The $200 deposit made at the time of booking is non refundable after the booking is made. Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

Kona Reef is an awesome property. It is our third time staying there and we love the A and D buildings because of how close they are to the water. The lanai is magical. As soon as you step onto it, the stress melts off. Would happily stay there again. "

"Kona Reef with incredible views from lanai
We absolutely loved it because of the lanai overlooking an excellent surf spot. surfers and boogie boarders every morning and night with big waves. The interior decorating was unusual to say the least but we found it interesting and enjoyed ourselves very much. We had a little trouble with the tv but that is because we are somewhat clueless about controls, streaming etc. "

"Negative Wow is all I have to say
D23 (a penthouse? With no elevator to get you to the unit) husband was in Motorcycle accident & it was difficult.
WOW, is really all I can say. You 100% pay for the view. The unit was pretty clean (see issues further down) but very strange. The orient visits estate sales then goes to Ross (yes, I looked & please at least remove the “clearance” price tags!) then goes to Walmart for LOTS of not pretty fake flowers. The bedroom has a 4 poster bed w/tied back “curtains” & more plastic ivy-the room is tiny w/all bed. The TV is in the closet on top of trunks that are on top of a small rattan dresser. I’m sorry but this is NOT WORTH $2500 for 8 days.
Even the mirrors had cheap childlike fish stickers on them where they were aging & changing colors. Dang, I need to stop but come on-rethink this place in paradise!! Pricing is ridiculous! BUT, it was fairly clean, unless if you have a dust allergy, the plastic flowers/plants & ion fan will set you off (never cleaned??). This is the 2nd time we were on the Big Island & were disappointed with the VBROs we rented, what’s going on? Do you care about your rental properties? Then actually ask for a 5 star review. Come on..."

"Vacation in Paradise
We stayed at Kona Reef D32 for two weeks in January and February 2025. The location is wonderful and the views are spectacular. We enjoyed the comfortable lanai and were able to watch the happenings on the ocean up close, including many sightings of whales. The only issue we had was with the air conditioner which had a circuit breaker tripped and then a leak of the unit. Kona Reef is in a great location, just a couple of blocks to the shops and restaurants of Kailua-Kona. D32 was clean and comfortable. The property management was responsive to the AC issues and were addressed promptly. I would recommend this condo for a couple and for future stays."

"Wonderful ocean Front Condo!
I’ve stayed at Kona Reef several times and this is the best condo I’ve ever stayed at! It’s very comfortable, clean, modernized, the bedroom is cozy, the kitchen and bathroom well-equipped. The lanai, however, is the best part! The chairs are very comfortable and the location is awesome! Watching and hearing the waves crash, plus watching the surfers and an occasional whale sighting make drinking morning coffee and evening drinks out there the highlight of the stay! The property managers were excellent and checked in with me through text a couple of times during our stay to make sure all was going well. Check-in instructions were very clear and condo instructions were very well laid out. I love Kona Reef and D-32 was an absolute gem!!"

"Dream vacation
This was our first trip to Hawaii and we fell in love. The condo was excellent in terms of location and setup. The bed sucks but we were in Hawaii so I would have slept on the floor. My husband is an electrician by trade and is already looking to the future and wanting to contribute to Hawaii and ask permission to come aboard. Thank you so much for allowing us to experience the island, we will never forget it and we hold so much respect in our heart to the Hawaiian people who call such a paradise home. The location of this condo complex sits one block from downtown Kona. The condo is ocean front and on top floor so is quiet. The lanai has a gorgeous view and the pool area is small but very comfortable. The condo itself, unfortunately, is in need of a complete overhaul from old frayed towels and incomplete kitchenware to all the furnishings which are run down and old. Lamps were taped to stay intact, furniture all mismatched and nothing appeared updated from original build of condo. Beautiful setting but the condo left much to be desired. "

"A quaint apartment with a stunning view.
We stayed in this apartment for a week; apartment is a good size for my 11 year old, my husband and myself. The best features for this apartment are definitely the stunning view of the ocean from the balcony and convenient location. We are frequent visitors to Kailua-Kona as my son & his family live here. We also like the location and units at Kona Reef. This year, my fiance and I made it "official" and decided on an ocean front unit for our was perfect!! So perfect in fact that we actually have a framed picture of the entry to the living room and view hanging in our house as a reminder of what a wonderful time we had and how much we enjoyed the unit. It is clean, has everything you need and above-all for us a nice firm bed for a comfortable night's sleep. Loved it and will be back. "

