If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older. *Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines. *You are only allowed 8 people at any time at the house. This includes any dinners or gatherings you may have. *Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood. * Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin. **Parking: 4 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house. *Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow

Pets Not Allowed Vacation Rental Agreement World Class Property Management, Inc. (WCPM)
Thank you for booking your vacation with World Class Property Management INC. (WCPM). Please help us keep our home a vacation rental by abiding by neighborhood and county rules.
This Rental Agreement (“Agreement”) is entered into between WCPM and the Guest listed below. By booking and signing, Guest agrees to the following terms, conditions, and county rules.
1. Guest Requirements Minimum age to rent is 25 years. The credit card holder, signatory, and responsible party must be the same person and at least 25. Any reservation made in violation of this rule will be canceled without refund. Maximum occupancy is: {{listing_max_occupancy}}, per Douglas County regulations. 2. Payments & Credit Card Authorization Payment Schedule: 25% deposit due at booking. Balance due 45 days prior to arrival. Reservations within 45 days of arrival must be paid in full at booking. Authorization: Guest authorizes WCPM to charge the credit card on file for rent, fees, damages, fines, and violations of this Agreement. Credit Cards: The name on the reservation and credit card must match. Guest agrees not to dispute charges that are consistent with this Agreement. 3. Cancellation Policy Cancellations must be submitted in writing. More than 45 days prior to check-in: Refund of payments made, less booking fee. 21–45 days prior: Option of 50% refund or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Within 20 days of arrival: No refund or rescheduling. WCPM strongly recommends travel insurance. WCPM does not provide or sell insurance. 4. Weather & Events Policy No refunds for events outside WCPM’s control, including but not limited to: ski resort or casino closures, event cancellations, pandemics, storms, power outages, smoke/air quality, or forest fires. Exception: If all roads into Tahoe are closed for 12+ consecutive hours on the scheduled arrival date, Guest may cancel for refund minus booking fee, or 100% credit toward a future stay (same property, within one year). Rate differences may apply. Guest assumes responsibility for safe travel, including carrying chains or snow tires in winter. Snowfall is common in Tahoe, especially near Heavenly Ski Resort. Please allow extra travel time during storms. Traffic often slows or backs up. Guests are responsible for knowing current road conditions and following chain/snow tire requirements. Snow removal on neighborhood roads is handled by the city/county and is outside WCPM’s control. No refunds will be given if you find your lodging unsatisfactory. 5. County Rules & Enforcement (Douglas County Code Title 20.622 VHR Ordinance 2024-1635)
Quiet Hours: 9:00 PM – 8:00 AM. No outdoor congregation or hot tub use during these hours. Noise Violations: County fines up to $2,500. One warning only; repeat violations may result in eviction without refund. Parking: Street parking is prohibited. Vehicles must park only in designated spaces. Failure may result in citation and towing. Occupancy: Limited to {{listing_max_occupancy}}. Over-occupancy, unauthorized events, or parties are grounds for eviction without refund. Inspections: Management may inspect for compliance with occupancy, parking, and noise rules at any time during the stay. 6. Property Rules No Smoking inside or outside. $500+ cleaning fee for evidence of smoking. No Pets unless home is specifically pet-friendly and approved by WCPM. Unauthorized pets = $450+ fee. No Fireworks, outdoor fires, or charcoal BBQs. Violations will be reported to local authorities. Furniture & Equipment: Do not move furniture. Ski/snow gear must stay in garage/mudroom. Lost Items: Keys $150+, garage/beach/pool passes $200+. 7. Maintenance & Refunds Guest must promptly report maintenance, cleaning, or safety issues. WCPM will make reasonable efforts to remedy but no refunds will be given for temporary loss of use (appliances, hot tubs, etc.). No refunds will be provided after check-out for unreported issues. 8. Hot Tub Rules (if applicable) Prohibited during quiet hours (9 PM – 8 AM). Guest assumes all risk of hot tub use. Minimum age 18. Misuse or extraordinary cleaning = $200+ fee. 9. Check-In / Check-Out Check-in: 4:00 PM | Check-out: 10:00 AM. Unauthorized early check-in / late checkout may result in additional rental fees. Guest must complete posted checkout procedures, including bagging trash, starting dishwasher, and securing property. 10. Winter Addendum (Nov–Apr rentals) Driveways cleared after 6+ inches accumulation; service within 24 hours. Timing not guaranteed. No street parking allowed, Street parking is prohibited. Guest assumes risk of injury/property damage due to snow, ice, or weather conditions. 11. Liability Guest agrees to use property at their own risk. WCPM and Owner are not liable for accidents, loss, or injury due to weather, natural conditions, equipment misuse, or circumstances beyond WCPM’s control. Guest remains responsible for all damages, fines, or violations caused by Guest or invitees. 12. Amenities at Your Vacation Home ` Provided for Your Stay Starter kit: paper towels (2), toilet paper (4 per bathroom), trash bags, hand soap & dish soap Fresh towels, bed linens, blankets, pillows Basic kitchenware: pots, pans, dishes, cups, flatware, cooking utensils (Note: Each home is privately owned, so kitchen and bedding items may vary.)

