You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 6 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 2 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.
Lake Tahoe style townhome located in Lake Village.
At the club house you will have access to pool tables, pool and spa. This town-home also has a private hot tub with views of Lake Tahoe. Sit and soak at the end of the day and watch the sun set over the mountains with the beautiful reflection off the lake.
You will enter into the lower level with bedroom 1 that has two queen beds and a full bathroom. Above that is the 2nd level with the dining area, kitchen, living room and a 1.2 bathroom. On the 3rd level is access to the private hot tub, the master bedroom with a king bed and a full bathroom.
This is one of the most convenient locations for your Lake Tahoe holiday, an exceptional lodging alternative to hotels. Only minutes from world-class skiing, hiking, biking, boating, beaches and casinos.
Nevada Beach is only a 2 minute drive, offering a spectacular sandy shore for sun bathing and incredible views of the lake and mountain peaks.
This unit is 3 stories. There are 2 flights of steps to get to the front door of the unit from the parking area.
~ This home does NOT have AC. There is no BBQ per the HOA rules.

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"Alright for proximity to Stateline
We were only a 5 min drive to Stateline, which was awesome! The floors and walls were not clean. There were a lot of broken items and fixtures. The apartment had the tools to cook, but no seasonings, cooking oil, or stove hood. The front steps had several loose planks that felt like you would fall if you stepped wrong. Would stay again if the safety issue was fixed."

"Good location but run down property.
The location was really good as it was closer to the beach. The bed was comfortable and the kitchen was also decent.
The property in general was very disgusting looking. The carpets were so dusty and dirty that I did not want to put my baby down even for a minute. Some of the lights and electrical plug points were not working. For example the bathroom lights over the sinks in the top floor were not working and there was no water in the second tap of the sink. The electrical points were not working on some of the walls. And they have a washing machine but we dared not to use it since some of the electrical parts and wires were out. Maybe undergoing maintenance?
And obviously the property has a lot of stairs so something to be mindful off when booking.
But overall, I would not recommend this place if you are looking for something clean. If they are charging a certain price then they should ensure the place is at least clean and everything is working. "

We loved the 3 story townhome! The layout was perfect for our family's needs. The unit was well supplied and very clean. We enjoyed rooftop hot tub was immensely and really appreciated the blackout curtains :) We would stay here again in a hearbeat!"

"Wonderful location
Overall it is a great location and neighborhood. Well cared for subdivision. The condo was clean and suited us well. My biggest concern was the lack of lighting. The design of the condo tends to be naturally dark. The lack of lighting, specifically the kitchen, was notable. The ceiling fan in the master bedroom has been broken for months according to the reviews. Still not fixed on our stay. Overall it was a decent stay.

Property was pretty beat up, worn rug, stains on ceiling, needs paint, etc. Any renter should be aware there are 23 steps up to the front door, then another fifteen to the second floor, and yet another 15 to the third. So if you have any difficulty navigating steps, this property isn't for you."

"Needs some love
This unit is in need of some TLC -- patched paint on the stairwells; half-painted beams, masking tape and exposed caulking in the master bedroom; a single spotlight to illuminate the entire kitchen; limited kitchen supplies; outdated TV; weak wifi. This unit is very dim in the evenings, due to lighting as well as paint and furnishings. Looks like photos only on bright sunny day with curtains/blinds pushed back. Pros: comfy beds, nice bedding, updated bathrooms, its own hot tub."

"Family Vacation
Vacation rental was in a great location to the distance to downtown and lake. We were not able to use the hottub as it had an extremely amount of chemicals in it that literally took our breath away while running the jets. Property personnel came to see if they could fix the problem but they would've had to drain and readd water, so we didn't have it corrected as it would've taken longer than we were going to be there. Rugs were in need of some deep cleaning. But with those aside it was fine. The stated bathroom updates were nice."

"Don't be fooled by old photos
The location & mgmt co were great. Flooring needs to be totally replaced - filthy. Hot tub wasn't heating to approp temp and view is now just pines. Appliances worked & bathrooms/linens were very clean. Interior needs a deep clean & updated photos. Watch out for the dust bunnies."

