And let’s not forget the private hot tub on the front deck (no lake view from this deck, sorry)—imagine soaking under the stars after a day of adventure! Of course, we do recommend some extra caution in winter when the streets and parking areas may resemble an ice rink—just think of it as an opportunity for some spontaneous winter fun! So gather your loved ones and start imagining your unforgettable escape to Lake Tahoe, where WCPM is committed to ensuring your stay is filled with warmth, laughter, and cherished memories!
In winter, throw on some snow shoes and take a hike from the Condo, or catch a ride with the free Heavenly Shuttle to/from the Stagecoach lift, which is just around the corner, for a full day of skiing or snowboarding. Once the snow has disappeared, and the summer sun heats up the mountain air, Lake Tahoe is a beautiful place for mountain biking, hiking, swimming. After a day of physical activity, try your luck at the casinos about five miles away. But maybe you would rather stay in, and watch a good movie, or enjoy a bottle of wine while admiring the amazing lake views and cozening up on the couch with a warm fire. All in all, Lake Tahoe is an amazing place to visit anytime of the year!
Occupancy Rules: *Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 6 persons at any time at the house. This includes any diners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. *Parking: 2 cars allowed at house at any time. There is no street parking per county and fire safety rules. The parking is not assigned and is first come first serve for this neighborhood parking areas. During winter months cars must be rotated to allow for snow removal operations. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are located in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow. This two bedroom is located on the Nevada side of South Lake Tahoe. The house is very close to Heavenly Ski Resort with amazing views of the lake and mountains.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"Amazing location and views. Lacking everywhere else
Overall: If you are looking for a place near the slopes that will primarily be used for downtime between skiing and exploring the lake, then this place is great. If you plan to spend significant time in the rental during the day, you should likely look elsewhere.
Pros: - Check-in/Checkout process was super easy. - Plenty of parking near rental. - Hot Tub on the front porch was fantastic and simple to access. - Location was less than a 5 minute drive from the Stagecoach Lift at Heavenly. It is also within walking distance of one of the Heavenly bus stops. Getting to the lifts every day was never an issue. - A gas fireplace and gas stove were nice additions and the washer and dryer were incredibly useful for a longer stay. - You can see Lake Tahoe from the living room.
Cons: - The rental is quite old, which isn't bad on its own, but there were several key areas in desperate need of an update including the kitchen and main bathroom. Several drawers in the kitchen were falling apart and it overall looked quite dated. The bath/shower door in the main bathroom seemed to not be attached correctly and we were often worried it would come off while opening. The room was also very dated with the bath, toilet, and sink being very old.
- The cleaning prior to check-in seemed to be inconsistent. The bedrooms were clearly well cleaned and made up, which was great, but the rest of the rental seemed to have been missed. The living room and main bathroom especially could have used significantly more cleaning as we found dust, crumbs, and grime in several places as well as a half bag of chips in one of the drawers.
- The loft area is completely unused and is basically a waste of space. It looks like the trundle bed that is in one of the bedrooms used to be up there, but was for some reason moved.
- Internet at the location was slow (~3MBs Download) and wifi was inconsistent. It was faster"

"Fine Space. Unsuitable for toddlers. Could use TLC.
I stayed for a long weekend with my wife and two children, and my sister joined us as well. The space itself was fine, although a bit outdated. Bedrooms were solid. The main issue we have is that the unit is unsuitable for small children. Our toddler walks and explores, and the slats on some of the railings / barriers are wide enough that she could fit through and fall a significant distance (8+ feet). This is true of both the loft and the barrier between the kitchen/dining area and the staircase down to the bedrooms. Things were warm during the day without A/C in June, but that was ok since we were at the beach or pool during the day. It took awhile for the place to cool down at night, and this was made more difficult because the new, incorrectly-sized sliding screen door to the deck was not installed and just leaning against the glass door (and the old, broken screen door was leaning against the wall upstairs in the loft...). Finally, there were some other disappointments: some watermarks/stains on the ceiling tiles in one of the bedrooms, molded leftover coffee sitting in the Mr. Coffee, and some dusty/dirty dishes in the cabinets. Last comment: we ended up leaving early on our checkout day, and were looking for checkout instructions the night before departure. But they were not emailed to us until 10pm the night before we left, after we had already gone to bed). The space could totally work for some groups, but we were hoping for safer and cleaner."

