Welcome to this distinctive vacation property managed locally by (Property Management). This 7,500-square-foot beachfront home features a private, in-ground pool with a spa and a patio overlooking the Atlantic Ocean. With private beach access, this home is perfect for those long beach days! The kitchen is equipped with stainless steel appliances, a split, two-sink granite island set, and ample countertop space, so there's plenty of room to cook delicious meals and easy cleanup with two dishwashers. As the day winds down, you get perfect views from the large balcony overlooking the pool and beach. Entertain friends and family with the pool table, which is perfect for hours of conversation and fun. This large, elegant home offers everyone a place to make memories that will last a lifetime. A half bath accessible from the pool area adds convenience while enjoying the outdoors. A formal dining room is immediately to the left when you enter the home through the grand living area. Guests will find the main suite on this floor, complete with a parlor overlooking the pool deck and surrounding dunes, a standalone shower, and a spa-style bathroom. A second bedroom featuring a full bath is also on this level. In addition to the laundry room, a kitchen with two dishwashers, and an extra-full bath, there is a breakfast area complete with a banquette. Adjacent is a sunny and casual family room with a sofa bed and sliding doors that lead to the pool deck and covered lanai. Two sets of stairs (one spiral) lead to the second and third floors of the home, along with elevator access from the first to the second floor. Heading upstairs, stop at the mezzanine level between the first and second floors to find a bedroom featuring a TV and a full bath. There are five other bedrooms on the second floor, and four of them have an ensuite bathroom. Two of these bedrooms feature ocean views. This level also has a family room with a pool table and a full bar. Guests are sure to enjoy the veranda overlooking the pool deck and offering panoramic views of the ocean on this floor. There is an additional game room located on the top level. • Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

There were a few items we sent a note to the rental company about....kitchen freezer didn't work, missing lightbulbs, we paid to have the pool and spa heated- spa was heated but pool was not, the house could have been cleaner (it just looked like they came in and got out as fast as they could) and the electric fireplace in the great room worked for two days and then shut off (we learned it is in their rental agreement that fireplaces are not to be used by renters so our bad on that but odd that it worked for a few days then turned off) Management was very responsive before and during our stay. We would definitely rent this home again!" We have rented large oceanfront homes on Hilton Head Island for 31 years. First time with this home. Home is large and designed great for large family gatherings. Immediately upon arrival we had some property issues. First floor master bedroom AC not working (79 degrees). Called PM and service technician arrived that evening. AC was fixed and service tech was very nice. Although, he commented that he knew what the problem was because he's been here over 40 times in the past three years and this home needs to be demolished and rebuilt. Hot water was not working in master bath shower. When turning on, the pipes vibrated and sounded like they were going to explode in the ceiling. The technician came out and said that they need to be replaced that they were clogged with hard water deposits. We wound up using the shower in a back hallway the entire week. Outdoor furniture has seen better days. Pool spa is cracked and leaking water at the brick which causes black and green slippery algae growth along the poll deck sides. Furnishings are average at best. The house is easy to locate when walking down the beach. Just look for the different colored roof shingles that were patched in on the roof. And yes, it's the only one with this condition 2.5 miles in each direction. All of this did not deter from us having another great family vacation. It just wasn't the house we had hoped for. The location is convenient yet private, offering the good blend of accessibility and seclusion. While we appreciated the overall experience, it's worth noting that the house has experienced some wear and tear over the years. There are no major issues, but we did notice several items that could use some attention. The bathroom and kitchen fixtures, faucets, and appliances could benefit from a bit of maintenance. Additionally, a few of the lighting fixtures and trash disposal systems seemed to be showing their age. The pool cushions, too, were a bit worn out. Despite these minor concerns, our overall stay was wonderful. The character and charm of the house, coupled with its excellent location, made for a memorable vacation.
