This beautiful six bedroom, four bathroom house, with forest views, located in Kingsbury Grade, is the perfect venue for your winter vacation. It is perfectly situated - a short drive to both Heavenly and the casinos.
Bedrooms: *You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have. 1) Cal King with private bath with shower 2) Queen size bed 3)Queen size bed 4)Cal King, with private bath with shower 5) 2 bunks 6) 2 fulls

Permit # DSTR0934P Occupancy Rules: *Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

It was a reunion of 8 high school friends. The house was perfect. One thing you might at sundries to each bathroom. Other than that for sitting and catching up the huge living room was perfect. The house was clean. The kitchen was great for cooking. 100% if we return to Tahoe we will stay here. "

"Great family home!
Great home for multigenerational family get together in Tahoe. Bedrooms/bathrooms are well distributed for multi-family use. House is well equipped. We were blessed with cool summer weather and the quiet neighborhood made it easy to sleep with the windows open. Front door access never worked for us but using the garage for entry/exit worked fine."

The layout of the house was great for our family. The bedding, mattresses etc need to be replaced. The house was inundated with carpenter ants and the service did ther best to accomodate their removal but was not successful. The owner provided a one night discount. We did our best to overcome the circumstance and believe if these items were addressed the property woul be fine to rent. "

"Our Annual Winter Tahoe Trip
This is an annual vacation that we've taken with a group of friends for over 40 years. We have over the years stayed in the Lake Tahoe area and enjoyed it's close proximity to gambling, shopping and dining. This is our second year of staying with this home. We all have enjoyed the large family room which allows us the opportunity to sit together and watch tv; as well as the time to relax and enjoy each other's company. We have also enjoyed the large kitchen table whick allows us to play games and enjoy dinner with everyone seated together. We enjoyed that alot! Sleeping quarters were good. The only downside was one of the bedrooms only offered bunk beds which aren't the most enjoyable for two "senior citizens". But it worked out OK. Parking was plentiful...even with all the snow. Plows did a good job keeping the roads clear. Overall this is a very nice home to rent. We hope to stay there again next year."

Our group had an awesome stay there! Plenty of beds for everyone to sleep and lots of room to for everyone to not feel squished!
The place does have washer/dryers but did not have laundry detergent so bring some if you are wanting to wash clothes. There were also spider webs on the top bunk bed during our stay with spiders so we avoided that room. "

"Very Large House!
Absolutely GREAT location for this house. It’s just passed the casinos and was easy to find. Extremely large house with updated kitchen. Most of the bathrooms have been updated as well. It was quite comfortable overall. It was stocked with pretty much anything we needed. The hot tub was clean and worked. The pool table room was a bit dated with a stereo that still had a cassette tape player. Rooms and beds were laid out well, and fairly comfortable. Needs some blinds/shades in the master bedroom. The light is super bright from the sun, early in the morning. Overall we had a good stay but there were some definite “issues”. While the house itself is great, the cleaning was extremely poor! When we pulled up the gutter on the upper right side of the house is half way ripped off and hanging from the second story all the way to the ground. Kinda gave a bad impression as soon as we arrived. The front/side deck area was covered in pine needles, pine cones, and cigarette butts. There was zero wind and sweeping it clear should have been done before arrival. The kitchen was VERY clean. No issues there. The gas BBQ on the deck was absolutely disgusting! Old food caked on, rust, and the burners didn’t work properly. The worst was the carpet. Especially in the living room, it was covered in pet hair. To the point when you walk across it a few times your socks are full of hair. We had a friend with a toddler visit for a couple hours and you could not let him crawl across the room. My wife is a little sensitive to pet hair so it was not very pleasant for her. Lastly there was some bug issues. It wasn’t horrible by any means, but there was numerous times where you look down and there’s random bugs(mostly pincher bugs) crawling on the floor. Overall the house itself is a good house!! But I must say that the lack of proper cleaning will likely keep me from renting this one again... Please consider either hiring different cleaning people or re-"

This is a wonderful vacation house. Room to spread out and the kids were able to sled and build snowmen right outside the door! Peaceful! House was clean and kitchen had all amenities needed! Would definitely stay here again! Hopefully in the warmer weather next time."