The unit is right on the ocean and the views and sounds are unbeatable. The unit may be a bit small if you had four people stay as there is a lot a furniture in the small unit. We have stayed at Kona Reef may times and enjoyed each visit. Common area is well maintained and just enough rules to make it fun. The location of this unit is perfect for walking to downtown Kona. The beach next door offers easy access and the amenities at Kona Reef are excellent. This unit was comfortable for the two of us. The oceanfront view was very pretty esp watching the sunset. The dishes displayed in the photo are not in the apartment. In fact there were 2 mix-matched wine glasses, 1 champagne glass and older glass dishes. The bed is extremely firm and takes up the entire bedroom. We couldn't use the outlets because the nightstands are squeezed in the space and cannot move. Not much closet space due a dresser and tv in there. The bedroom faces the front hallway, small window up above therefore no airflow and noisy. For the price, the apt could use updating. There was also a homeless person parked across from the parking lot every night who's car alarm went off for a long time in the early morning hour. "

"You get what you pay for.
I have stayed in numerous condos and never staying in one so scantly supplied. Their kitchen has no basic supplied other than salt and pepper. Other units I have stayed in had seasonings, aluminum foil, a few baggies, coffee, sugar, etc, and this unit was bare of basic essentials. There seemed to also be a short in the kitchen light switch. Additionally, the dish washer smelled SO bad; we had to run it before we could even put in any dishes ... couldn't stand the smell long enough to load."

"Love the upgrades!
This was our second year in D32. Annie really spruced the condo up with new furniture including lanai table and chairs. New light fixtures, too.
We love the location. You don’t really need a car. When we aren’t sitting on the lanai we walk to the beach next door. Then a short walk to to the bars and restaurants. Perfect!"

"Awesome Ocean View
The view and sound of the ocean can't be beat. Having a cooler, chairs, beach towels and snorkel gear for the beach was great. The flea market and restaurants are within walking distance and the pool area is nice. Decor in the condo has seen better days though. The chandeliers are corroded, missing pieces, and dirty on top of that. Pillows in living room smell and need to be replaced. Kitchen has supplies to make a meal, but no real sparkles in there either. Place just needs a refresh job to get back to it's glory days. I would go back, nice bedroom plenty of storage in the closet and the flooring is really cool. "

This complex was very nice, well maintained area with beautiful pool and covered BBQ area.Located easy walking distance to all restaurants on ocean. Condo itself had everything you need, air conditioning though we found we had plenty of breeze. The washer and dryer was very handy. The unit itself has not been updated so compared to others we have visited this lacks those amenties (granite countertops, newer appliances, etc.) BUT the view and location are incredible. "

"Great location, nice view, but...
Pros: Great location, view from unit directly overlooks the ocean with wonderful sunsets. Nice large lani with big table.
Cons: Tired condo which appears to not have been renovated since it was built, probably in the 70s. The decor is, how shall I say, funky. But I knew that when looking at the posted pictures so nothing to complain about. The owners like red, and chandeliers (there are 4, 2 in the living area, one in the bathroom (!), and one in the bedroom). The unit was overall "surface" clean, but other parts need a thorough cleaning. The tower floor fan intake is coated with dust, and the lampshades/chandeliers are rust coated and could be replaced. Doorknobs are oxidized to green and the dishrack could use a good cleaning. Ate all of our meals outside one the lani.
Other: Bed is king-size, nice, and has a firm mattress.
Given the other properties I stayed at on my visit to Hawaii I would give this 5 stars for location, but only 3 stars overall otherwise as anything higher would be a dis-service to the other properties."

"Beautiful unit with a waterfront view, very close to the action!
We had a lovely time; the apartment is very well equipped, including extensive beach gear. The balcony is very private, with a beautiful beach view. We left the screen doors open the whole time we were inside, to enjoy the ocean breeze and surf sounds. All the Kona beachfront restaurants and shops are in easy walking distance. The owners were very attentive and always responded quickly and positively to our inquiries."

"Great view off balcony...
The management company changed our accommodations and we feel that this was an inferior property. The furniture looked dated and mismatched. Dishwasher and notebinder gunky/rusty. Clean bedroom and bath. Would have preferred no red lace tablecloths and fewer artificial plants. Ate our meals outside on the balcony!"

"Amazing
Over all stay was good. Condo could use some upgrades. Tub was clogged had to fix that for the tub to drain. Pull out bed is old and mattress is very uncomfortable had to put it on the floor. Good thing by the time we went to bed we where so exhausted it didn't really matter haha. But always a spectacular view over all would defiantly rent from this owner again."

