Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Well Stocked. Great Location. Very Helpful Management.
The reviews we read mentioned that there were very few kitchen, laundry, and bathroom supplies available. Well, they certainly rectified that complaint. It was better stocked than any unit we have rented in the past 20 years. The quality of the furnishings was high, the quality of kitchen tools, the pots and pans, dishes, utensils was very good (The one plastic measuring cup however leaks and needs replacing). There are a number of things I would suggest need fixing or replacing. The door on the washing machine hits the door hiding the washer/dryer. The washing machine needs to be shifted to the left. Plumbing repair is needed for the shower in the second bathroom. The shower does not work because the valve controlling the shower/tub does not stay in the shower position. The grout in the second bathroom floor is coming loose. The beds need replacing. Assuming these issues are corrected, we would not hesitate to rent this unit again. "

"The Villas is a great place to stay while visiting the Big Island
This was our second stay at the Villas. We love the location, the shopping mall in walking distance, the pools, the maintenance of and the nice people throughout the property. It's quiet and peaceful. My only suggestion would be to provide more supplies in the villa itself. Our first rental several years ago provided enough supplies like toilet paper, Kleenex, kitchen cleaning supplies, etc. to last our entire stay. Villa M2 was very skimpy. We ran low a few days after our arrival. Besides that it was a nice place to stay and we will choose the Villas again. "

"Waikoloa Beach Villas
Amazing stay in M2 at Waikoloa Beach Villas. Very good communication from the beginning from the rental team and Michelle. We were kindly allowed an early check in which was great. The unit is beautiful. It was very clean and everything you need is there. Great to have the use of beach chairs, coolers and an umbrella. The lanai looks out over the golf course and gives a very quiet and peaceful feel. Having air conditioning was great. The location is great, very close to shops and good restaurants and a short walk to a beautiful to beach and larger hotels. We had the perfect stay and would not hesitate to recommend and cannot wait to visit again."

"Waikoloa Beach Villas
We stayed in unit M-2 for a week. It is a very nice ground floor unit in a quiet and convenient location overlooking the golf course. It’s near a pool and a short walk to the property gate and Queens Shops across the street. We were able to choose from various walking routes each morning and finished up with coffee at Starbucks. Our unit had very comfortable furniture and the kitchen was well equipped. We’ll be back! "

I love the Waikoloa Beach Villa complex. It is close to the shops and the beach. The pools and common areas are very nice. This was our second time staying in M-2. Pros: Unit was very clean, had plenty of bath & beach towels, a new washer, comfortable bed, coolers & other beach items available, basic supplies provided, plenty of dishes, pans & cutlery. Cons: Lanai furniture - Two chairs were broken when we arrived but the management company replaced them within a couple days. However the other 2 chairs and the table are, in my opinion, in fair condition. Need to watch the clothes dryer as it does not cycle and shut off. Overall a good unit and I would stay there again."

"November 2019 Enjoyable Family stay
My husband and I and our adult daughter enjoyed a 9 night stay in this lovely 1st floor 2 bedroom/2 bathroom condo with a lanai looking out to the Waikoloa Beach Golf Course. It was peaceful & quiet. The villas are centrally located within the resort within walking distance of 2 shopping centers offering boutique & art shops to Macy's, several restaurants and coffee shops and entertainment, including a pricey "luxury" cinema with new releases. Would recommend grocery shopping outside the resort.(Costco is convenient & close to the airport - also Walmart, KTA or Foodland nearby). The condo is nicely appointed with fully equipped kitchen and modern appliances and washer & dryer providing for a very comfortable stay. A barbeque is not on the lanai but is conveniently located within a few steps by the lovely pool area and adjacent well equipped exercise room. There are many lovely paths to walk throughout the resort and the lovely sand beach at Anaeho'omalu Bay is within walking distance. We went for a sunrise walk to this beach and were treated to turtles easily sighted near shore in the clear water. We spent most of our time doing day trips around the island as there is so much to see and do and such diversity. We found the location of the condo very convenient and comfortable as a home base for day trips - many beautiful beaches within a few miles to the north. We enjoyed a day driving through Waimea across ranch land to waterfalls and gardens continuing south to Hilo and circling back home. Another day to Volcano National Park and a day south to South Point (we saw a Sailfish caught by local fishermen off the cliff!) and hiking (or catching a 4 wheel ride) to Papakolea Green Sand Beach. Renting a car is essential and a garage with beach gear is located just in front of the condo. I would highly recommend this condo and look forward to a return visit."

