The complex is located in the best area of the entire Waikoloa Beach Resort, in walking distances to the King Shops, the A Bay Beach, and the Queens Marketplace. You can walk to Starbuck's in the morning, go to the beach in the afternoon, or take an evening stroll to one of the many fine restaurants or under the stars from our villa. The villa is located on the top floor in the best and most private area of the Waikoloa Beach Villas complex, right on the golf course with spectacular views of the lakes, the golf course, the Kohala mountains, Mauna Kea and the Island of Maui.
Pure luxury is the appropriate term to describe this upscale condo, with designer furniture, wood work trimmed ceilings, large windows, travertine floors, upgraded carpeting, etc. NEW Central Air conditioning and tropical ceiling fans are located throughout. This luxury villa has almost $150,000 in upgrades and furnishings above and beyond standard villa here. It is one of the premier property here in the Beach Villas. Upgrades abound, with wall art, sculptures, designer furniture, CARPET, etc.
The large gourmet kitchen is almost twice the size of standard, and nicely appointed with stainless steel appliances, granite counters, large island, wine cooler, comfortable counter seating for entertaining guests, etc. The dining area is conveniently located next to the kitchen, with a large beautiful round table, designer chairs and stunning sideboard, tropical wall art and sculptures. Pets Not Allowed You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement. If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment. CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period. WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking. Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations. Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. For more information please visit Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make. If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution.. Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.
*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation. No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or, Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

"Nice unit but with some issues
The Pros:
The 3rd floor unit itself was quiet and decorated nicely with high end upgrades, had a lovely big kitchen, had comfortable furnishings (loved the couch), was located right across from Queens Marketplace, had an elevator, and included a wonderful balcony/lanai with outdoor grill overlooking the golf course.
The Cons:
The unit was not near either pool (long walk) and we never could figure out if there was a workout room in the complex (no map was give, we could not locate one, and staff onsite did not seem to know).
On-site staff was not friendly and overly rigid. We parked our car and were taking our luggage to the unit (literally had been there 5 minutes) and when we returned to the car w/ the parking pass and to get the rest of our bags, there was a"ticket" on our windshield giving us a warning for not having a parking pass displayed.
But I think that turned me off of the unit completely was that the unit had a Nest thermostat that was locked at 74 by the owner. This would not have been an issue except the Nest thermostat was located in the kitchen/dining room area which stayed cool, the bedrooms are located at the far ends of the unit. It was considerably hot in the bedrooms. My husband, who runs cold and typically sleeps with blankets and his socks, even complained about the heat. I have an autoimmune condition which is exacerbated by being too hot, not to mention I'm in that period of my life where I also get hot flashes, so I felt like I was being boiled alive at night there. I texted the property manager to inquire if it could be lowered a degree or two at night. I was advised they needed to check with the owner. I never heard back, which to me indicates the owner probably never responded to the property manager's inquiry.
I understand that owners of condos try to save on costs where they can but this should have been clearly disclosed in their listing. For me, this was unacceptable and this "

We stayed here in December for almost 2 weeks. What a beautiful place! The kitchen had everything you'd need and the balcony was my favourite morning coffee spot. Close to shopping. Dealing with the property manager was a breeze! The photos are exactly as beautiful and wonderful as the condo!! Definitely recommend and I'd stay here again!!"

"Wonderful Family Trip and Vacation Rental
The unit was exactly as pictured an described. Michelle was responsive and professional. The kitchen had more than enough of everything! My only complaint, if you could call it that, were the people who checked the pool and hot tubs each day. They were not family friendly. I understand when renting there are rules to follow. The disappointment was the rules do not easily allow families to have fun at the pool. Zero pool “toys” allowed and both employees made this clear to everyone in the pool. The one woman kept asking me if it was my son in the hot tub even after I said he was not. And the parents were right there as he was grabbing his toy out of the hot tub that had fallen in. I think there is a much more professional way to speak to parents and children. Otherwise a fantastic rental and would stay here again!! "

Outstanding in every respect (except the tile floors could have been cleaner at the inception of our stay - minor cleaning/mopping needed). "Best Stay Ever
This was our first visit to Island of Hawaii. We love the Kona/Soutgh Kohala coast area. The Waikoloa Resort area has everything you need close at hand. Waikoloa Beach Villa complex was well maintained and this particular unit was one of the best places we have ever rented. It was very clean, had every convenience and was beautifully decorated. We loved it and would stay again for sure. We had an issue with the air conditioner not working when we arrived so that was uncomfortable However, the property manager was very responsive and it was repaired the next morning. Very comfortable the rest of our 10 day stay. We are hoping to book another stay next year."