"Cozy, Clean, needs a little TLC
The condo is in a great location. Close to Heavenly Nevada base lodges. It has an excellent private hot tub which we utilized daily after skiing. The unit has most everything you need to cook meals. It could use a little TLC. Some simple upgrades to the bathrooms would go a long way to making this a five star. Management was very helpful and responsive when I needed to contact. "

Great location! View is amazing. Great place to watch the sunset. Unlike a lot of Kingsbury Grade locations this one doesn't have a lot of stairs which is a plus. Had one minor issue and the staff was there to take care of it first thing in the morning."

The condo was in a beautiful area with breathtaking views. But a sprucing up with paint is badly needed. Also curtains need replacing in one of the bedrooms. The condo could also have a better clean job. One more thing, the east bedroom has one window that is located underground looking at dirt making the room like a cave. We were surprised and this should be noted in condo description. So overall too expensive. Nightly rate should be lowered. "

"Space and location but not well maintained
Plenty of space for 3 and very close to the Stagecoach ski lift. Hot tub nice after a day of skiing. Beds fairly comfortable and nice bath towels. But condo is very dated, run down and doesn’t appear well maintained. The gas fire flames leap literally out of the space every time it’s lit (which you have to do old style with a gas key and a match. I about lost an eyebrow the first time I lit it! Management slow to respond to emails and didn’t seem to care about my concerns. I couldn’t locate washer and dryer, because I never would’ve guessed it was in the closet of second bedroom (main bedroom has no closet to didn’t even realize other bedroom had one.). I don’t think it’s priced fairly for the age and condition and would not book again. "

"Spring week at Heavenly Valley
Our party enjoyed a recent spring week at Stagecoach Area condo. I would say the condo was well located. The view of Lake Tahoe from smallish deck was splendid. Hot tub was great apres ski. All the appliances worked fine as did gas fireplace. It could use some paint and some very deep scrubbing on baseboards and bathrooms, shampoo carpets as well... Beds were fine pillows could be better. Pull some cluttery furniture from one of the downstairs bedrooms bedroom with deck..bureas will not open. Do not know how those trundles would have worked since we were only three. upper loft we never used (it was empty but might be good for yaga or stretch). Internet fine. "

"Review of Cozy Ski Condo
I rented this condo for a week to take my 2 daughters skiing at Heavenly. It was only a 3-4 minute car ride to Boulder Lodge which is never crowded and has plenty of parking. View from condo is great (woods + Lake Tahoe). Condo was clean and kitchen well stocked. Private hot tub was clean. Area is quiet. Parking was ample and not an issue. Place is not luxury but functional and met our needs. Has a loft that would make a good 3rd bedroom but it was not set up with beds. Two bedrooms with queen beds in each and one with a double bunk bed. Overall, the condo was OK for us and good for the cost."

"Getaway
Quality cookware, well stocked kitchen, nice towels, Clean gas bbq with spare propane tank, awesome kitchen dining table, new cleaning products, great wine glasses, very clean condo, cozy gas fireplace, clean carpets, awesome view of Lake Tahoe, good parking, quiet, private hot tub a plus, comfy couch and beds. Condo has an entire wall of mirrors (ugh), 1/2 bath has weird wall of a solid floor to ceiling mirror adjacent to toilet, condo is in need of renovation with chipped kitchen counter tile, floorboards that are damaged, worn out cabinets, end tables that are damaged, shower door is not on a track and master bedroom downstairs has weird shower handle wall. Front door does not latch correctly. No ice maker in freezer. "

