I felt my concerns were taken seriously. Everything was great, location, complex, pool, communication, quiet complex, first floor unit except the overall cleanliness of the unit. The carpet and both bedspreads were stained, some of the towels more gray than white, the jets in the en-suite tub were dirty and seemed the unit wasn’t spruced up to rent or match the fee charged. The view and balcony are nice and the location is great. Easy access to a grocery store and a bypass. I would recommend this property if it was thoroughly cleaned and freshened up." Those items would have been nice. If you have mobility issues, you will have difficulty getting in and out of the shower/tub combos. Trying to get the sofa bed out was extremely difficult and once we got it out we noticed that the frame had been zip tied together, making it unusable. We then tried to get the sofa bed back in and literally couldn't. We had to wait until maintenance got there around midnight for him to manhandle it back in place in order for us to even be able to use it. While waiting for maintenance to get there, we read through the journal and it was noted in June that the sofa bed was broken. So this unit had been falsely advertised since at least June. We would not have stayed in this unit had we known that, as it did not fit our party with only 2 beds. We asked if there was another unit they could move us to and they did not have anything. So someone in our group had to sleep on the couch the entire time, which was not the most comfortable experience. We asked for some form of compensation and the only thing they offered was a 15% discount, which didn't even cover the portion paid by the person that was stuck sleeping on the couch! It was up to the owner to replace them. Elk Spring Resorts was very professional and very quick to respond, which I loved. They text me the day before to see what time I would be arriving and told them noon. They said they would shoot for 3:00. Well, as we were on our way there, I got a text at 11:59 saying our condo was ready. So nice. Great service. You can walk to town from the condo. A little farther than I thought. But it's very doable. We were there 3 days and walked to town the first day. Second day we hiked up to Mt. LeConte Lodge via Alum Cave Trail for the 19th time. Third day we went white water rafting and had a blast!! My husband also seen a bear in the creek 2 nights we were there. I would most likely stay there again. We were looking for a centrally located place that was not in the craziness of downtown Gatlinburg, was reasonably priced, and was not high up a mountain road. Condo 106 fit the bill perfectly for location. Quick access to 321 and the grocery store, or turn left and 5 mins to the Gatlinburg strip. Parts of the condo, like the beautiful kitchen and the balcony overlooking the babbling brook were very nice. Other parts, like the furnishings, beds, and linens were just old and tired. The beds were okay to sleep on but very creaky and sagged and the sheets were so pilled that I removed them and used a spare set I found in the closet. There were no condiments in the kitchen, not even salt and pepper. And worse of all - no hair dryer! I had to buy one at the grocery. we called the management company to let them know that the TV was not working in one room and they came right out and fixed it and the woman in the office was very nice about it. It seems to have a good company managing the unit. It was very reasonably priced so I would say that the cost probably met the condition of the place but I don't think we would stay there again. After many great stays with Elk Springs Resort, we were rudely awakened when we entered this condo and found it horribly filthy. We were going to try and make the best of it and headed to the store and purchased cleaning supplies. But we thought since the condo was so filthy, did they even wash the sheets? So we removed the sheets to wash them, again trying to stay positive, and found the largest stained mattress that looked like someone had given birth on it or had been murdered on it??? Ok, that straw was the last straw. There was NO WAY I could sleep on that mattress. It was bio hazardous waste on the mattress that has not been handled at all! So we called the office and explained the mattress issue and they said they would send someone out tomorrow to resolve the issue. We found us a hotel to stay at. The next day I get a text that says “the maintenance guy went and flipped the mattress and the sheets were clean.” It was not a flippable mattress, it has one side cushioned, the other side was netting? I explained this to them to no avail. The hot tubs jet’s were covered in black mildew but it was the only tub/shower in the bathroom. The bottom was covered with long thick black hair, yuck. The drain was caked with this same hair as well. The baseboards have dust and dirt thick all over them. I have lots of pics but I doubt they will post them for you to see. The condo truly has potential, beautiful scenery of the creek from the back patio. But it is in dire need of some love, cleaning and up keep. We were told no refund would be made, they did refund two nights stay although we had paid for 6 nights and didn’t even stay one night. Elk Springs management has definitely forgotten what customer service is all about, they definitely wouldn’t have slept on that bed or stayed in that nasty condo, but once they have your money, their niceness ends. I highly recommend going whitewater rafting & rope course in Hartford, TN which was about 45 min. drive from the condo, So much fun! There was no deal breakers for us I would definitely stay there again. FYI: Make sure you have plenty of toilet paper & paper towels for your family there was no extra in condo