CANCELLATION POLICY

Villas:
• Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

Visitor Reviews (9) Write a Review! "Being together is what matters... I don't know if it was the property owner or the property management company who dropped the ball, it is unclear to me. We arrived at the house a little before 4 and there was someone waiting outside (very polite and apologetic) for the cleaning crew, they hadn't shown up yet. We asked if we could go outback to pool (or beach) until it was ready. We were willing to wait we just needed a place to hang out and let the 6 kids run around. The cleaning crew came just before 4 but we never saw them leave, but they weren't there long. So the inside still showed signs of dust and items left in spots that had not picked up but should have been if it was cleaned thoroughly. The outside wasn't cleaned either. I'm just going to say we were disappointed. Yes, the house is big and roomy and in a great location...if it had been cleaned or if someone took ownership that the ball had been dropped my review would be different. I'm thinking if the property manager had check themselves to see if the house would have been ready earlier for us (when we asked 2Xs) instead of the standard "they will automatically text you if it is ready early" they would they have found out earlier themselves that no one had been there to clean it and that it wasn't ready?? and maybe they could have gotten someone there earlier than 3:40. I'm between a 2 and a 3 star for the Property Managers, I did put 3. We made the best of it and like I said it's about being together that matters and we were." Other than that, the house is a disaster in every way. Rotted wood on the exterior, mildew smell on the interior, food stains on the kitchen walls, duct tape holding together the glass on the kitchen table. Multiple lightbulbs out, insufficient silverware for a large group, upstairs dryer vents into the room heating up the entire upstairs. One small damaged umbrella is the only shade outdoors. Most rentals ask how many vehicles you will have so that they can provide gate passes. This time we brought my whole family with us, so we needed a larger house. everything was as described except for the areas that had been patched from water damage. While we were there, either the water heater or air conditioning was leaking from the kitchen ceiling. I figured out the door code for the utility room and fixed the water heater myself.
