The $200 deposit made at the time of booking is non refundable after the booking is made. Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

Close enough to town to walk anywhere/eat anywhere. Far enough away that you're not hearing the bars from your own balcony. Super private balcony that is RIGHT on the ocean for the perfect white noise. I also dried a lot of my laundry out there and nothing was blown at all. We took advantage of the stocked water sports cupboard and the blender! We love having a place to cook and everything was easy to use and worked very well." The unit was clean and surprisingly well-stocked with kitchen utensils and handy items that often are not left - coffee filters, Tupperware, sandwich bags. There was also a closet with beach chairs, sunscreen, fins, hats, etc. Extra towels and linens are also provided. Of note, toiletry sets and toilet paper were provided but minimal; would recommend bringing your own. There were a couple minor maintenance projects (closet door, slider, misaligned cabinet doors) that could be addressed but didn’t really impact our stay. Location is fantastic! Walkable to Royal Kona hotel and several restaurants and shops nearby. Honl’s Beach is adjacent to the property and is small and uncrowded (we didn’t spend much time there). Management company provided clear instructions and checked in with us on the day of check in and departure to see if there was anything we needed. The BBQ area with 3 tables was great and we enjoyed 2 dinners there. There are usually 4 nice BBQ's but they were all broken. They brought in 2 smaller ones that worked out fine to share. Good location that was walkable downtown and many restaurants. Our unit had almost everything we needed, from a coffee maker to an ice chest. They also had beach chairs and binoculars. Cons Stairs had to be navigated every time even though they have elevators. We stayed in Unit B26 which faced due west. This was great until around 3pm when the sun was directly in our face. It made the room not only very hot but impossible to enjoy the lanai. There was only one place to sit at a table in our unit and it became unusable from 3pm to sunset. We could never have dinner or happy hour on our lanai. When I went to plug in a cord behind our bed, I realized there was only a waterproof cover over the mattress before the bottom sheet. This did not seem at all pleasant to us so we had to remake the bed and put the bedspread/blanket under the bottom sheet. All the shops and restaurants on Ali'i Drive (downtown Kona) were within walking distance from the Kona Reef property so if you have a rental car during your stay there is no need to pay for parking downtown. The beach amenities were also a pleasant surprise, we definitely took advantage of the beach chairs when going to places like Kua Bay beach (highly recommend, go early!). And this is the second time when I have booked a place it’s accepted BUT accepted for a date that’s different than what you had booked. In other words, I booked it from Thursday to Monday. When you book it on VRBO The property owners or management need to accept the booking. When they accepted it, they changed the date to Sunday and did not tell me. So Sunday arrives and they ask us to leave. I told him I’d booked it until Monday and they said no “we accepted it only until Sunday”. No explanation no apology. They just told us to “get out and to find a hotel”. Because finding a hotel on a long weekend on a popular destination is just so easy. When we got to the hotel, there were five other families that had the same situation happened to them. It’s always with Vrbo. So I don’t think I’ll be using them again and not a single word from these people after they kick us out which is pretty strange I get it. They realize they made a mistake, but they won’t fess up to it. When I contacted VRBO, they just told me the property managers have the ability to change the date as suits them best. But at least they could do is tell me that the only accepted it a day short so I could find somewhere else to be." Time for the owners to replace the noisy old thing. If you have mobility issues, be aware that the elevator is 1/2 floor off from the units in the building. We would love to return to Kona Reef D-26. This is an amazing place you would stay on the island. It’s only 5 min walk to Kona Town and it’s next to the little Honl’s beach where you can relax on the send listening to the surf and tropical birds. Unit#D26 is very clean and has everything for your happy stay and joyful vacation: the comfortable King size bed, kitchenware, washer/drier, AC and the balcony with spectacular view! Oh, the balcony is probably the best part of the condo I would stay all day and night ) The sunsets were stunning and picturesque. We loved to observe starts and a full moon on the night sky. At mornings we enjoyed watching tropical yellow fishes in the curling turquoise waves, dolphins and whales! Yes, you may see whales just from the balcony during this time of the year. Overall, this cozy oceanfront condo is the great place to stay. It’s only one thing I would recommend the owner is to add more decorations in the leaving room to make it more fashionable. The elevator does not go to any level where you dont have to take stairs. Very odd to have to lift luggage up or down eight stairs to get to the level you were on. Also the AC which was great, the outdoor condenser was on the lanai and it blows right at where you sit. So when its time to go on the lanai just turn off the 2 units and its not an issue. The condo didnt need them on for a hour or two while you sat out there and watched the view. FYI, binoculars were there to which i loved. The highlight of the condo is the deck: On the second floor of the building it seemed to be only about 20 feet away from the rocks that the wave was crashing on: the view was beautiful, the sound of the crashing waves was relaxing, and the deck had two chaise lounges as well as a pub-height table and chair set that was high enough so as to provide views that were not obstructed by the deck's metal railing. Other things we loved: only a 5-minute walk to the southern edge of the main town; two powerful AC units (one in the living room and one in the bedroom) that did such a good job of keeping the place cool that most of the time we kept one unit turned off; walk-in shower had a fixed showerhead and a handheld one; living room TV had built-in Roku go five us access to all our streaming services (Prime, Hulu, MAX, etc.) while the bedroom TV had cable; kitchen had great supplies (including a rice maker, crockpot, blender, coffee maker, etc.); the bed was very comfortable and the place was very quiet (we are light sleepers, and we slept solidly every night); the covered parking structure (which meant our black Avis rental stayed cool) ; mgmt asked us if there was anything we needed and I mentioned that we could use a couple of coozies and dishrack for the items that we hand-washed each day (i.e. the blender)....and within 24 hours they sent over a 4-pack of coozies and drainboard; we also made use of the swimming pool and the chaise lounges on the grass area next to the crashing waves, and we took the included Tommy Bahama chairs and snorkeling gear to a couple of the beaches." It is "on the beach" and the views are unmatched by most of the more expensive resort properties. With a western view, you have spectacular sunsets just about every evening. Every night, the sunset is celebrated with a Hawaiian conch blowing ceremony on the beach behind the condo. Mornings and evenings, you have surfers and boogie boarders riding the waves which at times during our stay were up to 12 feet high. We loved our stay and will definitely consider a return visit. The unit has been very tastefully remodeled and is comfortable for two people. Parking is free and we always found a spot on the upper level which is closest to the unit. The air in the living room was not working when we arrived but Knutson got it working again quickly and bought a new floor fan for us to use while repairs were being made. The unit is well stocked in the kitchen and everything worked fine. Kona Reef was built in the 1970's so the units are not large or lavish but we were very happy with our stay. Two downsides: 1.although not on the street, the bedroom is streetside so we heard some noise. 2. No recycling can supplied 3. I had to remove trash on the last day, and it wasn't easy to find. Wandered all over the property even when trying to follow signs. Ended up DRIVING down and to the far end to put it away. For the fees we pay, we shouldn't have to take out the trash.
