantly surprised the knives were sharp. Be aware the black pottery dishes are stamped something like “will get very hot in microwave” and it means it! We will recommend this to friends, and would definitely stay here again." The view was gorgeous, the steps to the "eagele's nest" forbidding for elders who can't climb stairs. Fortunately we can manage 35 steps but we couldn't invite friends over. We liked that it was a "home" with a little warmth and personalization. But it is an old property with all that means in Hawaii (damp smell, poor water pressure, sticky doors and windows, no air conditioning in the summer, uncomfortable furniture). The bed was very nice and the baths well remodeled although designed for tall people (I couldn't see in the mirrors). All in all it was a very nice location. We would not return, however, as my husband likes to have an exercise room and a pool bigger than the "kiddie" size on the property." But once we had the doors and windows all open and the fans going it cooled right down. Found it hard to figure out which building was ours as there is no obvious signage from the parking lot. And while the app is an interesting feature, it only worked on my iPad which was useless since the info we needed was in a file that required wifi. The new update made that info accessible without wifi, but that came after we spent 20mins trying to find the lock box code. Also wasn't aware of the 4 flights of stairs we had to hike to get to our door. This all said, the beautiful tropical flower oasis behind our building and the AMAZING view from the lanai added to the wonderful charm of this rental. Some dishes and cutlery (specifically the knives in the chopping block) were not very clean when we arrived, but we left them cleaner. Note to people over 5 foot 2...don't get dressed in the bedroom or the bathrooms with the fan on, it hurts. The latch on the screen door for the lanai broke and Blake sent someone out right away to fix it, the only way we knew they had been there was because the door was locked when we came home. Very efficient. The Keauhou mall is right close by and has a great grocery store with reasonable prices and Sam Choys restaurant with really good food...highly recommend the Mac Nut chicken!"
