We have central A/C, free secured Wifi, free parking, washer/dryer and beach gear for your use. Open living room with amazing views and dinning room with seating for 6. Large wrap lanai has 2 loungers and also table seating for 4. Master bedroom has a king bed, flat screen tv and on suite master bath. Guest bedroom has a queen bed and a guest bathroom next to bedroom.
The Vista Waikoloa is centrally located within the Waikoloa Beach Resort and offers spacious condominiums with fairway and ocean views of beautiful Anaeho'omalu Bay. Enjoy easy walking access to shops and restaurants at the Kings' Shops, Queen's Marketplace, Hilton Waikoloa and the Marriott. All guests have free use of the Vista Waikoloa Recreation Center which includes a heated lap pool, two hot tubs, a large pavilion with gas BBQ's, a business center with WIFI and a fitness room.

Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"A perfect place to stay on the big island
We would DEFINITELY stay here again! We love the Waikoloa beach resort area and this was a great unit. Vista Waikoloa is a beautiful, well-maintained property, perfectly located close to the King's shops, A Bay, the Marriott and the Hilton. Our unit B-206 was clean, quiet, spacious, had everything and more, with beautiful views from inside and from the wrap-around patio. The décor was a hint dated yet charming. The kitchen had everything. The second bedroom had a louvered divider wall from the main living space, so slightly less privacy, and the window needed a black-out curtain for early morning as it faces directly east. The floors were very solid, so we nearly never heard anyone upstairs, and we also didn't worry about making noise ourselves (in 2023 we stayed just up the street at the Shores at Waikoloa, and although a slightly nicer property and unit, noise was an issue). Ceiling fans throughout meant we didn't use the A/C very much, especially with the nice 2nd floor breeze. Plenty of parking and the pool and gym were nice. Michelle with KOHALA COAST PROPERTIES was very accessible, professional and friendly when 2 tiny questions came up. A first-class company to deal with. Of the 6 or so condo properties in Waikoloa Beach, I know we made an excellent choice!!! "

"Hawaiian Christmas Getaway
We spent Christmas week 2023 at this property. It is lovely, clean, spacious, quiet and comfortable. We especially enjoyed the wrap around lanai; it faces mostly west so it is shady and cool in the mornings and frames a beautiful sunset in the evenings. This property has the best equipped kitchen I've seen in 10 years of renting VRBO's; no need to cook in stages because there weren't enough pans or serving dishes. This kitchen had everything our family cooks needed. The property is well positioned to take advantage of the local pub, the Hilton resort and the Marriott Christmas buffet. We used the pool, hot tub and outdoor grills with great enjoyment. Best of all, everything worked. We highly recommend this property."

The location of Vista B206 is great and the view from the large lanai was a nice feature. However, the condition of the unit is generally tired and is need of a fresh makeover. During our stay, there was also an ant problem in the kitchen that we had to deal with throughout our stay. "

"Hawaiian Family Christmas
The condo was just as described. The Kitchen was well stocked with everything that you would need. The grilling area was great. We never visited the pool because we went to Mauna Lani Beach Club with my sisters family. So the location was great only a 10 minute drive. The condo was clean, the beds were comfortable. Could maybe use some new pillows. Slept on the pull out couch and was comfortable. Bathrooms were a great size. Even tho the condo is right by the street, you could not hear a lot of traffic. Short walk to the shops. When ever I called Michelle, she answered and was very pleasant and answered all my questions. The Christmas lights on the palm tree was a nice touch. I will definitely stay her again. It was my first time to Hawaii and I'm pretty sure I will come again. My sister and son stayed for 3 adults there was plenty of room"