Great romantic getaway! Clean as was the whole complex. This condo is a very short stroll into town and the farmers market, and close to the water as you could get! Even enjoyed watching yellow tangs swimming in the waves from the lanai. "

My stay here was amazing. I stay at the Kona Reef every time I come here. I love the sunsets so I always get the ocean front. I spend almost 80 percent of my time on the lani when I'm at the condo. The ocean breezes are perfect. I stayed during the 4th of July and it was in the high eighty's and did not have the need for the A/C. I like sleeping on the sofa bed for the southing sounds and cool ocean air but I will agree with a review I read earlier, yes that sofa bed needs to be replaced. Still an amazing unit. Has every thing you need. Home away form home. Great complex as well. Nice clean pool. Thank you Annie for accepting me. "

"Kona reef unit D32
We arrived for a two week stay and found some owner neglect issues. Several light bulbs burned out, dirty floor, broken hinge on one vanity door, missing tv remote in the bedroom, living room tv picture with lines running through it, hole in screen door, broken coffee grinder, top of fridge dirty, bottle caps on floor in corner of living room. Get the picture? We called the property management company rep and he was able to get most of the issues taken care of. The owner installed a new tv and bought a new remote for the bedroom tv but had the gall to tell us we would be charged $10 if the remote could not be found. I was able to locate the missing remote under the bed along with a lot of dirt. Like I said, this unit suffers from owner neglect. "

"Location is beautiful.
We have been lucky enough to have had many stays on the island, this was our least was very sparsely supplied. One tiny hotel bar of soup in the bathroom,a couple quarter filled containers (that didn't work) of hand soaps,couple of towels for a week.i Absolutely bare in the kitchen. and no other amenities. You needed to go out and buy everything right off the start."

"Great Location
This condo, Kona Reef D32, is wonderfully located. As promised, it is feet from the tide pools and surf below, with a beautiful view and one of Kona's pocket beaches not far to the south. There are dozens of eating and shopping places to the north. The condo itself is part of an older property, Kona Reef, which generally is fine, very authentic older Hawaii, with a nice pool and spa area.
The owner has decorated with great flair, and used mirrors to give a feeling of spaciousness to a small unit. The mirrors work well, the decor less so. The furniture in the bedroom is bulky, lots of silk plants, and must be hard to clean around. Finding outlets was a challenge, and there are too many extension cords for comfort.
And don't expect many ADA type aids--there are no safety bars in the shower, for instance, and the elevator stops a half a floor below the fourth floor, leaving 10 or 12 steps to wrestle up with luggage. Pack light if you stay here.
Booking and service overlapped for us among the owner, VRBO (which charged a hefty booking fee), and Knutson management, which takes care of cleaning and providing keys. We felt pretty much on our own so far as getting in and leaving, and never actually met either the owner or the manager, although the woman at the agency was helpful. It all worked, however. You sign a lease with all the normal warnings and caveats.
All in all we had a great week in Kona and enjoyed where we were. D32 will grow on you, and you can't beat the views and location. "

"Ocean front with great location
We thoroughly enjoyed our stay at Annie's condo. The
Condo is waterfront so not only did we enjoy hearing the ocean we viewed amazing views out on the lanai. We were very comfortable as Annie has well appointed the condo with amenities. The kitchen has nice with working appliances and we ate most of our meals in. It's in a great location and and we walked on foot to nice shops and restraunts. There's a great farmers market where we got our fruits, veggies, etc. Annie has all beach gear and We used the cooler, and chairs at the beach. The Kona reef grounds has a nice barbecue area, pool and grass area near the water. We so appereciated our stay. Thank you Annie!"

"Excellent view, central location
The property is exactly as description, clean and with new air con and dishwasher. We didn't use air con, both of living room and bedroom are not hot. I recommend the property for those who stay in Kailua-Kona. But next time I prefer to stay in Waicoloa.
Near the Kona Reef Hotel there is a cafe Huggos On The Rock wit live music (5 minutes walking). The kitchen is closed at 9pm."

"Awesome view! Awesome location!
We were looking for a great location with a view, and that is exactly what we got! This unit is direct oceanfront. The view and sounds of the waves sitting on the lanai is wonderful. The location is great! We walked to shopping and dining. It is one block to all of the activity of the village. There are a number of beaches very close by, one of which is pretty much right next door. The property manager is very responsive and professional, and will make sure your stay is great!"

Within easy walking distance of plenty of restaurants and bars. A terrace with lovely sea and sunset views. Thoughtfully equipped to include some beach stuff, plastic picnic boxes, lots of kitchen stuff, a washer dryer. Fun decor throughput. The whole complex is well maintained and clean, and the pool was warm, with a decent number of loungers. All In, a good holiday home. To make things even better, a safe would have been nice."

