A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island. Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at your doorstep. The view from your balcony is inspiring; you’ll never tire of watching the sunrise with a cup of coffee in your hand. If you’ve just come to sit and relax, you’ll find yourself spending your days gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment. Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees. Planning on diving, snorkeling, sailing, fishing, or exploring the Mayan ruins? Our concierge/manager has got you covered; they know all the best guides and tours and will have you set up in no time. They will be there with you all the way from the day you book until the day you depart. Pickups for your activities are a breeze; there’s a dock, you’ve seen it in our pictures, just steps away. Need to get some work done while you're on vacation? We have 40Mb fiber Internet. Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us. You're probably wondering about sleeping arrangements. We have a king-size bed in the air conditioned bedroom, and two double futons in the air conditioned living room. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space. Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee. When you arrive on the island, we're 200 yards from the Tropic Air terminal, 450 yards from the Maya Island Air terminal, and 550 yards long the beach from the San Pedro Express Water Taxi terminal. Once a reservation has been accepted and confirmed, a cancellation can only be made in accordance with the terms below:

Cancel 30 days or more prior to arrival – 5% Cancellation Charge on payments to date.

Cancel 30 day or less prior to arrival - No refund of reservation with the exception of the damage deposit.

If the country of Belize is not accepting visitors, you may change your dates without penalty, or a no cash value credit will be issued that may be used for stays within 365 days of your original reservation date. If you test positive during your test for travel to Belize, we offer a no charge date change for a stay anytime within 4 months of the original reservation date. The date change and credit offer have blackout dates for peak periods (Easter, opening of Lobster Season, Thanksgiving, and the Christmas/New Years holidays).

Final payments not paid within 3 days of the final payment due date will be treated as a guest cancellation and the full booking deposit will be forfeited.

No refunds will be given for unused accommodations during the stay.

Visitor Reviews (21) Write a Review! "Lovely waterfront apartment This is the 2nd time we've stayed at Belizean Reef, though the first time in suite #2. We come to scuba dive. San Pedro in has become very busy & noisy on the roads with so many golf carts... However this property is tucked back from the main road and it is quiet and very relaxing to sit on the chaise loungers and watch the people and the boats go by. The king size bed is VERY comfortable and there are 2 futon couches for accommodating more than 2 people. The kitchen is well equipped for travelers who like to prepare meals. It is very clean and the on-site property manager is very helpful. It is nice to stroll along the water front and enjoy the ambiance. It is less than 10 minutes to walk to the water taxi that can take you to Caye Calker - which I highly recommend. Go early enough to enjoy the entire day over there. I love to shop at the local fruit/vegetable stands, buy fish from the fishermen and make easy meals to stretch our vacation dollar. That said, you can find some great prices for casual dining out at the local food stands. May I recommend Neri's for fabulous fry-jacks (only open until 11 a.m.; Rosita's for great little meat pies she also sells out by mid morning (located on the south side of the bridge on the west side of the street, a little green stand). My favorite are the tamales, we would purchase from a fellow located on the north side of the bridge across from the gas station. The burgers at Secret Beach are excellent. The food at the Truck Stop is okay, but the ambiance makes it a place to visit a few times. On Sunday's there is a Farmer's Market at the Truck Stop. One of the charming things we noticed all over the Island at the outdoor restaurants and palapa bars is entertainment in the form of games or water toys suitable for kids, families and adults and they are all free. It makes spending an afternoon enjoying the area rather than just grab a meal and a beverage. I am typically a regular guest at Ramons Village but this time I stayed off site so I could surprise my Mother for her 80th birthday. I am glad I did because my wife found a perfect couples retreat for she and I in the future. The view from unit 2 was just spectacular and a very short walk to amenities. I showed family and friends the unit and I feel certain they will be booking in the future also. Full Kitchen (did not use) but could have if I wanted to. My husband and I stayed in Suite 2 and we loved it! It was a very large unit, nice king-sized bed with full dresser and large closet with plenty of room to hang clothes (which is important to me because I tend to over-pack). No access to washer and dryer, but they did our laundry for a fee ($12 US per load I think) which was helpful. Lots of seating space in the kitchen/living room. And awesome beach-front views of the ocean from our patio! Great location, right in town and around the corner from the airport, but amazingly quiet at the same time. The staff was very friendly and accommodating, and super quick when responding to messages and inquiries. Convenient parking space right outside the property where we parked our golf cart rental. The only thing I didn't love was the water pressure in the shower. The water was hot, but the pressure was lowish, so shower times took longer than normal. The unit was immaculate and smelled so good! The only issue I experienced was safety on the premises. As a solo, female traveler, it would be safer with cameras or security. Multiple times at night, I would have to lock the gate because other guests would leave it unlocked. With no security or cameras, there is no deterrent for unwanted people coming onto the property. The view from the patio is perfect for watching the sun rise, and everything in San Pedro is within walking distance. The suite was clean and well appointed. There isn't great water pressure, but that seems to be common throughout San Pedro. We would not hesitate to stay here again if we return. There was a problem with one of the keys being hard to use and there was only one set (do to the fact that the prior renter had mistakenly taken them home with him.Evette was waiting for them to be mailed back. Didn't understand why they just didn't have another set made. We didn't know where to u=put the keys when we left, but an owner there told us there was a d=key drop off place near the office. We had to leave the condo at 7 am and we had a friend take us to airport (because of luggage). Conda is perfectly located close to town and you can walk everywhere (including the Runway Bar!!) It is located in town so you can skip the golf cart if you choose. Ramones Village is located 3 properties down the beach so you can easily access the water. They keep there beach as pristine as possible. The upside of that is you still get the ocean views and access without paying Ramones prices. Belizean Reef is one 6 different properties we have stayed at in the 10 visiting we have made to the island. We will never stay anywhere else. Rear entrance had construction going on not as in building next door which they have no control. Now on to the great stuff Belizean people are great people very helpful. Unit is located a short walk to everything in San Pedro via beach or street. Our host was always helping us when asked local with great advise.
