CANCELLATION POLICY: Cancellations made ninety (90) days or more prior to arrival shall not be responsible for the final balance of the reservation. The $200 deposit made at the time of booking is non refundable after the booking is made. Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

The condo had everything we needed, we especially appreciated the insuite laundry. The lani was wonderful for a view of the garden and ocean. The property was immaculately maintained and being on the ocean was great. Knutson was great with all details regarding arrival etc and contacting us during our stay for any questions. On our arrival there was broken glass on the bench top next to the oven and also on the floor next to the oven. Our biggest complaint is that we had no kettle, it was a tedious job boiling water on the stove top. The bathroom was well presented and clean. The Floors also were clean. The lounge was not particularly comfortable. The Lanai chairs and table were not easy for dining because it was difficult to move the chairs close to the table. We had an ocean view from our lanai, and the AC and fans kept us comfortable in the Hawaii heat and humidity. The grounds were stunning and immaculately maintained. There were hibiscus and plumeria everywhere. We enjoyed both pools, especially the oceanfront salt water pool. Other: While the bathroom has been nicely redone, wouldn't call the shower "spectacular" -- it's nice but VERY small. Like the double sinks. Not so Good: Furniture (living room & lanai) is dated & good use thorough cleaning and it's not the most comfortable. Bedroom is pretty small/confining -- would be better if it didn't have the 4 poster frame & queen rather than king would give more space to move around. Wouldn't describe the location as in "the heart of Kailua-Kona" ... it's an ok location but far away from the heart of tourist area with restaurants, shops, etc. Overall: Adequate & the price was right; would we stay here again -- not sure." The condo was very clean and included everything we needed to sleep, have beach time, relax and cook meals. I appreciated the beach chairs, towels, cooler and especially the snorkel gear. We had a maintenance issue which was resolved the next day. The one thing I had an issue with was the parking. My daughter and I pretty much had our days planned out. We would leave earlier in the morning and then come back maybe around 7:30 pm. We could never find a place to park in the gated area. I'm sure most of the guests live in those condos, but it just seemed like no one ever left and there was never a spot to park inside the gated area. We always had to park outside the gated area. I'm not sure how that can be resolved (maybe designated parking stalls marked with room #) but I just wanted to let you know. We are looking forward to a future trip back to Kona!!