"dangerous, trapped inside
We stayed wed Feb 13 til sat 16th and there are significant safety issues. At one point we were trapped inside due to maintenance problems. I can't recommend anyone stay here unless these issues are fixed and I would not expect current management to do so.
We got 4-5ft of snow during our trip and not once was the snow removed. We called the manager Stewert daily about removal as it was thigh deep and we had difficulty exiting. We were given excuses about "problems with the snow removal company".
It continued to snow. We had to have our full gear on to exit as the snow was halfway up the door when we opened it. We called Stewert and again given the same excuse. He dropped off a shovel at our door and didn't remove any snow as he felt it was too much to do. Not his problem!
Friday night our door jammed and we were trapped inside. We called mgmt at 10pm and got voicemail. There is no emergency maintenance contact. We went to bed with the plan of calling the fire Dept in the am to get us out. We got no response from mgmt until 9am Sat. Stewert "hoped we could get out" via voicemail. Fortunately overnight the snow causing the dead bolt jam melted and with excess effort we were able to pull it open.
This is incredibly dangerous. The only ground level window was blocked with snow to the roof and our door was jammed for 10 hours. If there was a fire we would have died as we had no means of escape aside of a jump from 2nd level onto a mountainside. There is no way someone older, a child, or injured could exit. We spent 30 mins shoveling to just clear the door then geared up so we could hand each other our luggage over 4 foot snowbanks.
Being trapped in a building is terrifying. We aren't unreasonable, asking for help with moving 5 feet of snow so we can safely exit isn't asking a lot. We still had to pay full price. "Nice and quiet
The house and the ameneties are getting older but are still functional. It is a quiet location, about 12 minutes uphill from the services.
The spa works great as well as the other appliances. The evening uphill breeze was great when it cleared up the forest fires smoke. The air is very dry, it could cause respiratory difficulties.

My family and I stayed 3 days and it was clean plus had clean towels and plenty of blankets. Hot tub was great everything worked and it was clean. Wish the weather would of ben better. "A perfect place for a small group.
We loved staying here at the condo. It had a beautiful view where we caught the sunset each night. It was clean and very cozy. The hot tub was in top notch condition and I loved how it was so close to the door (less time in the cold air). The only thing was that we wish we could've used the grill. It was chained down (for good reasons) so we weren't able to move it away from the melting snow from the roof. I'd definitely come back to stay here. "

Property very old, outdated. Cabinets and furniture falling apart. Very dirty- dust and black mold in the downstairs basement. Busted up bedroom furniture. Broken mirror in the upstairs bathroom. Grill didn't work. Hot tub broke 2 days into stay. Called property management, his tone and words were accusatory- "How many people did you have in there?" Just 2, buddy. "What did you do to it?" I dunno, got in and hit "On", is there something else?
That combined with some of the language in the rental agreement, such as quiet hours and no parties, I guess they have a problem with people partying and trashing the place. And it was pretty trashed. My worst VRBO stay ever. "

"Horrible Experience
It was the first time I realized that a good hotel/rental property can make or break your holiday. This house completely ruined it. Starting from the time we entered into the home, it was one bad experience after another. Be it dirt on the floor, unwashed and dirty sofa cushions, blocked bath tub (with hair), uncomfortable and saggy mattresses in all the rooms. I can keep going on this. Even after I complained to wcpm, nothing much was done about it as the owner has to take responsiblity for those things. I would not recommend this place at all. It is a bit cheaper than the rest, but don't fall into the trap. "

"Family mini vacation
This little condo was a great spot for our mini ski vacation. The private hot tub was great and a very good view of the lake from the living room. Everything was just great, clean, easy company to work with & check in and out was super simple. The skiing was great also... added bonus. And this condo was so close to the lift (very short drive). Kitchen was pretty equipped with everything that we needed. Located about a ten or so minute drive to the casinos. Very nice view. Rooms were clean and spacious. Hot tub was excellent . Very friendly neighbors . Loft worked for the couple that used it. They just slept in seperate beds since it was a twin with trundle. BBQ grill worked well. Was comfortable for us (three couples) not really upgraded at all, but still had a home away from home feel. Didn't have WIFI but we survived . "

