There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow. Vacation Rental Agreement
World Class Property Management, Inc. (WCPM)

Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.

This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.

1. Guest Requirements
Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25.
Any reservation made in violation of this rule will be canceled without refund.
Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations.
2. Payments & Credit Card Authorization
Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking.
Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement.
Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement.
3. Cancellation Policy
Cancellations must be submitted in writing.
More than 45 days prior to check-in: Refund of payments made, less booking fee.
21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Within 20 days of arrival: No refund or rescheduling.
WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance.
4. Weather & Events Policy
No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires.
Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply.
Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter.
Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements.
Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control.
No refunds will be given if you find your lodging unsatisfactory.
5. County Rules & Enforcement
(Douglas County Code Title 20.622 VHR Ordinance 2024-1635)

Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours.
Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund.
Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing.
Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund.
Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay.
6. Property Rules
No Smoking inside or outside. $500+ cleaning fee for evidence of smoking.
No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee.
No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities.
Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom.
Lost Items: Keys $150+, garage/beach/pool passes $200+.
7. Maintenance & Refunds
Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.).
No refunds will be provided after check-out for unreported issues.
8. Hot Tub Rules (if applicable)
Prohibited during quiet hours (9 PM – 8 AM).
Guest assumes all risk of hot tub use. Minimum age 18.
Misuse or extraordinary cleaning = $200+ fee.
9. Check-In / Check-Out
Check-in: 4:00 PM | Check-out: 10:00 AM.
Unauthorized early check-in / late checkout may result in additional rental fees.
Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property.
10. Winter Addendum (Nov–Apr rentals)
Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed.
No street parking allowed, Street parking is prohibited.
Guest assumes risk of injury/property damage due to snow, ice, or weather conditions.
11. Liability
Guest agrees to use property at their own risk.
WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control.
Guest remains responsible for all damages, fines, or violations caused by Guest or invitees.
12. Amenities at Your Vacation Home

All the beds were too hard to get comfortable in, and a couple of them were at least 20 years old (I am being generous). The kitchen was nice, as was the layout, but everything was just a little grungy (including the fans and humidifiers left for us). There was cobwebs everywhere, and there was rust and mildew in showers. The large and heavy table was also a hazard, because the legs did not have all the screws and it nearly fell on us several times. I wish I could summit photos, because I documented it everything. Our family was very dissatisfied." When we arrived a few of the beds had brown stains on the top sheets which were very off putting. The hot tub is on the deck in the front yard so you don't get much privacy, we had the next door neighbor watching us every time we wanted to use it. It also does not get very hot, lukewarm at best. And we had an issue with the dishwasher not working, the compartment where you insert soap was broken and would not close. So we were forced to wash all dishes by hand. I let the owner know in hopes of getting some sort of compensation for the $300 cleaning fee (which is included in the rental price) and he told me he would give me nothing because his mechanic told him there is nothing wrong with it. It did not work when we tried using it and other reviews say the same. He tried to say it was user error which I found pretty insulting. Why would I hand wash dishes if the dishwasher was working? Happy New Year if you're reading this sir, be better. If you plan on just staying inside for your stay the place is pretty cozy and great." Did not see the love of place you see in some rental homes, in the decor or the maintenance. Just minimal to keep it rented. Just saying. The worse thing though, as a builder my self, were some of the more dangerous thinks. House was remodeled at least once and lighting and electric not relocated well. Light to the basement is a trick, light on the porch is fine but no accessible or working light over the driveway and the stair case. On an icy night that is a problem. Then there were some tile steps down to the living room. 3 steps but if you fall, hard sharp edges and no handrail to assist. Wet shoes, socks, half asleep or too many beers someone is going to get hurt bad. That item is why I responded. At a minimum some kind of railing before someone gets hurt. The furniture is a little worn and dated. Has a beautiful and modern kitchen, lovely deck with a good hot tub. The bedrooms and bathrooms are dark and need updating with newer fixtures I.e doors are thin and knobs on bedroom doors are cheap and don’t lock. Showers are a bit funky and look like one of those companies came in and put a modular shower over the original existing one. I’m a clean freak so I noticed the showers having some mildew in the cracks and wear and tear in the plastic. The property company was great and very responsive. The house was very clean. It is nice to have the loft area and separate living room but you can still hear/talk to people from the kitchen as it is a linear layout. The furniture/appliances are definitely not brand new but everything worked and there were plenty of kitchen tools and appliances, and we used the washer/dryer a few times. The hot tub and front porch were lovely and it was really nice to be able to pull in 2 cars into the garage. We would definitely stay here again!" There deck was not swept either (not the biggest deal but we found cigarette butts and beer caps left over on it). The carpet looked like it had not been cleaned in a very long time. The pool table was nice to have, but in bad condition. We had a great stay but I feel people should know what they're coming into. Everything, including the hot tub (which was very clean) worked. But since it was Christmas and we don't wanted the caretaker to spoil the family time asked them to take care of it next day. Next day the maintenance guy came and said he need to order the part replacement and left. Same Next day the dishwasher started leaking water and we ended up cleaning the whole kitchen. Two much in two days of stay. The day when we checked in we saw a hole in a wall near steps to the loft and informed the property manager. We also sent the flooded dishwasher pics to them. The connection was ify, but after that it worked fine. Also, the reception for T-Moblie and AT&T customers wasn't great inside the home. It was like a death trap for the kids. 4 sets of stairs (including a hard/sharp tile stairway with no railing), a loft with widely spaced banisters, and very wide open doorways that even extra wide baby gates don't span. We had 3 baby gates with us, and had to get very creative trying to create a safe space. Even so, it was an exhausting trip because we always had to be "on" as we weren't able to block off 1 safe room for the kids to play in. It is always a challenge with little ones but the layout of this particular house was a nightmare for us.