"Wonderful location, luxurious property
We have stayed at Waikoloa Beach Villas in the past and there's a reason we keep coming back. Great location! It is within walking to shops, restaurants, beach and grocery. And, it's a beautiful, well maintained setting with 2 pools. On our recent visit, 1 pool was closed for renovations but, we still had no problem enjoying the open one. This unit has everything you could possibly need. Well stocked kitchen, beach towels and toys, and very comfortable beds and linens. The property is just like the photos, very beautiful and clean. Wonderful to sit on the deck and listen to the breezes and the birds. Management was very helpful and responsive. We were having issues with our grill and it was fixed promptly. Hawaiian sunsets are just amazing. Check out Lava Lava Beach Club for drinks and sunset viewing, and you can easily walk there. Another great spot is Mantas at Mauna Kea, for dinner and sunsets. Or, check out their beach during the day. Lunch at the Beach Club at Mauna Lani is awesome with great views and nice beach. There are endless beautiful beaches within 10-20min drive from the property too. Get there early, some have limited parking and fill up. A very helpful book, if you are a newbie to the Big Island, is "Hawaii, The Big Island Revealed". Tips on beaches and access, along with lots of inside info. If you get a chance, drive south to the black beach, the green beach and volcano. And, if you get to Hilo, you have to dine at Hilo Bay Cafe, wonderful food!! And across from the beautiful Japanese gardens."

My husband and I came on our postponed honeymoon. The condo is very well appointed, beautiful kitchen appliances, hot grill, comfortable beds. We didn't want for anything. We enjoyed every morning watching the golfers play through our backyard. The Kings and Queens market are literally steps away with many shops, gourmet grocery/deli, and restaurants to enjoy. Great condo, exquisitely decorated, good location and had an elevator! We needed this last one as our luggage averaged over 50# each. We hope to learn how to pack better! Both King and Queen’s shopping center were an easy walk away."

"Very Nice!
Overall a great rental. We travel to the Big Island often and always stay in the Waikoloa Resport area. Very nice unit in great condition.
2 minor issues - wine refridgerator in kitchen did not work, and the fan on the lanai needs to be repaired/replaced (sounded very out of balance)."

staying for 19 nights one would expect at least 1 Bed Linen change half-way during our stay,also expected the supply of Bathrobes.The Barbeque needs a good cleaning,rancid smell from accumulated Grease!the same for the Excaust,Grease drops,needs cleaning! The Balcony Fan is noisy at higher speed !! Also absoluty no contact from property Management Company!!

"Perfect in Paradise
This was the first time we stayed in the Wiakoloa area. If the hustle and bustle of Kona appeals to you then this area might not be the best choice for you but we loved the area. The condo is on the third floor with a wonderful view of the golf course. It is a good ten minute walk to the public beach which is not a sand beach. The sandy State beach is about 12 minutes by car up the road. No expense was spared on furnishings of the condo. It is beautiful. "

"Beautifully decorated, well appointed , convenient location
We really enjoyed the relaxing comfort of J32. Sitting on the private lanai in the morning watching the wild birds such as Nene geese and Herons on the lake across the fairway was very special. Our own outdoor grill was perfect for preparing meats and fish for our at home dinners and lunches. The location was so perfect for walking to all the entertainment and dining options at the Kings and Queens shops. Perfect stay and lovely comfortable , relaxing condo. Everything was thought of. Thank you! "

"Waikoloa Stay
Overall great experience. Good location and comfortable condo. Few things i would improve are:
1) Ensure housecleaning makes sure the bathtub drains are cleaned. The first night, my feet were covered in water because of all the hair that accumulated over time or from the prior resident. I had to remove the hair before i called maintenance who was able to clear up the clog.
2) A/C is set at 74, but the thermostat allows fluctuation of 2 degrees. At night, it got warm as the temperature reached 76 degrees. If possible, I would change the fluctuation to allow for only 1 degree. That would make fore a more pleasant night sleep."