We rented a condo at Ststeline to see Elton John and have a couple days @lake. It is a funny little place. It is older and could use a facelift. However it is clean and comfortable with a great viee of the lake. The kitchen was well stocked with necessary didhes and utensils. We loved it and would sts y there agin. "

Decent place, great view. We had 6 20 somethings here and we were happy. No internet and the patio doors didn't slide well but other than that it met our needs just fine. Check in was very easy, and the condo was very welcoming upon entry. It was nice and quiet and very relaxing watching the sun set over Lake Tahoe. We were able to watch the fire works on the fourth of July and then relax in the hot tub. The kitchen and living room were very clean and comfortable. I do wish however, the bed rooms and bathroom were cleaner. The first room had a jetted tub that was broken and really filthy and the second room still had cobwebs in the corner over the bed room door. The carpets and sheets we're clean and we could tell the room had been recently vacuumed. We tried to use the BBQ but the propane tank was empty upon check in. We contacted World class property to let them know but we never received a response. Pros: close to the lake, perfect view, easy to locate, hot tub, Cons: limited parking, dirty tub, cobwebs, no propane for BBQ grill"

The property management team were amazing We had an incident (caused by us) and the team worked with us to take care of it and not charge it against our deposit. The House is awesome, the Hot Tub amazing. The house is about 10 minutes from the casino's and I would have liked it closer because we had friends and family staying in hotels in town.... Over all awesome place, plenty of room for 4 adults and 3 kids!!"

"Good location. Not so good property.
When we got there, the code we were given for the lock didn't work. I called the number I was given, and didn't get an answer right away. The second time around, a lady picked up, and quickly gave me a new code number. That one didn't work as well. I called again, and the lady sounded annoyed that I kept calling. I wouldn't have called at all if I had the right code to begin with. She gave me a third code. I stayed on the line this time as I tried it out. Sure enough, it didn't work. Fourth time's the charm, and we finally got in from the cold. Get inside, and everything's nice, until we realized we couldn't find the temperature controls. There's a fireplace, but that only heats up the living room, and little loft. The bedrooms on the lower floor stayed nice and frosty the whole time. Also, the property seems to be in the middle of a remodeling."

"I felt we were over charged for a condo that was in poor shape. For example the mirror in the 1/2 bathroom was broken (cracked); downstairs bedroom wall paper on the ceiling was peeling w/oil streaks running down the wall.
The downstairs bedroom had a broken curtain at the sliding door and broken jacuzzi in the corner and hall had a large area w/hanging hoses/wires where apparently an appliance used to be. The dumpsters were locked so we couldn't figure out where to place our trash upon departure. Several light bulbs were burned out in the main living area. We could not get the stereo to work. The condo was clean but in poor shape. There were no designated parking spots and we could not figure out where we were supposed to park since all of the spots were taken near our unit. I felt we were overcharged for this rental."

We truly enjoyed our time at the property. We were disappointed that there was no toaster or cleaning supplies available. We would have liked to clean more before leaving! This was a really nice rental, in an excellent location. The view from the cabin was the best part of it all. The kitchecn was fully stocked, and the rooms were nice, although the sheets were a little dirty, and the beds a little too squishy. Overall we had a great weekend at this cabin and at Lake Tahoe, and would definitely recommend this to a friend!"

It was advertised as sleeping 8. We had 4 males and it was impossible to get to the bed in the loft when the trundler bed was out. The place looks way bigger in the photos than in reality. It was tiny. Nowhere to put any gear! The information talked about a garage and we spent some time trying to find the garage? The place was dirty. It looked like there may have been a smoke problem and the kitchen was stained black. We would not recommend this property. "
