Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

Another reviewer mentioned the lack of welcome goodies we have come to expect on other visits to other condos, but apart from that, I really cant fault Condo 5202. It is not a party place with folks yelling, and carrying on. It is quiet and the grounds are beautiful. Loved the pool. This condo is right on the ocean and the lanai is the perfect spot to watch the glorious sunsets. It was clean, well furnished(not that cheap uncomfortable rattan stuff) and had all the water toys i.e. beach chairs, fins, snorkels, umbrellas, coolers etc. the bed was very comfortable. My only complaint was that the condo was hot in September. The outside temps were around 88 and the inside temp was 84 during the day and dropped to 77 in the early morning. I was aware this condo had no A/C. Most days there were no trade winds which is unusual. There were lots of fans and and i had then all on. Knutson responded promptly(they are so pleasant) to My asking for a standing fan within about 4 hours i got one even though it was after hours. That helped as it was tall enough to blow air at bed height. One cannot control the weather and i eventually got used to it. If you are heat sensitive, this is something you will have to consider if you are coming in September. Likely the rest of the year would be fine. Other than that i would highly recommend this condo and this rental group. I have stayed in this complex before and i always enjoy the experience. BTW, it would be nice to have a welcome gift upon arrival, box of chocolates or pineapple etc. Always had that before. Mahalo nui loa for a perfect, quiet, truly Hawaiian experience." There are so many fishes that it's like you swim in the aquarium. It's also shallow and safe if it's not high tide. There is one tip to use the washer machine. You have to wait for a while before the water is filled in after pressing the button. Initially I thought the washer machine has problem. I found the place on airbnb, but when searching the reviews of the place name, I find the booking link in the Knutson & Associates Property. It's a couple of hundreds cheaper than booking through airbnb for one week. I took the risk to book from the Knutson & Associates Property website directly and luckily it turns out it's a smooth experience." It’s in the last building in the complex which is private and the lanai is spacious. There are two major drawbacks that will prevent us from returning. First, there is no AC in the unit. This was not specifically called out in the listing and we had stayed in another unit earlier in the year that had it. I falsely assumed. In the winter months it may not be an issue but in July and August the experience was grueling and we had to turn all the fans on which was noisy. Also, the building wasn’t built with the best insulation and you can very clearly hear the neighbors. Thumping feet, dragging furniture, screaming kids. It was almost unbearable. It would be my recommendation to install AC and contact the property upstairs to install proper padding on furniture feet and to ask for their guest’s consideration of the neighbors below. We kept the large sliding glass doors open all day. Then we would close the screens at night to keep the bugs out. Being able to see and hear the ocean was the absolute best! I have tons of pictures of the waves crashing into the lava rock. There were a few issues about the place, but Blake at Knutson & Associates replied quickly and things were resolved. It was nice having someone so close to handle any issues. I mentioned to him about the plastic trash can breaking and within a few hours there was a new one sitting at the front door. I felt really good about our stay there, and would do so again in a heartbeat! The location is good as well. You close enough to Kona to see everything there, but can travel to see the northern and southern sights of the west side of the island. It’s a drive to the Hilo side but it is for everyone no matter which side you stay on. Your also close enough to Costco and Safeway for groceries. The condo is a 25 minute drive from the airport. This was nice when flying in and out. The grounds at the resort were well kept. There is a great tide pool just north of the condo, and fabulous snorkeling on the other side at Kahalulu beach park. We also saw frequent rainbows in the morning and amazing sunsets at night!" When you first walk in the condo, you are greeted with gorgeous views of the Pacific Ocean through a wall of windows. Open those windows and hear the waves crashing majestically against the coast. The sunsets are spectacular from this large lanai. We eat almost every meal looking out there at the colorful sunsets, so relaxing and memorable. Every view from this condo is picture perfect, inside and out. The two bedroom condo is beautifully decorated with a Hawaiian