Welcome to this distinctive vacation property managed locally by (Property Management). This beautifully furnished and decorated home overlooks the Palmetto Dunes 11-mile lagoon and is just a 10-minute walk to the beach. With 4 bedrooms and 4.5 bathrooms, a gourmet kitchen, a private pool, and the beautiful Robert Trent Jones golf course, this is the perfect vacation home. The open living areas allow you to see the lagoon and the pool and talk to family and friends in the kitchen, great room, or study. With a large dining room that seats 10, casual dining in the kitchen, a breakfast bar, and al fresco dining on the terrace or pool deck, there is plenty of room to entertain a crowd. The master bedroom is located on the main floor and has a king-sized bed, a sitting area, and large walk-in closets. The bathroom includes his-and-hers granite counter-top vanities, a bathtub, and a walk-in shower. The junior suites have king- and queen-sized beds (on the same level as the master suite). Each bedroom has a private, full bathroom. The fourth bedroom is oversized with three twin beds. Key Features: • Proximity to the beach: 10 min walk • The pool and spa can be heated for an additional charge, give us a call for heating rates and to make arrangements. Pool and spa heat must be scheduled at 14 days prior to arrival. Additional fees apply for last minute requests prior to arrival or after arriving at the property. • Inside 30 days of arrival date all payments are nonrefundable

Homes:
• Before 61 days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Between 60 and 31 days prior forfeiture of 50% of the total booking charges.
• Inside 30 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Long Stay Reservations – reservations for 28 days or more.
• Before 91 Days of arrival date we will refund the initial payment after the forfeiture of the booking processing fee plus tax and the Credit Card fee plus tax if applicable.
• Inside 60 days of arrival date all payments are nonrefundable
• The Booking Processing Fee plus tax and Credit Card fee plus tax are non-refundable.

Trip Preservation –We recommend purchasing travel insurance to protect your investment. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Rental Guardian Insurance Services is the holder.
• If selected, the travel insurance premium is charged at the time of selection and is nonrefundable.

Early Departures and No Shows - No refunds for early departures or no-shows. If you have purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions.

Storms - There are no refunds given for cancelation or interruption of your stay due to an event of inclement weather including: a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions.

Cancellation Refund Schedule –The Cancellation Policy is binding at the time of booking; as outlined in Reservation Confirmation, failure to complete the rental agreement does not exclude Guest from responsibilities of the Cancellation Policy.

The house was lovely but our family loves to be outdoors and we wanted a space with lots of seating for our family of 8 and a pool and spa. The furniture was mostly broken. The outdoor sofa had several broken slats and was not usable at all. We had only 2 lounge chairs and the rest were broken or had split fabric. The large wrought iron table was badly chipped and looked as if it hadn’t been cleaned in years. My thought upon seeing the outdoor furniture was that it had disposed by someone else and was picked up by this owner. There was plants growing in the gutters and roof line. I was out and talking to an owner further down on the street we were renting. She asked me which house we were renting and I replied that it was a lovely home but the outside needs LOTS of love. She knew immediately which house were in and she said “ you are in the rundown house.” That pretty much says it all. I will say the property manager Pam was very helpful. She immediately came to property and they removed the sofa and several broken lounge chairs. The lounge chairs were not replaced and the sofa had wood put over the broken slats. She did what she could and we certainly appreciated her showing up. In my opinion she did all she could. When we rent we look for a super host or equivalent . Island time is this type of host and I think this house does NOT live up their standard and it most definitely did not stand up to mine. The beauty of this house is diminished because it needed a lot of love. The front stairs were covered in so much moss and algae they were slick. We entered through the garage. It was dank and musty. Who knows when the last time someone was there? However, knowing someone was coming the management company should have made sure it was neat and clean. the inside of the house at first glance was fine. then we found 2 of the 4 bathrooms were not completely operational. One of the rooms had trash in the cans. The kitchen was fully stocked with pots pans and dishes. It was very unorganized. Like things were not always together. The pool area was full of toys that I guess were left by whoever was there before us. All but 2 of the lounge chairs were so beat up we were afraid we would fall through. The furniture on the deck should have been thrown out. They even turned the cushions over. They were bad on both sides. WE were sold on the pictures but that's not exactly what we got. I get it, when you are renting your property you hope people will take care of your things the way you would. I know we rented at the end of the summer. Maybe it was better in May or June but I paid the same amount they did. We made the best of it. The location was great, within walking distance of the beach. There were lots of great restaurants nearby. There were groceries the liquor store, Walmart and pharmacies all very close by. I would indeed visit the area again. Pool was unusable and was a feature on which we based our choice of rental. We were reimbursed the cost of the heating if the pool but still, it was a big part of our plans for vacation that could not be realized. Palmetto Dunes resort is lush and tranquil and the house is beautifully situated on the lagoon overlooking the golf course, with lots of wildlife to watch. The beach is truly just an 8-10 minute walk away, with access to a less busy stretch of sand, or a 4-minute drive to the Club House access, where you could grab a bite to eat and rent an umbrella and chairs if you didn't bring your own. The house is spacious and very tastefully and comfortably outfitted and had all the necessary amenities you could need for a great stay. Island Time Hilton Head Rentals was great to work with before and during our stay. Brenda is a gem and immediately sorted a minor issue we had on day one and was accessible throughout. Thanks for making our stay so enjoyable. I would thoroughly recommend 39 Port Tack to anyone wanting to relax and enjoy the peace and tranquility of Hilton Head with easy access to the beach, golf, and great restaurants in Shelter Cove! Located on the lagoon, replete with wild life such as alligators, squirrels and varied waterfowl, the ocean is just a pleasurable ten minute walk through a quiet neighborhood. Generally, the management was helpful, only a couple “snafoos” but they were resolved. We traveled with little children and management connected us to which delivered a crib, toys, high chair, beach chairs/umbrellas etc. prior to our arrival so the transition was flawless. The concierge service was equally helpful as they connected us to who delivered, and refrigerated, our food prior to our arrival. The fresh vegetables and fruit were excellent quality The amiable woman and her friendly daughter, worked very hard to shop, deliver and unpack the groceries! This VRBO site says to bring hand soap, dishwashing and laundry soap however, I’d recommend you wait until you arrive to see what is actually needed. Unwittingly we prepurshased it when there was already some there from the former family. We left our newly purchased soaps there, as it seems did the people prior to our stay. My final recommendation is Palm Meadow outfitters who delivered bikes for the week. The bikes were wonderful as the neighborhood is set up with beautiful bike paths, making stores, restaurants, beach sun rises and sunsets quickly assessable! We will be back!