"Good place for a winter holiday
This was a great house for ourselves, our adult children, and our young grandchildren. The house is huge, with lots of comfortable beds. The little ones had a great time playing with the snow in the yard. The house was well equipped, we weren't short on anything. it was well furnished, including a kitchen table that all 10 of us could eat at. We were happy and would visit again. There is one design flaw in the house: the kitchen/eating area has many windows without coverings, and it has only a single, small furnace vent. As a result, when the outdoor temps are below freezing, the room is cold. It's also where the thermostat is located, so when you turn up the heat to make the room warm, the bedrooms bake. Fortunately, we found a large baseboard-style electric heater that we used to heat this area, and that made it all comfortable. We recommend that solution to others."

"Great spot
A trip to connect with old friends. House was clean and very roomy. It was summer time so the deck off the kitchen was perfect to hang when we were around. It is a quiet neighborhood and talked to the neighbors. Said some parties in the past got way out of control so as long as you are chill and not raging at 2am it's perfect. If you want to do that stay at the casinos. Great spot and would consider going back with another family and the kids. "

The house is in a quiet neighborhood. It is a very clean, well stocked place to stay. It felt like home! The management company was very quick to help with anything that we needed. The location is very convenient to grocery stores and the casinos. The beds were made up with the softest sheets and were very comfortable. I would definitely stay here again."

"Perfect home for large families
The home was in very good condition, and the furniture was very comfortable. A few negatives were that there weren't enough hand towels or wash clothes for all the bathrooms, or kitchen towels, and no outdoor furniture on the patio except some plastic chairs. Everything was pretty clean, except for a few cobwebs and one bathroom looked like it hadn't been thoroughly cleaned. The biggest disappointment was that the washing machine had broken the day before we arrived and no one let us know. The house is beautiful and the location great, I think the rental agency needs to take better care of it."

This home is beautiful with plenty of room for 16 people. The only thing I would recommend is bring your own towels. They have white towels but, they are all stained. Also, they could use more pans for cooking. Everything else was great!"

We had a wonderful stay with our group while skiing Heavenly for a long weekend! The beds were SO comfortable, the kitchen was well stocked and perfect for Super Bowl viewing, and we had more than enough space for the group. "Birthday Weekend Getaway gone wrong
My friends, family and I had a chance to stay at this South Tahoe property the past weekend for a birthday weekend getaway. I do not understand how previous renters are able to give this property 5 STARS. I would give this property 1 STAR at best for many reasons. I believe this property needs to be taken off listing with IMMEDIATE remodel and thorough deep cleaning needs to be done to the entire house. It was clear that the property was poorly maintained, from the dirty stained towels reused for guests to the layers of mold on the walls of the showers. Aside from the bedrooms decor being dated to back in the 80's, there were various locations of the house that showed signs of wear and tear, especially the carpet on the stairs, which was black and moldy. But this theme was consistent throughout the entirety of the house. Window, blinds, bathroom mirrors were covered with dust. Spiders were visible from the bedrooms to the common areas of the house. Remnants of hair from the previous guests were on top of the bedding in the bedrooms. Even Dog food and a pet cage was found inside one of the bedroom closets. The list continues, but I am contained to this 2000 word count limit on the review. Lastly, my party paid a premium ($950/night) on this property during a non-holiday weekend and this didn't make sense as it's clear that the property needs to be given more attention to validate a price point of at least $900/night. Staying at this property felt as if they gathered a bunch of unused furniture from various properties and reused to make this property rent worthy. On that note, I would not recommend any of my friends and family. For a management company that is named, "World Class Property Management," this rental was clearly far from "World Class" "

