This renovated oceanfront home features 3 bedrooms and 2 bathrooms to sleep up to 10 guests comfortably and is located in the quiet area of Folly Field, one of Hilton Head's finest beaches!
Upon entry, you walk into the great room of the home- consisting of the kitchen, dining area, and living room, all newly updated! Many windows allow plenty of natural light in to fill the space up beautifully. The living room features a cozy sectional as well as more seating and a brand new flatscreen TV for your entertainment. The kitchen is completely renovated with new countertops and stainless steel appliances to make prepping and cooking meals a breeze! The formal dining table has enough seating for 8, and there is an additional 4 bar stools at the kitchen island. Take a step out onto the extensive balcony and let the salt air whisk you away into relaxation! There is seating out here overlooking the private pool as well as an outdoor dining set for 8.
The first bedroom is on the main level and features a king-sized bed, flat screen TV and many windows to offer great views of the pool and dunes below. Across the hall sits the 2nd bedroom, consisting of a queen bed and a bunk bed (2 twins). These bedrooms share access to a full bathroom that is right outside the door, complete with a double vanity and shower/tub.
Downstairs, a second living room with direct outdoor access makes pool & beach days so much easier! Guests can enjoy another living room complete with a sectional that doubles as a queen-sized sleeper and flatscreen TV, as well as direct access to the pool & beach path through the sliding doors. Bedroom 3 is downstairs and features a queen-sized bed and a bunk bed (2 twins) with access to a full hall bathroom complete with a walk-in shower.
The private pool & spa will soon be your new favorite place to spend your days! Enjoy summer days lounging poolside or jump right on in to cool off. The private beach path is only steps away and will have you to the sandy beaches in no time. Koi Cottage has it all and is perfect for your next vacation!

Villas: • Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable. • Inside 30 days of arrival date all payments are nonrefundable • The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.
Homes: • Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable. • Between 60 and 31 days prior forfeiture of 50% of the total booking charges. • Inside 30 days of arrival date all payments are nonrefundable • The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.
Long Stay Reservations – reservations for 28 days or more. • Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable. • Inside 60 days of arrival date all payments are nonrefundable • The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.
Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder. • If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.
Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.
Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.
Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

"Charming Beach Home; Needs a little TLC in areas
We had an overall nice trip at this home. I would honestly give the home 3.5 stars if that was an option. 5 star service from Island Time though, we have rented from Island Time a few times now and they are always great to work with and have excellent customer service for any issues that arise. Shout out to Brenda! To start with the positives, the location of the home is great. Quiet street you can safely bike on. We absolutely loved being able to walk on our own private beach access out to the beach. It felt like a secret pathway! The upstairs portion of the home is nicely renovated and the kitchen is gorgeous and very functional. We loved having a private pool and the yard was great for playing baseball. We saw the photos and were well aware that the downstairs was not as updated and was more "old beach cottage" style. We could also tell from the pictures the pool was an older style pool. Still, we were a little surprised the downstairs and pool deck area needs maybe a little more TLC than we thought. The main thing was the overwhelming sour/mildew smell in the downstairs due to the humidity. They had damp rid packets everywhere to help with this, but the smell was still very strong. The pool deck area and the pool itself could use some maintenance and updating as well. The house is charming and has loads of potential. I do wish I would have known about the above issues before booking, so it is only fair to pass this information along to future renters. We will definitely book with Island Time again but are not likely to choose this specific home again unless they further renovate the downstairs and the pool area."

"Great Family Vacation
The house was everything we expected and more. Very clean, great kitchen, and plenty of room for the whole family. The outdoor space was fantastic. Enjoyed time around the pool and relaxing on the upper deck. All this and just steps away from the beach. When we plan our next Hilton Head vacation this house will be on the top of our list for places to stay. "

"60th Birthday Celebration
Having stayed in Palmetto Dunes in the past we found the Foley Field location just as nice. The house accommodated us comfortably. The location to the beach was great. The home does need a lot of updating; the steps in the front are a bit of a hazard, the pool needs to be totally refurbished, the home needs to add mirrors and clocks. The kitchen was lovely with beautiful appliances. Overall, the stay was fine but probably would choose a different property in the future. The Island Staff and Vakay Life staff were very accommodating. See You'All again :)"

"Book it
This was our first trip with our newborn and Island Time came through BIG time. Everything we could think of was either taken care of, or they had the recommended partnership ready to work with us.
Traveling with or without a newborn can be exhausting and overwhelming; this was anything but.
Was hesitant to write a review so less people book it and we have more availability for our family and friends.
10/10, book it."

"Let' s go to the beach
Overall - nice property - close to beach - very basic in design - no storage in two bedrooms was a problem - pool looks dirty due to condition of paint - not at all like the pictures - cords around backdoor and pool area concerning and this area floods when it rains - Great management company - very responsive and professional "

"Last minute getaway
We had an international trip planned that had to be canceled a month before and with only three weeks' notice we found Koi Cottage. It was the perfect size and layout for our family (2 parents, 2 kids, and 2 grandparents). My parents enjoyed the basement suite and we were more than comfortable spreading out in the lovely great room/kitchen upstairs together. Dinner was outside on the deck nightly and the pool was a perfect cool-down from the beach each day. My only complaints are 1. The kitchen was not well-equipped for cooking/eating in (no large pots - had to boil noodles in two small sauce pans; only tin mugs for coffee). 2. When I made the reservations I asked specifically about chairs/umbrellas and was told there were none and would have to pay to rent them (which I did) but when we arrived there were tons of beach chairs and gear so we had to pay a $50 change fee to cancel them (felt like the rental company was just trying to con us out of more money). 3. The price was way more than I feel the house was worth for the week. We were so happy to find something on such short notice, but without ocean views and a bit dated architecture it felt overpriced for sure."