Owners have thought of every travelers needs. They definitely had you covered with all the amenities (beach supplies, coffee grinder, you name it). Loved it. Nine days of paradise. Almost reach out the balcony to the ocean and sleep to the sounds of waves with tropic winds. How cool is that!"

"What a View of Paradise
We stayed for 6 days in the Kona Reef D32 condo. The view is fantastic! We simply used the overhead fans and left the door on the lanai open for the natural breeze. Since it's very close to town, it's easy to go to the farmer's market for delicious fresh fruit and vegetables and Kona has lots of cool shops and restaurants to enjoy. Very comfortable place to stay."

"Great location, Unit a little tired
Positives:
- great location, walking distance to most of the stores and restaurants in Kailua-Lona.
- Condo building has a nice pool and hot tub. Great place to be after a long flight from the mainland.
- absolutely awesome view of the ocean. beautiful breeze from lanai. We saw whales and other sea life.
Negatives:
- Maintenance- broken drawers, broken shower door, old kitchen appliances, etc.
- Small condo with inefficient layout. The dresser and TV are in the closet which limits space.
- Furniture is not super comfortable.
Conclusion:
Awaesome location and view, but there are probably better units in this same condo development.

We really liked this unit. Great location, spacious and comfortable and very well equipped - decent. knives good pots and thoughtful extras like binoculars. The whole complex was clean and well maintained. A couple of small things - screens in bedroom window need a good clean and you'll want to upgrade bathroom light/ fan combo soon - kinda noisy. But we had a great stay here. "

"Nice View Property & Conveniently Located in Kona
The property is within easy walking distance to plenty of good restaurants and shopping. The view from the deck is great, and the location was close enough to the beach that the sounds of the surf was always heard which was nice. The size of the unit was on the small side, especially the bedroom. The king size bed was great, but it consumed the bedroom. The bedroom closet was crammed with owner "stuff" which left little room for storing our vacation clothes. We had to leave our suitcases in the living area which was inconvenient. The unit needs some serious updating. The management company was very responsive when we complained of cigarette smoke coming from an adjacent lanai. Overall, I would recommend the property to others who want to enjoy being located right at the beach and enjoy some fabulous sunsets."

"Fabulous ocean view
Kona Reef is an excellent location -easy walk to town but right on the ocean. D32 has a fabulous view- we spent most of the time either on the lanai. The sound of the surf was the most relaxing part. The kitchen was especially well stocked for cooking. I think all the 1-bedrooms in Kona Reef have a noise issue since the bedroom is in the back by the walkways. If the bedroom windows are open, you tend to hear a lot of noise in the mornings. Also has snorkel gear and beach toys. "

"Fantastic Location with Spectacular seascapes
This is a great location with sensational views from the 3rd floor! The roar of the ocean, beautiful sunsets, sea turtles with a great swimming pool make this a wonderful location. An easy sort walk to the village for any number of restaurants and shops. The unit was well equipped with all we needed including condiments, etc. Excellent communication with the owner. We loved it."

"What a View!
Unit D32 at the Kona Reef is a great deal for your holiday. The private lanai with an absolutely fantastic view and the in-room washer and dryer were worth the price alone. Being up on the 3rd floor made a huge difference in how private things felt. The bed was comfy, the appliances worked great, and the local property manager was extremely helpful. The decor wasn't to my taste, but who cares, it's not my house and we didn't spend our days in the unit anyway. You won't be disappointed."

Rental was equipped with snorkel gear & beach chairs & beach towels which we utilized to snorkel @ Kahalu"u Beach[just 4 miles South of rental] to view sea turtles & tropical fish.
The Lanai is right on the beach which was very enjoyable.
The Royal Kona is just a 5 minute walk north of the condo. We partook of their luau & lunch @ beachside restaurant.
In fact many restaurants easily walkable from the condo[20 minutes].
The pool & jacuzzi were top notch @ the condo.
We enjoyed the washer/dryer @ the condo. Nice to return home with clean clothes.
I would definitely rent again if I return to the Big Island.
The condo complex is very quiet @ nite; conducive to a good night sleep"

"Honeymooners hideaway!
We had a fantastic time at Kona Reef. The unit was charming, with unique décor and a breathtaking view that could not be beat! Every morning, we ate breakfast on the balcony and watched dolphins leaping in the ocean directly in front of us. The pool was a great spot for lounging, watching the surf, and beating the afternoon heat. Restaurants and shops were an easy five minute walk from home, with amazing snorkeling beaches and other fun activities galore. It was the perfect home base for our honeymoon stay and we'd highly recommend this unit. Quiet, cozy, perfect. There was a misunderstanding on my part regarding our scheduled date of departure, and the owners could not have been more kind and gracious about it. Thank you for an experience to remember!"
