Villas:
• Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

Visitor Reviews (13) Write a Review! "Hilton Head Disappointment This property is NOT as the pictures show. It is old and in need of serious updating. The pictures are deceiving. It is not on par with other homes at this level of rental cost. Location is great. Overall size is great. That's where "great" ends. Upon arrival we opened the door and were hit with a strong musty odor...not pleasant and it never went away, fortunately it was pretty much isolated to the downstairs. At least half the pool lounge chairs were busted or the frames were twisted up and unusable. And NO ONE even made an attempt to stage the outdoor all. It looked like a night after a frat party. And there is no chance in this life I'd ever use that NASTY grill...YUK! The rug at the top of the stairs was frayed and falling apart. WHY would you not spend $50 for a new one?? The master bathroom counter top has nasty looking stains or burns, and the paint on the ceiling in the bathroom is PEELING off in multiple large areas...clearly showing no pride of ownership. If this house was offered at half the current rate, it would probably be worth it to some renters, but you can't set an expectation of this house being a LUXURY home when it is not. We have stayed at MANY of the LUXURY homes in HH over the past 15 years...we will never stay here again." As soon as you walked in the front door, there was a heavy mold odor. The house was clean, but the furniture was well used and needed replacing. The a landscaping around the house and pool had not been addressed in quite a while. The lounge chairs around the pool were strewn all over the place. The screened in porch is in need of repair and repainting. The outside deck had rot issues. There were only two garbage cans available, which was not nearly enough. There was garbage and dirty diapers strewn around the service yard where the garbage cans should have been stored." The layout of the house worked well for our group and provided ample space. The large porch could be a real highlight, however, it was filthy. It didn’t look like it had been cleaned in quite some time, and the porch cushions were in poor condition and really need to be replaced. The property as a whole needs a deep clean, and the house itself could use some updates to bring it up to standard. The pool is very nice and the beach viewing area is a nice feature. The brick deck needs attention and it would be nice to have some shade provided. Additionally, we heard animals in the attic, which was a bit concerning. While we enjoyed our time here, the lack of cleanliness and maintenance made it hard to fully enjoy the experience. With a small investment this could be a 4 star property. We LOVED our stay at the property. There was plenty of space for our group and the huge screened in porch along the back of the home was our favorite spot. The panoramic view of the ocean was magical. We also appreciated that the house has 2 mini fridges in addition to the main fridge since we had lots of people and lots of food and drinks. We felt like the home was even prettier and larger in person that the photos online made it seem like. We loved the location in Sea Pines. We had the beach to ourselves every day, even over Memorial Day weekend. We enjoyed biking to South Beach and Harbortown. The layout of the 8 bedrooms gave maximum flexibility to our group and every one of us were thrilled with the amenities and location. We ranged in age from 35 to 82 and everything was easily accessed for everyone. Literally only a few steps to the beach and if you have little kids in your group, the pool and beach gear available would keep everyone happy. The manager was on hand when we arrived and offered helpful information about the tv(s), grill, pool, etc. The lawn crew and pool man were both there during the week keeping the property in good shape. The thing I liked best about this property was how private it felt even though you were right on the beach. The house itself fits beautifully into its surroundings."