"Poor Response and Uncaring Attitude
Upon arrival all tables you could eat on were dirty with caked on food as well as the stovetop and kitchen floor. There were no ckeaning products in the house to clean the dirty items. I took pictures of this and contacted World Class Property Management the same day. When I discussed this with their staff on the phone they were unapologetic and had attitude. They said they would contact the owner and get back to me. They did not get back to me and I had to call them to follow up. They then instructed me to put my complaint in writing during my vacation time which is poor customer service itself. I have been renting on VRBO for 15 years 3-4 times a year and never have given a negative review. This will be my first. When you pay almost $3,000 for a 5 night stay you should at least have minimum standards of cleanliness. I only asked that they comp the $200 cleaning fee we were to pay at our departure. They denied that after instructing me to write 2 emails and sending pictures. Very unprofessional, terrible service and I am not sure the owner is even aware of the issue at hand. Additionally, the house did not cool down below 80 degrees and fans were not available to tolerate the heat."

"Nice, quiet cabin 5 mins from South Lake Tahoe
A well-equipped cabin with modern and newer accommodations. Locate in a quiet neighborhood but yet only a 5-min drive away from the State Line and Heavenly village.
There are a couple of minor maintenance issues that I have left a note to the property manager after I checked out the property.
Otherwise, It would have been a perfect experience for me. Overall my family enjoyed our stay in this beautifully decorated cabin."

"Wonderful house!
We travelled with our two adult children to Lake Tahoe for a family wedding. This house was perfect for our family. All three bedrooms were large and very comfortable. The living and kitchen area is huge and wide open. The kitchen is well stocked with everything you would need. I would absolutely rent this house again!"

These guys are our neighbors and when more family or friends come to town than we can host ourselves, this is our go-to option. Very well setup for a group. Located in the best neighborhood in Stateline (obviously we’re biased).
Note to the manager: a few coat hooks at the bottom of the stairs would be a welcome addition. "

We had a great stay at this wonderful home. The house is spacious, with plenty of room for everyone staying in the house. The beds are comfortable and it was clean and spotless when we arrived. It has a great kitchen that has all the items you need to prepare meals, if you choose. It is also in a great location, off the main road, but a quick drive down into South Lake Tahoe or up to the top of the mountain near Heavenly.
In addition, the management company is responsive and helpful. After a winter storm, the cable and internet dropped, and the management company was quick to respond to our calls and helped get the internet back up in a short time. I would absolutely stay at this home again in the future."

My family and I have stayed here twice now in the past year and we love this place! You have great sightlines from the kitchen/dining to the main area and it’s just so spacious which is great for young kids. The bedrooms and bathrooms are very clean and bright. The neighbors are very friendly and the neighborhood is safe to take a walk in. The only issue I have are the beds. It’s too lumpy. I’m more for a firm bed but if it could at least be in the middle I could’ve tolerated it. Also, if you DoorDash food here the dasher is likely to call for directions so be prepared."

Excellent vacation rental! As my family knows I am Picky picky about vacation rentals. We ended up booking this house last minute. I had another house booked prior to this but had to cancel and this one was available. We chose this home because from the pictures it looks modern and clean. And in person it was that and more! This Property is in a great location! Very secluded as the description says, but close enough to grocery stores, restaurants, and gas stations. What I liked most about this property is that EVERYTHING in the home was very clean and well organized. The home had everything we needed and more! The view the living room is great! The home was very well stocked. Will definitely book this property again.!!!!!"

The property was beautiful but the property manager was rude and arrogant. He obviously does not respect his customers. The directions for using the TV were totally confusing, even for the first maintenance worker that was sent to correct the problem. When the property manager finally came to help we were treated like imbeciles. I will NEVER use the property management company again."

This is a great place to stay. All beds are comfortable. The kitchen is awesome, it has everything you need and more. You will have to go up a flight of steps as all of the living area is on the second level. The BBQ grill works great and the deck overlooks the road but is very quiet, we were out having morning coffee on the deck and watched several deer pass under us. We also saw one smallish bear making its way up the hill behind the house. Overall excellent place, convenient to everything."

This home was beautiful and a great place for relaxation. The kitchen was well equipped and a pleasure to cook in. The only thing it wasn't equipped with was paper products, i.e. napkins, extra paper towels/toilet tissue, tin foil. The living area was all upstairs and the bedrooms and bathrooms were perfect. It was also very clean. Would love to come back in the summer to enjoy the beautiful stream across the street."