"Sept 2021 3 night stay - pls read carefully
First, I want to give credit to World Class Prop Mgmt. The unit has many issues and once brought to their attention, Ray from WCPM agreed to see the units condition in person and the company agreed to discount the rental accordingly. They did the right thing and deserve much credit.
The unit needs to be completely renovated. The carpet has numerous stains, the kitchen linoleum is cracked and peeling. The screens are either missing or in disrepair. The upstairs bedroom has exposed spray foam insulation. The bathrooms are carpeted and have an oder, we actually layer towels in front of the commode so our feet wouldn’t touch the unsanitary carpet. You can tell past repairs or maintenance was sloppy, cheap and/or rigged.
The kitchen cabinets look and function like they were from the 70’s. The walls have areas that need to be patched or repaired. The entire unit needs to be painted. We have travel often throughout the years and the unit is by far the worse we’ve ever experienced. We would have moved to a hotel but all of the nice ones were either full or closed due to the fires. With the price of the rental we weren’t expecting the Ritz Carlton but we did expect it to be clean, sanitary and in relatively good condition.
The owner should be embarrassed to rent this property in its current condition and to not disclose its real condition. The pictures do not reflect it’s true condition.
I do not feel this unit is a reflection on World Class Property Mgmt. Once brought to their attention, they did the right thing. And again a special thanks to Ray who was very professional and helpful. I would have rated the overall satisfaction a 1 had it not been for Ray and World Class Property Mgmt’s response to my complaint.
I would recommend WCPM to a friend without hesitation. But, renters beware do not rent this specific unit until it’s been completely renovated and by all means get tha"

"Way too expensive for the condition of property
Positives: location is great. Very close to SLT and Zephyr Cove. Negatives: for the money ($840 for 2 nights) the place is a dump. Dirty, dust on all Blinds, windows very hard to open, screens broken and laying on the decks, chemical level in hot tub is completely overwhelming and there is no view of the lake as in one of the pictures. I would not recommend and I would not stay again. "

"Not as advertised
Unfortunately this property did not meet expectations. We expected an older property, but not one that was dirty. There seem to be structural issues with everything sloping to one side of the townhouse. Water had to be run for 5+ minutes to get more than a trickle, and definitely not used in two areas at the same time. The hot tub jets spewed dirt and bugs into it, we didn’t use it more than once. The pictures do not accurately reflect the true state and f this property, and I would say they are misleading. Stay with caution—it is overpriced for its quality."

We had a great couples weekend skiing at Heavenly, Squaw, and Kirkwood. The space was comfy and we cooked in the full kitchen every night. We were drawn by the reasonable price and the private hot tub which didn't disappoint. I did read some reviews about the space being old and worn, which I generally agree with, but our group isn't fussy, and we had a fun casual weekend. "

"Great Bones
Although the layout was great and the town-home had good bones, the place was less to be desired. The bedrooms were on the first and top floor and the meeting rooms were sandwiched perfectly on the middle floor. Felt the carpet needed some loving care. The wiring to the television was in and out. After letting management know the jacuzzi was WAY TOO gassy to get in, management let me know it was up to code. Couldn't use it! The BBQ needs to be tossed. The views were too far from the lake.... I don't usually write anything but 5 star reviews, but wanted to spare someone their vacation since mine was considerably compromised. "

"DO NOT DO BUSINESS WITH Jeren Gunter
About 3 or 4 days after booking my vacation, some members of my party were diagnosed with COVID 19. After notifying Jeren, the owner of the property, he assured me that the virus only took a few days to get over and told me that we would "be fine" and insisted that we continue wth the trip. His lack of regard and concern for public safety made me very uncomfortable, but he insisted that since I had signed a contract, cancelations within less than 45 days before a trip would only be refunded by 50%. Of course I did not go, and I only recieved 500 dollars despite having paid 1600 for the entire trip which is no where near 50%. "

"Terrible experience. Leaking roof and unclean.
First and foremost the roof in the top bedroom was leaking water and as a result, the bed and pillows were wet and smelly, which was disgusting. We have pictures of white pillows with huge yellow stains on them from having water drip on them for hours. It also looked like the roof had been patched with tape, which clearly wasn’t working.
Secondly the place was not clean. We found spider webs on the furniture and the floor didn’t seem like it was vacuumed.
Lastly the place is much much more dated than the light and airy pictures would suggest. The furniture is old, the fixtures are old and the place has an overall very dark, gloomy and musty vibe.
Definitely won’t stay here again as we feel misled by the pictures. And the leaking roof is a nonstarter. "

"Tired Condo, but convenient
Overall, this is a very tired unit in need of updating. The kitchen is the most tired with old counters and cabinetry that is on its last legs. Utensils, pots and pans really, really old, dented, burned with years of residue. There is masking tape hanging from the beams in the upstairs bedroom where someone painted, but never cleaned up. The couch in the main room is falling apart and large feathers are poking out of the upholstery. The front door cannot be opened completely because of the rugs, so we all had to step to one side, line up, close the door and then go up the stairs to the main area. I could go on and on. However, the beds were very comfortable and our property manager, Stewart was terrific. The downstairs thermostat was not working and he brought over a portable heater within an hour. All and all, we would not recommend this property until it has been updated, and is rental ready. "

