Located on the Caribbean Sea at the end of a quiet street, you’ll find our beautiful and spacious one-bedroom condo. A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island.
Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at your doorstep. The view from your balcony is inspiring; you’ll never tire of watching the sunrise with a cup of coffee in your hand. If you’ve just come to sit and relax, you’ll find yourself spending your days gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment.
Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees.
Planning on diving, snorkeling, sailing, fishing, or exploring the Mayan ruins? Our concierge/manager has got you covered; they know all the best guides and tours and will have you set up in no time. They will be there with you all the way from the day you book until the day you depart. Pickups for your activities are a breeze; there’s a dock, you’ve seen it in our pictures, just steps away. Need to get some work done while you're on vacation? We have 40Mb fiber Internet.
Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us.
You're probably wondering about sleeping arrangements. We have a king-size bed in the air conditioned bedroom, a double futon in the air conditioned living room, and two single futons. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space.
Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee.
When you arrive on the island, we're 200 yards from the Tropic Air terminal, 450 yards from the Maya Island Air terminal, and 550 yards long the beach from the San Pedro Express Water Taxi terminal.

Pets Not Allowed Standard Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 30 days or more prior to arrival – 5% Cancellation Charge on payments to date.
Cancel 30 day or less prior to arrival - No refund of reservation with the exception of the damage deposit.
If the country of Belize is not accepting visitors, you may change your dates without penalty, or a no cash value credit will be issued that may be used for stays within 365 days of your original reservation date. If you test positive during your test for travel to Belize, we offer a no charge date change for a stay anytime within 4 months of the original reservation date. The date change and credit offer have blackout dates for peak periods (Easter, opening of Lobster Season, Thanksgiving, and the Christmas/New Years holidays).
Final payments not paid within 3 days of the final payment due date will be treated as a guest cancellation and the full booking deposit will be forfeited.
No refunds will be given for unused accommodations during the stay.
Solaria II and II Combo Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 60 days or more prior to arrival: 10% Cancellation Charge on payments to date.
45 to 60 days prior to date of arrival at the Property: Forfeit 25% of booking.
Less than 45 days prior to date of arrival at the Property: No refund with the exception of the security deposit which shall be refunded in full.
No refunds will be given for unused accommodations during the stay.
El Estero Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:
Cancel 14 days or more prior to arrival – Full Refund.
Cancel less than 14 days prior to arrival - No refund of reservation.
Final payments not paid within 3 days of the final payment due date will be treated as a guest cancellation and the full booking deposit will be forfeited.
No refunds will be given for unused accommodation during the stay.

"Loved Belizean Reef Suites!
This was my first time not staying at a hotel and I absolutely loved everything about staying at the Belizean Reef Suites! My suite was a very clean, spacious one bedroom unit with a very open floor plan and no wasted space. The ocean views were phenomenal and the spacious balcony was my favorite place to sit in the mornings, drink my coffee and take it all in.
I chose this vacation rental because I was traveling alone and as a single woman, safety was key. I got the impression from the reviews that this place was very homey and that the property management, Yvette, took excellent care of her guests - which is so so true! She met me at the airport and also dropped me off, and gave me the best recommendations in terms of must do and must see things during my stay. The house keeper was also very lovely and helpful. Simon who helped me with questions before I got there, was amazing!
The location couldn’t have been more perfect...walking distance to everything you could possibly need. Also, I’d like to say that the app they gave me access to was incredible because it had all the information I needed to plan my trip (requirements to enter and leave Belize, what to pack, activities, weather, forms I had to fill etc.)...so so helpful:)
I would definitely stay there again. And one other highlight is that there is this this amazing ice cream place that is a one minute walk and deserves to be mentioned in the location perks!!!

"not so great- beware of icky seagrass problem
IN addition to the letter below- the seagrass on the beach made it impossible to get in the water and it SMELLED like a sewer. The owners did refund one night- however- here is the letter I sent:
1. As a business owner myself, I would want to know the condition of my business. Therefore, the below will hopefully improve your business. 2. With condition of the condominium and the other items I will outline, I would like you to refund 50% of our charges. We left 2 days early because of the condition of the condominium and complaining would not fix the situation. Upon our arrival Yvette meet us at the ferry and took us to the condominium. There was: • No icetrays- she did have her son get some ice for us- which was nice. • The next day we had to ask for more kitchen towels as there was only one- we also had to ask for paper towels. • Then we noticed there was no soap in the bathroom- had to ask for that. • The TV in the bedroom was out for 4 days- the TV in the living room was out for 2 days (Yvette said they were working the morning we checked in)- my husband is pretty tech savvy. Based on the condition of what was needed to make them work, He could see it would be impossible for them to be working that morning • The air-conditioning is misrepresented on your site- as it is only in the bedroom. Below are pictures: 1. Two pillows in the living room were stained and dirty-YUCK 2. Light next to chair was broken and unsafe- the cord was unplugged and poorly wrapped with tape-which is dangerous. 3. All The chairs outside feel like they were sprayed with cement, and it is now chipping and in rough condition-uncomfortable to sit on. 4. Note the picture with the Towel on the bathroom floor- The mat and towel were totally soaked as the toilet had a leaked and the floor beside the toilet was dirty. I hope this help you- however we were certainly disappointed and I think"

"Relaxing stay
We had a very nice stay, we were on the second floor , Condo was very roomy The view of the reef excellent. Great restaurants within walking distance. Yvette was the property manager and she was very knowledgeable of restaurants Rentals etc. Yvette Even picked us and dropped us at airport, which was very close but a long drag with suitcases. Our main focus was diving we dove with Chuck and Robbies dive shop . They were extremely professional and would recommend them as a great shop Lastly the people of San Pedro are very friendly and very gracious we always felt safe in all parts of town day or night."

Perfect location, wonderful host Yvette R., immaculate housekeeping via Eramita. Homey furnished atmosphere though somewhat dated but acceptable. Neighborhood was safe and all our needs were within reach. We would return. Hopefully, the roads will be in better repair."
