Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

Had issues with the toilet in the second bathroom not flushing and found a dirty spoon under the bed in the third bedroom wrapped in a dirty wash cloth. We stayed 7 days in 309 island Princess. It was so wonderful. Beach front! Beautiful views from the living room and master bedroom. We had so much fun. I would highley recommend this place. Beds were so comfortable. The only suggestion I would make would be to add some more kitchen items. We cooked every night and I know some go out to eat. I don’t like getting ready after a long day on the beach. We wanted to maximize our time on the beach. So I would suggest a spaghetti pot, more frying pans, a casserole dish and new knives. Other than that it had everything else you needed. We even left some left over Tupperware for the condo. We had a lot and ate the next day with left overs for lunch. Saved so much money. The condo had a vacuum and broom to help keep sand at bay. Everything was clean and towels were supplied. I hope you enjoy your vacation as much as we did. We will be back. I don’t think we will ever stay off the beach again. The condo was plenty spacious for our family. Having the beach chair service included in our stay was fantastic and so worth it! The beach service guys catch a lot of flack from customers and don’t get enough credit for their hard work keeping families happy and accommodated. My only complaint was that I did find some unswept trash under the furniture but visible, the master bedroom mirror was covered with dust and the ceiling fans are very dusty and dirty. One day the water was shut off for a couple hours for repairs by the HOA and then the next day pest control came by to do routine bug spraying. We were called ahead of time about the water but not notified about the bug spray. I later found that i was emailed regarding the bug spraying but who is reading emails on vacation? It wasn’t a huge inconvenience so I’m not complaining. Outside of that, our stay was amazing and we were very pleased!! Would definitely recommend this condo! Overall we were happy with our stay. The location is perfect and you can't beat th ocean view from the balcony. There were a few issues that came up. The hot water isn't very good and runs out quickly. Also, the floors were pretty dirty from th moment we got there. There was a roach in the kitchen but the biggest issue was the sliding doors leading to the balcony. We couldn't figure out how to close them completely and it made the condo extremely muggy and uncomfortable! Even though there were some issues it was still a fun stay for our family! Also the customer service was phenomenal. The company also does a great job of communicating and updating you. Probably better than anyone I have ever dealt with. I know these are things that happen but you would think that housekeeping would address them between stays. Next time we would choose a unit away from the pool as the kids were swimming and squeezing until 11:00 at night and we weren't able to get in the hot tub for all the kids in it. This is no fault of the management. We arrived at 5 minutes after the office closed and one of the staff reopened the office so we didn't have to return the next day ... thank you for that thoughtful consideration!!! We appreciated it. We arrived after business hours and it was easy to access our keys from the locked box. Condo was nice and our week long vacation was wonderful. Pros of Unit 309 of Island Princess...Nicely decorated with understated tropical decor. Comfortable furniture...Large bedrooms...Well appointed kitchen. A minor glitch with internet service was quickly resolved. Our 6 ft 6 inch sixteen year old had plenty of room in the queen bedroom and the shower heighth worked for him as well. Kitchen was outfitted with all we needed. We used a service called to pick up and deliver our groceries for us before we arrived.. WONDERFUL service! Cons --1-0 Unit 309 is directly over outside pool. There is a wonderful gulf view but balcony is not a good place to relax until after 11pm when the pool closes. We also kept our drapes closed for privacy. 2- Islander Princess has only one way to the beach from the led through the pool and there was a back up going to and from beach---not an issue unless there is a thunderstorm. Kind of a nuisance going through pool area. 3--Beach attendants...we had no issues with the attendants. Wes and Luke were very helpful and professional. We did not like that umbrellas were touching each other and that you had to "force" your way through if you were on second row and wanted to get in the water. Second "rowers" also have no view of the gulf. 4---Central elevator was very slow and had no fan or ac....not a deal breaker for us. We were extremely satisfied and look forward to booking through Shorey and Brooks again." We have stayed at many different condos in the gulf area( mainly Destin) but will definitely be returning here. Check in process was easy, as was the check out. The little " extras" were very nice- we took advantage of the golfing and the movie rentals( great for the late nights with kids) We arrived around 10, and were able to check in by noon, - loved that! While waiting we were able to access the beach and pool so our first day was thoroughly enjoyed too. This third floor location was perfect for us- beautiful views of the beach, and able to watch the older kids at the pool and hot tub while our little guy napped. Had read some negative reviews of the beach staff, but out experience was fabulous! I talked to the guys the first day we were there and gave them the dates we were staying, our beach chairs were set up in about the same place all week long- I never had to wait in lines to grab a spot. My only complaint was that the floor was dirty. I normally wouldn't have known, but I have a baby that was crawling and within minutes his knees and feet were black from the dirt.