"Wedding
The management company was very accommodating, the property it self was dirty and needed much updating on dirty sofas and other items. No long mirrors for dressing, no measuring spoons or cups. Hard to get to items in kitchen. Cabinetry was very bad and very dirty. Draws didn’t open well. Carpet was dirty as well. Owner needs to make some many improvements. Hot tub was so strong with Chemicals I was choking when I said it the only time I used it was once. "

"South Lake Tahoe condo
This property was not very clean. Some of the windows didn’t have screens on them so if you have small children this isn’t thebplace for you. The pool was nice and the location was great. "

"Great mountain condo
We rented this condo last minute and then booking was very easy. The propertynmanagement company was very quick to respond and always answered the phone when we called. The only issue we had was the controlls were locked to the hot tub which didn't allow us to turn on the lights or jets which was a bummer as we were very much looking forward to using the jetted hot tub. "

"Excellent Property Management
When we arrived, only part of the unit was cleaned. I called the manager. He apologized and told me he would call me back. About 15 minutes later, he explained the situation, sent out a cleaning crew, and offered me a day's refund. Two days later, I already received the refund on my credit card. Once the place was cleaned, we really enjoyed our stay. Note: I also received my security deposit refund within two weeks."

"Not as advertised
For the rental price the unit is very dated. The outside steps leading up to the unit from the street are buckled and dangerous to navigate. The kitchen is tiny. Everything is located at floor level which requires nearly being on your knees to retrieve. The dishwasher did not work. There is no air conditioning so beware if you are staying there in the summer in the top floor master bedroom. It is blazing hot and there are no screens in the master bedroom windows. The master bathroom shower is suitable for someone under 5 feet tall, otherwise the shower spray hits your chest. There is a reason there are not photos of the outside spaces for this unit. The deck off the living room is very old and tiny, suitable for two people. On the plus side the unit was clean and the property clubhouse has a nice pool."

"Beautiful & Cozy
This is a beautiful location and a nice condo. The beds were very comfortable and the three floor layout made it seem very spacious. The hot tub was nice although the controls were locked, so we couldn't use the jets. Overall, I had a great time staying here and would definitely come again. "

"Pretty Good Stay
My girls and I always stay in Lake Village during Celebrity Golf Tourney weekend...This place is cute..The half bath was awesome in a house full of chicks. We actually had a leak and I called the number and they sent somebody out right away so that was cool. The only thing that was odd was that there were somebody's old makeup brushes under the sink that was kinda gross...and the master bathroom had little hairs all over it. Nothing a quick clean couldn't fix. We would stay here again for sure. PS-the hot tub on the deck is a HUGE plus! "

"Great Family Weekend
We had a great stay at this condo in Lake Village. It is close to everything and had all we needed at the condo for a relaxing weekend. The remote control fireplace was a plus and the main level with living room and kitchen were perfect. The beds were super comfy and the view from the top deck was gorgeous. We would definitely stay here again!"

"Loved it
Stayed here for 4 nights over New Year's and absolutely loved it. The beds were extremely comfortable and the hot tub view was unbeatable. Everything worked just as described and there were even some basic kitchen necessities provided such as aluminum foil and various spices. I would definitely stay here again!"

"Customer Service Awfull - The Cabin Perfect
The cabin was absolutely perfect. The only thing I did not like was the Customer Service.
I had paid the total for the cabin, and the person who was my contact (salesman) did not tell me I had to send the contract back with signature. So we arrived to the cabin and we had no code for the key. We tried to contact him and when he answered he was mad, I don´t know why he always answered my emails in a bad mood. I was not treated like a customer, he was really rude and short in all of his emails.
Hope you have another good customer service people because I would not want to be contacted for a salesman like him "

"Property was fine, manager inept.
The property was rented for my wedding babysitters. After trying repeatedly at 10pm to open the lockbox with the code printed on the confirmation, a phone call to Jeren was placed. He said that the code had been changed that morning. He didn't bother to call, to text, to send an email. He just acted like our party should have read his mind. Totally irresponsible. Would not use this management company again."

"Clubhouse Circle Townhouse
The house is in a good location, very close to the strip but sort of far from the lake. The lake view description is a bit misleading, since you only get a glimpse of it from the third floor. As for the property, the house had no garbage bags in the garbage bins, no soap for dishes which wouldn’t be a issue except the paper work in the house said to ask the clubhouse but they said they don't deal with rental properties, so bring some. Also, the hot tub was low, not really hot, the upstairs bathroom door didn't shut, and the toilet would run unless jiggled.
It was quiet and peaceful which was nice. "