"Ironman World Championship vacation
We had a communication issue on check in but it was quickly resolved and more then made up for in the end. The location of this unit is nice. Great shopping and beaches close by. Unit could use some updating in master bath shower floor and laundry facilities (washer makes your clothes smell musty and the dryer stays on without shutting off). The linens could also use updates. If you just need bare bones unit then this is a nice one. Does not have a lot of the amenities left in others like it, but if you don’t need spices, coffee etc. then it’s a good find. Unit was very quiet the majority of the time we stayed. On our last night the upstairs neighbors made some noise with scraping chairs on their floor but it’s minimal. Good location, basic rental unit with garage."

"Lovely, quiet
We arrived late and couldn't get into the garage. Then we noticed a garage door opener and used that. They just needed to put a battery in the code box? Got into the condo right away with a code just for us at the front door and it was easy. We were right on the golf course. In the garage we used their coolers and chairs and umbrellas and they had snorkeling gear. The home itself was very pretty and I love a comfortable bed. They had a TV in the living area and the bedroom on Spectrum, so my husband could watch the Dodgers. They also had beach towels, but had our own. Lovely place in a beautiful area of the island."

"Convenient property but needs some repairs
We stayed here for a conference and it was much cheaper than booking a hotel. The property is conveniently located near the shops and within walking distance of the Marriott where our conference was being held. Some of the sheets in the master bedroom didn't seem to be cleaned properly, and there were a few issues with repairs that need to be done on the unit: broken outlet on the kitchen counter near the toaster, broken screen door latch. Other than that, the stay was great! There was also spare snorkeling equipment in the garage, which was nice!"

"Amazing Villa
We had a great time in the Big Island. This by far is one of the best vacation our family had. I have to say that our expectation were not high. We try not to expect much to not be disappointed when we reserve rentals. This unit had it all, it was very clean, had everything we needed for the beach and the perfect space. It was a very comfortable unit and well decor. I will recommend this unit to everyone that wants to stay in waikoloa village. It even has a backyard which is very open overlooking at a Golf Course. It doesn't feel like a condo is more like a home. Also, a special Thank You to Michelle for making the process easy and having the best service, she was wonderful. "

"2015 Summer Experience
The location is great, and the grounds are kept well. Our unit was nice looking & equipped. Two things they should take care of: replace bath towels (some were stained); door to washer/dryer constantly off tract. Approached by Property Manager at pool & was asked to remove larger swim rafts (which we did). He returned a 2nd time shortly later & gave us absurd stmt of having only 2 people per unit @ a time at pool, when we were just having fun associating w/another family there on vacation! A 2 bedroom unit allows up to 6 people, but only 2 at a time can be at the pool??? Mgr. strayed away from that line quickly when we asked to see it in writing. He apologized & left, however aloha spirit lacking by that individual & we've had better experiences elsewhere on the Big Island. "

"Dangerous Condition, nightmare vacation
The owner positioned heavy drinking glasses directly over the stove top. A glass fell out and caused a minor crack in the glass stove top. Luckily nobody was injured, but now the owner is claiming nearly $1,000 for replacing the entire stove top. There was no rubber border to the stove top, and no warning of how delicate it was. WATCH OUT FOR THESE GUYS!!"

"Comfortable Home Away From Home
Spotless upon arrival. Well supplied with kitchen items, linens, even beach towels. Felt like having a second home. Close to pool. Golf Course view. Lock box system for entry worked well. Entire property non-smoking, a big plus. Minor glitch with TV and internet were resolved quickly. WiFi a bit slow, but okay. Our guests, a couple, stayed in the smaller bedroom and said more drawers are needed; only a few in one end table. Overall very favorable place to stay and would stay again if ever in need of a place at Waikoloa. "

"Waikoloa Vacation
We were very pleased with the location of the condo, it was right across the street from a good mall for shopping and just a few minute walk away from the beach.The condo it self was perfect for two couples and we would like to bring our two boy's back with us one day, it was well equipped and had several beach chairs, umbrellas, and coolers even some decent snorkel gear. The grounds were well looked after and the pool area was incredible, the only draw back was no BBQ on the deck but the one by the pool worked well enough to get us through. The most important thing about our stay at the condo is the service we received from Michelle, see looked after everything that came up and allowed us to have a simply amazing vacation!! Mahalo Mike"
