CANCELLATION POLICY: Cancellations made ninety (90) days or more prior to arrival shall not be responsible for the final balance of the reservation. The $200 deposit made at the time of booking is non refundable after the booking is made. Cancellations of less than ninety (90) days prior to arrival shall forfeit the entire rent and excise tax (less cleaning fees) unless we are able to re-rent the property. Refunds on any forfeiture will be issued the dollar value the unit is re-rented for during the same dates as the canceled reservation. There is no refund for early departure or no shows.

"Weekend Getaway
We walked in and WOW!!! What a beautiful place, and the bed was so comfortable. The kitchen was the perfect size also and it had everything we needed. We had a view of the swimming pool so we sat out on the lanai and enjoyed our coffee. Some suggestions I would like to make, the locked boxes upon check in should be arranged in numerical order and better marked, it was a little cumbersome searching for our room number. Next I would make brighter signage with the step downs going to the parking lot, it’s quite a step down . "

"Great January Stay
The condo was in a great location and we enjoyed our stay. The place was prepped and cleaned and there was great communication with Knutson Property Management. We enjoyed the lanai and it was very quiet as the pool was hardly used. We would stay again!"

"Updated and in a great location
The location was great for having access to multiple places to eat and shop. There isn't really any beach access, but you will be able to walk to most anywhere in downtown Kona. There is a problem with unsheltered people in the location. The condo was well furnished and clean. It was nice to have 2 bathrooms. The pics online make it appear a bit larger than it actually is/felt. There is a fair amount of "extra" furniture. The outside area is really nice to have and the kitchen was well stocked. It is an older building that has been added/redone to add some nice conveniences, like A/C. Locating the keys to get in and the parking were a bit confusing, but we figured it out. Island Lava Java and Geicko Girls -you cannot miss. They were excellent. I would recommend this condo to friends and family. "

"Such a Great Location!
We spent over a week in this property and enjoyed our stay. Some portions of the condo are dated, but overall it was clean, well-kept, and well-stocked. The property was very secure and most key locations to visit on Ali'i Drive were within walking distance. We would definitely stay here again!!"

"Best Downtown Kona Stay!!!
Our family of 4 stayed in #208 from July 9-17th. We have stayed at neighboring condos downtown and this is by far the best one! Clean, well equipped with everything you need for a Hawaii stay and so spacious! The AC works perfectly, there's plenty of sleeping space, an incredibly comfortable recliner and the washer and dryer in the unit is so convenient. Did I mention that there are two bathrooms?!? The lanai is lovely and you can hear the ocean waves crashing while overlooking the huge pool. A short elevator ride lets you out onto Alii Dr. To our left is Lava Java our favorite breakfast spot and Gecko Girls shave ice that is a great end to a hot day and you can watch people play volleyball. Walk to the right and visit the farmers market for fresh fruit and veggies and of course the other downtown shops. The condos location is perfect to walk to all the shops or even walk to King Kam beach as parking is limited and you have to pay for parking everywhere downtown. This is our first time staying at the Kona Alii, but our third time renting a place with Knutson & Associates. They are communicative, informative, and their rentals are clean! We are so appreciative that they were able to accommodate a late checkout for us. We don't bother with VRBO or Airbnb when visiting Kona, Knutson & Associates is reasonably priced and they don't tack on outrageous fees. We will continue to rent from their available rentals in the future because they have exceeded our expectations each time and make our time in Kona easy, convenient and memorable! "

"Awesome stay!
Fantastic location right across from the beach. We loved the partial ocean view and hearing the waves. The place has everything and then some. Boogie boards, snorkels, fins, beach chairs, beach towels! Kitchen had all we needed to make all our meals. Plenty of comfortable seating and lots of space. Office area was great if you have to work. Appreciate the communication and warm welcome. "

"Downtown Kailua Apartment
Kona Alii building is well situated to downtown Kona. It feels safe and secure. The apartment is somewhat worn and several items didn't work. Here's a punch list for Knutson Management: 1. Master bath light doesn't work. 2. No trash bags. 3. No obvious trash/recycle instructions. I had to go hunting for info. (I could have missed it, but it should also be listed in the "entering the unit" instructions AND near the trash can.) 4. No coffee filters for the coffee maker. Really? 5. Fold out sofa mattress was terrible! Our son slept on the sofa instead. 6. Broken/missing blinds. 7. Hinges need oiled! (esp. MBr and common bathroom). Very noisy when others are sleeping. 8. Cranky neighbor next door (not Knutson's issue).
I would have called to complain/ask questions, but we checked in late on a Friday night and were out vacationing Saturday day. The super asked for emergencies only during quiet hours. It was well situated for the downtown, mostly functional and safe. The pool looked nice, but we didn't use it. Next time I would try staying somewhere else in Kailua-Kona."

"Great Kona site
Wonderful stay. The Condo had everything we needed - so nice to have a washer and dryer included. Right in town and across the street to the water! Easy walking to a variety of restaurants and shops. The Condo itself was spacious and comfortable - nice sized pool with little use! We could sit at the pool and hear the waves across the street. Beaches were easily drivable.
A little confusing finding the keys etc for entry, but a nice resident showed us the ropes and after that, no problems."

"Perfect Location!
We stayed at Kona Alii 208 in early May and had a wonderful time! The condo met all of our needs perfectly! Check in and out was a breeze. The dedicated parking spot was easy to access and so helpful with our rental car. But... we didn’t need our rental car within Kona because the condo is right in the center of Kona and walkable to great restaurants, night life and shopping- even a daily farmers market with great produce right next door!! We used our car for the grocery store and to drive to beaches up the Kohala Coast. We found the condo to be comfortable, clean and well stocked. The bed was very comfortable. The pool and grounds are beautiful and the lanai gives you a peakaboo view of the ocean. We will stay at Kona Alii 208 again and you should check it out too! "

"Great location and spacious living space
Unit was large and spacious, clean. The only two issues we had was they only give you one building key. I was staying here with my sister, so we basically had to be together at all times or if one of us left, the other couldn’t without some coordination with getting back into the building. They really should give two building keys AND two unit keys. Also, the pull our sofa bed is so worn and uncomfortable that you cannot sleep on it. My sister had to just sleep on the couch. Everything else about the unit was great. "

We had a great stay just before Thanksgiving. The condo is well equipped and located giving easy access to shopping, restaurants and bars. Our focus was snorkelling and sight seeing; parking was easy. Its a good well maintained complex with clean pool and bbq area."
