The open floor plan is a must and is perfect for entertaining. The gourmet kitchen features updated appliances and is perfect for gathering together. Upon entry, you walk into the home's living room, which has comfortable seating that is perfect to unwind and take in the view. Just a few steps over will lead you to the kitchen, living room, and dining area—a very open floor plan allows for an easy flow between the spaces. The living room has two couches and a loveseat around the flatscreen TV and offers direct access to the porch through the sliding glass doors. The kitchen is completely stocked with everything you need, and there is plenty of counterspace on the huge kitchen There is seating for eight at the dining table and an additional six stools at the kitchen bar. On the mezzanine level, the first bedroom sits on the first floor and features a king-sized bed. There is a full bathroom, complete with a double vanity and walk-in shower and tub. The second bedroom, which features two queen-sized beds and a private bathroom that has a combination shower and tub, On the second floor, the third bedroom features a queen-sized bed The private ensuite bathroom has a shower/tub combination. The fourth bedroom acts as the primary suite and features a king-sized bed, stunning ocean views, and access to the balcony. The primary bathroom has a double vanity, a walk-in shower, and a spa tub. The fifth bedroom has a queen-sized bed and boasts stunning ocean views. On the 3rd floor, the 6th bedroom has 2 Bunk beds with twin and full beds, a game room, a mini kitchenette, and a private bathroom complete with a shower or tub. The 7th bedroom is large and features a king-sized bed. The 8th bedroom has two queen-sized beds and one twin bed. Head outside to unwind in the private pool and spa and listen to the waves crash in the near distance as you let rest and relaxation find you. • Before 31 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

The vents were disgustingly filthy and the air company stated they knew there was a leak. The worst part was that Caleb refused to return our calls. The convenience was such a blessing and the house met all of our needs. There were some complications with the garbage service (they missed a day and the garbage piled up) but the staff was very accommodating and even came out and picked up the excess garbage that accumulated. We had a problem with an interior door not unlocking, and they came out that day and replaced the doorknob and lock. Island Time was very engaged; doing their best to meet our needs. It was not congested with people at the end of July. The 8 bedrooms and 7 1/2 bedrooms accommodated our family of 22 with adequate bedding configurations. The garage and entrance stairwell need attention. The house was a short drive or bike ride to Cologne Plaza for shopping, food and restaurants. The family sought additional services from HH Cabana Services for daily setup and take down of chairs and umbrellas, Vay-K Gear for additional rental of bikes, kayak, paddle board, boogie boards, etc., professional photography services from Willie Rice, Photographer. All additional services were excellent. Some family also went parasailing and jet skiing. Island Time Realty provided excellent customer service regarding needs and questions along the way." We are experienced travelers, and former owners for 18 years of a duplex Beach Rental property in NJ; Every summer for the last 10 years, we (20-25 Family members) go somewhere, eg. HHI, Murrells Inlet, OBX, Myrtle Beach, etc. Expectations were high since this house was renovated this year. External appearances were good, pool clean, pool area very pleasant, plenty of chairs ,grill was clean and had propane, linens were excellent. Inside was clean. Now for negatives: One Frig. (with slow ice maker), is inadequate; only 16 dining chairs or stools; Microwave broken; portable one was supplied; Broken ice machine and five broken rocking chairs stored on the ground floor; (only 2 rocking chairs available); access from ground floor to pool was thru a row of large bushes; granddaughter locked in third floor bathroom as a result of a cheap broken lock; Realtor staff responded fairly quickly after hours and had to kick the door down; Elevator stuck between floors; piece of cheap internal cage door broke off and jammed; Staff slow in responding and had to remove the door; Internet never did work consistently; never could watch TV ! I know how important reviews are, and I tried to be fair in my assessment, but from our experience, some of these problems were unprecedented and should never had happened. Our family voted unanimously never to return to this house !! Hopefully this review will help owner and rental management to do better next time !!" Only issues we had the whole week, was there was not enough parking for a bus due to the narrow side road where house was located, but the situation was rectified quickly and some nice neighbors took care of us with an rv parking spot that we could use for the week, and the other was on the front porch there is a direct window view of the 1st floor bathroom/shower area, which we learned didn't have a cover over it from the doordash delivery guy.