anywhere. There are updated TVs in both bedrooms and the living room. The condo is close to Light 3 in Gatlinburg on 321. It's about a mile to walk into Gatlinburg which we did many time, but it is also on the trolley route if you're not a walker and don't want to drive. There is a grocery store and gas station a short distance away if you take a right (East on 321) to avoid the crazy traffic of downtown Gatlinburg. The Arts and Craft Community off Glades Road is a short distance as well. Check in was a breeze. They give you the door code so you can go directly there. We have stayed with Elk Springs before, and they are always top notch and call after you check in to make sure you have everything you need and the rental is up to par. We booked a couple of tours with Smokey Mountain Guides and haven’t felt the need to use the car at all. The apartment is a 20-25 min stroll on good footpaths to traffic light 3 in town, oh yes it’s a slight incline walking back but even a late stage recovery hip replacee has fairly skipped up the slope. If walking isn’t your thing then the trolley bus, Yellow route, has a stop only yards from the condos, $1pp each way, or $2 hop on & off daily pass." Beds have very cheap mattresses that are very uncomfortable. Master Bed is broken down at the end & sagging in the middle. No luxury linens like you would expect in a "HIGH END" rental as advertised. Small regular size white bath towels not like you would find in a "HIGH END" rental. The bedrooms need blackout curtains as there is a ton of light that comes through the blinds at night. Tiles in both bathrooms have a lot of cracks in them. Whirlpool tub is older & hard to start. The wood panel in front whirlpool tub was put in poorly & it looks shoddy. Was told Elk Springs could do nothing about the broken down bed as they had to contact the property owner. I didn't hear anything back about the bed & nothing was done. We didn't get much sleep! I would stay in this condo again if they stepped up their game & really made it into a "HIGH END" Condo as they advertise it to be. Porch with the running creek was the best feature. We like making some of our own meals so the kitchen/dining was perfect and very pretty. Biggest complaint was a strong smell of urine in the master bedroom and bath. We asked someone to help (very responsive and re-cleaned the bathroom) but we couldn't locate the smell! Yuck! Also the beds are VERY uncomfortable and no wifi. I think the description says it's close to town but it's a pretty far hike. We have 4 kids and we did walk a couple times but driving down is more realistic. I think it is about a 3 mile walk round trip. And at the end of the night climbing that HUGE hill with 4 small kids isn't ideal! ;) Overall had a nice time but we will look for a different place next time. First time in the Smokies. Absolutely beautiful view off the deck of the river. We spent some time out there each morning, afternoon and evening by reading, talking and drinking coffee. The deck was very peaceful and relaxing. We were surprised that there was a road just on the other side of the creek, but with the sound of the rushing water you could not really hear the car noises. We knew there was not Wi-Fi there, but did not realize the limited television stations. It was an adjustment. We had brought some board games and were glad that we did. We finally did find some channels between 181 and 200, but would have appreciated some sort of typed up guide on the coffee table when we arrived. The unit itself is very nice. The bathrooms have lots of counter space and bright lights. The master bath has a large comfortable spa tub. The king beds were very comfortable and the bedrooms have ceiling fans. The kitchen is large and very functional with many dishes, gadgets as well as cooking and baking items. We really enjoyed our stay there and if back in that part of the country will look to stay in this unit again. It is within walking distance of downtown, but about a mile and the walk back would have a slight hill to conquer. It is fairly close to a nice grocery store as well. We miss it already!" The rooms are nice, as well as the kitchen and bedrooms and living room. It's a little unleading because it says a "walk to downtown" it's not really walkable. At all. And even if its a 3/4 mile from downtown, it's still not where any of the "real downtown" area is. Needless to say, we drove everytime we left to go downtown and never once walked. Also is a bit misleading because there is a master bedroom with a nice bathroom and a Jacuzzi tub. The other bathroom is just down the hall from the other bedroom - they're not attached. So one bedroom is definitely nicer than the other. (also the master bedroom leads out to the patio.) Also there are literally NO cable channels, No wifi and the fireplace does not work at all. They also give you one roll of toilet paper per bathroom. Since we stayed there for five days, we thought this was a little ridiculous. Also there's no coffee, or filters, salt and pepper, etc. so prepare to bring your own. Beds and couch are a little broken down as well. Nice condo overall? yes. Worth $300 a night? It 's quite the hike to and fro, tho. I didn't mind doing it once a day, but if you are on a Harley and don't want to use it to head to dinner?... I'd take a cab. My only frustration entailed the balcony... such a wonderful seating area with the babbling brook down below BUT it was incredibly nasty. It'd be great if someone wld take a blower to the entire area to get rid of webs and ALL the black flakes. A broom doesn't cut it. O, and btw... be sure to pack a blow dryer... there isn't one in this condo." The renters before me must had had long black hair because it was still in the tub and on the bathroom floor.