"Beautiful home
The pictures don’t do the house any justice. Brought my family here for their first time at the snow and unfortunately we had to stay indoors due to a snow blizzard, but the house made up for it in many ways. We got to enjoy the nfl championship games here and the surround sound system and tv were perfect. Overall it was a great house and should be back for the summer "

"South Lake Tahoe - Edgewood
Property Management was very informative and professional. The house was amazing and very open just like we wanted. The kitchen had everything you needed, even spices. They even allowed us to check out at noon instead of 10am which was very helpful. I would recommend this property to others and we will be staying here again for sure!"

"Amazing Home with Great Upgrades
This home was nothing short of amazing. The home has everything you and your guests will need for an enjoyable stay. The common area upstairs is big and great for entertaining and the furniture is well thought out. The TV and Polk Audio surround sound were icing on the cake! We were happy to see that it was a no shoes allowed property - really goes to show just how clean the home is. The entire home seemed to have been updated not too long ago and every single choice was very well thought out. Hot water was instant and 2 car garage was much appreciated. If you want a great location just a couple miles from the casinos and a super nice house that’s great for friends or family door pass this one up! "

"Ski Week in Tahoe
The house was fairly new, well stocked and very clean. The kitchen is great! The house is located in a very quiet residential area. The house lacked any decorative touches - in the entire house, there were only 3 wall decorations/pictures so it made it seem a bit "cold". 10 minutes to Heavenly - convenient to everything. Wifi information was not available through any instructions or at property and, as our arrival was on Easter Sunday,we waited until the next day to get login instructions from management company. They responded quickly."

We stayed here with two other couple for our wedding weekend. The house was just as pictured! Clean, bright & cozy! The house is in a quiet and private area but is still so close to everything. We would definitely stay here again!"

"Relaxing Weekend at Stateline
The Property was a GREAT way to experience Stateline! Just enough off the beaten path. Made a relaxing weekend feel like you were not on Casino row, but close enough to be there in 5 minutes if you want to. Kitchen was great! Open main room with tons of windows to see beautiful trees and let a lot of light in. Could not have been happier with the Cabin. Great balcony that looks out to the neighborhood. Will absolutely keep the address for the next time I am in town. You will not be disappointed with this property."

"Excellent ski rental, 5 minute drive to Stagecoach
Our two families shared this rental and had an awesome time. The great room has plenty of space (and light!), and everything was clean and comfortable. The picture of the dining table makes it look like it only comfortably seats 4, but the square table is big enough that all 8 of us easily sat together for meals and games. At holiday rates this rental is quite expensive ($800 per night!), so we stayed one night less than we would have liked, going for quality over quantity."

"Perfect house
My husband and I along with two other couples rented this house for the weekend. Perfect location, about 10 mins to everything. The house itself is very spacious. Wonderful open kitchen, open to the dining room and living room. Plenty of space for everyone. Rooms are very comfy as well. I would definitely stay here again. "

"Wonderful Home!
The home was just as pictured. It was very clean, had plenty of dishes and utensils. Beds were comfortable. The deck was a nice touch. We had a wonderful experience!
The home was hidden amongst the trees away from any traffic or city lights. Yet it was 7 minutes away from Edgewood golf course and down town. It was 13 more,its a from Zephyr Cove and horse riding.
We look forward to staying here again and would absolutely recommend this property to others!"

"Beautiful, spacious retreat
Everything about our stay was fabulous. It was exactly as the pictures show and the description was spot on...plenty of space and modern amenities, comfortable beds and tons of towels! The house is not far from the beach, restaurants and casinos but feels like your own private retreat (complete with a running creek nearby). Very relaxing.
We were able to get a late check out (I don't think anyone was checking in that day) but were very thankful for the extra time.
This was our first time staying here but 4th annual girls trip. We definitey plan to return next year.

What a beautiful home. A weekend was too short. The kitchen was gorgeous and the living room was spacious. It's close to heavenly and close to town. Booking process was easy and got my deposit back in about a week. I had a great experience and will definitely book this place again."

"Beautiful House with Excellent Property Management
Our family had an outstanding experience with this property. The house is spacious, very clean, and updated. The huge kitchen seems brand new and very well laid out and stocked - we found ourselves deciding to eat in every night instead of going out because the house was so comfortable. Bedrooms are also very comfortable and clean, and the showers are great. We appreciated the extra welcoming touches, like the basket of fresh dish towels and new sponge, and the new fluffy towel sets on each bed for each guest. The backyard was exactly what we wanted for our toddler's first time in the snow, and our son loved the enormous living room to play in. The property is also very conveniently located - not too far from the casinos and Heavenly, but still quiet and peaceful. Additionally, from the get-go and throughout our stay, the property management team was extremely responsive and helpful - I received responses to email inquiries within the hour, and sometimes even more quickly. We would definitely stay again! "