"Keep looking, I wouldn't recommend this cabin.
I gave this cabin 2 stars for it's location, pet friendly and being remodeled. There were enough rooms to accommodate my guests but the beds were horrible. Very old and uncomfortable. My bed had holes in the sheets and the top sheet was for a twin bed not a double. The living room was nice but only could seat 7 people at the most. The rest of the guest had to sit on the cold hard floor to watch the football game. If you have a 6 bedroom cabin you should have more seating and not have to use kitchen chairs. The kitchen was nice but the pans were disgusting. Very old, dirty and broken, couldn't use them. The utensils were ok. The pot holders were so bad that my wife burned her hand using them to take a casserole out of the oven. Gave her a bad burn that blistered. They did give us 3 kitchen towels to use but NO laundry soap the wash them. Very little dish soap, only 3 garbage bags and barely enough toilet to last the 4 days we were there. I did call the property management company and talked to a very rude person and he told me that I should of brought up my own supplies and he suggested I go to the store a purchase what we needed. I have to say I have rented a lot of cabins through the years and this by far was my worst experience. I think anyone would agree with me that paying $5000 for 3 nights 4 days was a ripoff. "

"Awesome home and awesome location
We had 11 family members descend upon South Lake Tahoe for my parents 65th wedding anniversary. The home was beautiful, well maintained and clean. We really enjoyed the hot tub and pool table. We had one request of the property management company and it was addressed quickly and favorably. They were great to work with. I would definitely stay at this property again."

"Great family vacation house
There were 14 of us. At no time did we feel crowded. The kitchen is being remodeled and a huge improvement compared to the pictures on the website. We stayed from 2/9/18 to 2/12/18. The upgrades had not been completely finished, but were not a problem. The bench at the dining table is a great idea."

"Lovely Stay at Chimney Rock
What a wonderful location for a Christmas family reunion! Chimney Rock is in a perfect location - close to skiing Heavenly, the village, the casinos, the lake, and the MS DIXIE at Zephyr Cove. Grocery shopping at the Safeway is right around the corner. The Thai restaurant was EXCELLENT! There are unlimited hiking trails right outside your door. The house itself is clean, roomy, and very comfortable. The kitchen equipment must be re-thought - the house sleeps 14, but there is a lack of dishtowels, silverware, large bowls, baking dishes,and pots. The house is currently under renovation in kitchen eating area and laundry room (would have been nice to know before arrival) but an obvious attempt was made to make the guests as comfortable as possible. "

"Would rent again for sure
Absolutely ideal house for entertaining a large (10+) group of friends or family. The house was gorgeous, immaculate, set up like you'd expect a hotel to be, a short & cheap Uber from casinos, and fun to hang out in. I don't have a single complaint other than the coffee maker not working, which is no big deal. Also the neighbors were nice to us and were not bothered by our presence. Myself and all my friends were very happy with it. "

Overall condition was ok. Very spacious house. We had plenty of beds and rooms. Gorgeous backyard. Hot tub was in poor condition, lacked water, and needed cleaning. No one dared to go in it. The deck was in poor repair as well as some other items around the house. Good location. Easy access to the strip via taxis if needed!"

"I wish I wouldn't stay here
I've been renting houses from North Star resort to South Lake Tahoe for the past 7 years. This is the first time I've experienced such a disappointment mostly not by the house location (no complaints here) but from a horrible customer service and over all condition of the house. Think twice before renting this house."

"Lack of good customer service
The contract they have written up for this rental is way too rigid for the condition of the property(broken cabinets, older property etc.). The property management company, though very capable has very poor communication skills and customer service approach. At one time, we were even told to adjust with only 2 toilets while we had booked a 4 bathroom property because one clogged and the other one had issues with the flush knob.
I would have overlooked the condition of the property if the property management company was more customer friendly. Unfortunately, it wasn't. The location though is very convenient and the neighborhood is nice and quiet.