motif. You will sit in the most comfortable sofa and chair in the living room and slumber in a Sleep Number bed in the master and your guests and you will view a lush garden from bedroom number two. Plenty of closet space is available in both the bedrooms and hallways. In the kitchen, you will want for no utensil: plates, cups, you have it all. All appliances-stove,oven, microwave, fridge, washer and dryer work superbly and the water pressure and temperature is fantastic. All beach and snorkel gear is provided as well. You won’t have to bring much and you won’t have to buy much at Long‘s, except for your personal items, like sunscreen. Other plusses -the complex is quiet, beautifully landscaped and about a two minute walk to the north is a cove where you can wade in the water and possibly see some sea turtles. Up the coast are the most beautiful beaches on the big Island. This location is super convenient-close to shopping, restaurants and town, and yet quiet and private. The beds in the second bedroom were a little small but comfortable - I was told. Bed in master bedroom very hard - ironing board firmness we found sleeping difficult. Kitchen well stocked but missing kettle and teapot and only 2 burners worked. We enjoyed the amenities of the resort - pool tennis etc and found the grounds beautiful and well kept. The unit was nice and clean unfortunately two things about the condo was very disappointing. The photo of the balcony shows a nice table and chairs but that’s not what is on the balcony. What is on the balcony is an uncomfortable high top table and the king size bed was very very uncomfortable. Over all we did have a nice stay." We thoroughly enjoyed our stay in Hawaii. The location of the condo was fabulous. Close to family dining and fine. You are literally a stones throw from the water!! There is this amazing splash that happens right in front of you. We spent so much time out on the balcony. Full kitchen! No AC but honestly the winds cool you down. Only issue we had was some bugs in the kitchen , house keepers also didn’t do best job prior to arrival. I believe Inwoukd stay again. I like condos , wife likes resorts. Value of this place was amazing! I do k ow that there some people I know that could not stay here because of bugs but it’s Hawaii they probably couldn’t go at all. Unit was poorly maintained (missing towel bars in bathrooms, & others about to fall off, missing toilet paper holder, many unrepaired screw/nail holes, interior needs repainting; showers have permanent grime; dust bunnies in washer/dryer enclosure and behind furniture). Advanced age of unit is evident. Much useless "stuff" (e.g., decorative pillows, furniture, nick-nacks, etc) in all closets and some drawers, leaving limited space for guests' belongings. Nowhere to put any toiletries in master shower enclosure except on floor, and shower head permanently aimed at severe diagonal angle, requiring contortions to get all body parts in water. Loved hearing the surf at night and also sitting on the balcony watching the waves come in -- terrific spot, and one of the nicest in the whole development since the building is at the far end! Property was clean and well equipped. Appreciated some initial supplies on hand, and also availability of soap, detergent, sponge. Would be useful to provide info on local shops, Safeway, restaurants. Lots nearby but took us a bit to discover it! No directions on site for use of TV or music and could not figure them out -- some guidance would be helpful. Similarly guidance on what to recycle and where useful if one is not from Hawaii. Problems with drains in both bathrooms -- this is something that should be monitored regularly. Towel racks in master bath were loose (one fell off and broke) -- again not a big deal but cosmetic touchups would enhance the place. Primary concern was bugs and occasional cockroach in kitchen -- I know this is Hawaii, but better bug traps and advice on how to manage would be helpful. Just needed to be very attentive to keeping the kitchen clean! Despite these things we had a great vacation and liked the place a lot, and would highly recommend it -- could just use a bit more attention from the owner for guests. We could hardly move ourselves off the was just so wonderful looking out over the ocean. A very comfortable suite...very well equipped with lovely Hawaiian decor. Really enjoyed our stay here. The comlex grounds are like a tropical park..very well kept and clean. Very nice pool also well maintained and clean. Easy to get to the shops in Kona and the Keauhou Shopping Center is literally walking distance and has good restaurants, a grocery store, drugstore, and interesting shops galore. Blake was great to work with. Very much appreciate him taking my call right away when I had questions after we first arrived. Very professional and a seamless rental process.
