Our home has amazing views of Mauna Kea.
Our home has a large lanai for outdoor dining with a gas grill, vaulted ceilings, custom cabinets, quartz kitchen and bath counters. Kohler plumbing fixtures, Jenn-Air stainless steel appliances and a gas cook-top. A large master suite with an outdoor tropical shower and large deep tub. 2 guest bedrooms with a full guest bath to share. Guest bedroom has a desk for a working vacation. Large open kitchen, dining and living room for quality family time. Throughout our home is amazing artwork displayed for all to enjoy.
Nearby shops, cafes, bars, galleries and restaurants located at the Queens Market Place and The Kings Shops. Also enjoy fun in the sun at the nearby beach Anaehoomalu Bay. Also, right next to Ainamalu is the King’s Course for the best golfing. To come in this brand-new development in the near future is the private on-site club Ainamalu Oasis.

Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Our Favorite Spot in Hawaii
We had the pleasure of staying at this lovely new modern home. We enjoyed grilling and eating dinner on the lanai overlooking Mauna Kea and the beautiful landscaped yard. The original artwork is so impressive and the furnishings have a great Hawaiian feel. This home can accommodate three couples comfortably in the three bedrooms and two bathrooms. The location is great for nearby golf courses, beaches, restaurants and hiking trails. Everyday we enjoyed using the Hilton pool pass with free parking. We loved all the amenities of the Hilton Resort without staying in a small hotel room. We will definitely rent again next year. "

"Waikoloa hollyday
We spent godd times there. Dishwasher poor, you can't load it full or you have to wash the dishes by hands after. The oven is not heating properly or I don't understnd how it works. I removed a pan by hand without gloves when it was supposed to be at 475. I compete the cooking on the BBQ outside."

"Beautiful house
We enjoyed our stay at this beautiful house but unfortunately we were disappointed with the cleanliness of the house. The floor was dirty enough that we had to wear slippers in the house while many of the dishes still had food stuck on them. Other than that, it's a beautiful, well appointed house in a convenient area. We'd stay here again on our next visit to the Big Island."

"New home with beautiful backyard
Pros : clean , new , peaceful and quite neighborhood with large and well maintained lawn. Enjoyed sitting outside under the covered lanai drinking coffee every morning before jogging around the neighborhood. Their are boogie boards, beach towels, beach chairs, beach umbrellas, umbrellas which we found to be very helpful Good supplies of mugs, glasses, plates, bowls.. we didn’t cook but there are enough pots and pans if you want to cook although the knives are quite dull Washer and dryer always come handy. You can park your car inside the garage. Clean beddings, comfortable pillows The house is clean except for inside the refrigerator Cons: can’t really walk to restaurants or groceries but if you have a car it’s not a big deal. No amenities such as swimming pool or fitness center since it’s a new development. High cleaning fee. Overall it’s a very pleasant stay for a rental, and keep in mind I’m more like a hotel/ resort kinda of person and I’m picky so do not hesitate to book if you’re looking for a rental place. Suggestion: for longer stay, management should provide enough supplies such as paper towels, detergent, toilet paper etc.. we had a 5 night stay and if we cooked, It would be a hassle to run to the store to get more supplies "

"Paradise abounds
Ainamalu 29 was an amazing property. The home and amenities were incredible. No detail was left out. The home was comfortable for every age in our family. Spending time in the yards made the stay even more perfect. Michelle, the property manager, was there to assist us at our every turn including checking in on us to see if we needed anything. I would recommend this home to anyone at any any age. It was that fabulous. We hope to be back very soon. Mahalo. "

We couldn’t have stayed in a better place! The house is spacious, sunny, and tastefully decorated. The backyard views of Mauna Kea and Mauna Loa can’t be beat. Conveniently located in Waikola Resort, restaurants, beaches, shopping, movie theatre, and a grocery store are a quick 5 minute bike ride away. I will never stay anywhere else because we felt so spoiled staying here. "
