Cancellations: As an initial deposit, we take 50% of the reservation total at the time of your booking. The remaining balance will be automatically charged to the card on file 60 days prior to your arrival date.
Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.
Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund. You are financially responsible for the entire amount of the reservation less cleaning and pet fees. Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.
Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

"Gorgeous property
The property has a gorgeous view, unique architecture, and many wonderful amenities. The view from the spotless hot tub cannot be beat. The clear fence around the perfect deck makes the view unbelievable and provides wind protection. We had many laughs around the foosball and pool tables. Walks from the property are wonderful. The place would be perfect if some of the easy maintenance issues I mentioned to the management were addressed (many dead lights upstairs to the point that it was dark at night, not enough lighting to read or play games at night downstairs, dishwasher door broken, broken blind and gate, smelly bathroom sink). Management was very interested and kind when I mentioned these issues at the end of our stay and when I admitted that my nervous dog had an accident when he entered the house. I felt good that they would probably address the maintenance issues. If they did, the place would be perfect."

"Thick freezing fog blocking view, no internet then no power.
We were sold on the view shown on the property pictures, then we spent 4 days freezing in such thick fog that you couldn't see your hand in front of your face. It's a microclimate so the weather forecast wasn't even close to accurate, plan on 10 degrees colder from whatever the forecast says. The internet went out for a whole day, then the power went out the next day. No real response from the rental office after notifying them of the outages. Breakers trip easily, especially when using the sauna, lots of burned out light bulbs throughout the house (including right above the pool table) and broken light switches. Old, worn down, mismatched furniture. Only 1 shower in property with 2 shower heads, if you use the main shower head the bathroom floods. Tried to make the best of it, but in the end just couldn't wait to get home. "

The overall experience was wonderful. The interior of the home and the amenities were exceptional. We loved the hot tub, the massive opening sliding doors with a great view, and the tropical entryway. The house is well laid out, and feels new and welcoming inside. One set of sheets was a bit dirty, but we were able to rectify without too much trouble. It would be nice for the guano to be cleaned up at the very front entrance, as that's not the most welcoming first impression! We also noticed that one of the address numbers (the "4) has fallen off, and is sitting on the ground. Overall, though, we loved our stay and would stay at Beach Nest again."

This beautiful home is located on a very quiet street. The furnishings were exceptional and comfortable. Everything one needs to "be at home" when not at home. The ocean view from the living room is stunning. And the ocean view from the upstairs bedroom is even more stunning. The property managers were so lovely to deal with and wanted to insure our every need. The house and property are so lovely and clean. The beds are very comfortable. We brought all our own food and stayed in to cook, read and relax with no chores or critters to look after - Ahhhhhh"

We had a truly incredible retreat-like experience staying here. We did all of our grocery shopping on the way there which allowed us to enjoy every moment of being at the home. The hot tub is really nice along with the bathtub upstairs. Views are amazing and we loved using the grill for our meals. Everything was extremely clean and the property management company was great at communicating the cleaning standards which we appreciated more than ever during this pandemic time. Overall it is a very relaxing place and we would definitely go back for a future visit!"

The views from this home are absolutely stunning and the house was perfect for 2 adults and 2 giant dogs. We loved the expansive deck, the sauna and hot tub. I can’t say enough about the management group—we had a few issues with the house upon arriving and they sent someone out immediately to address them. My only suggestion—ditch the chairs in the master and add a dresser since there is no closet. Can’t wait to return! "

"Overpriced & excess additional fees
Upon arrival, we found the one reason we rented this location, the view from the hot tub, was not able to be utilized. The spa was not heating. I emailed the property 4 days prior to our arrival asking they make sure it is working and received no response. Them they failed to get it working at all during our stay. After two days, they got back to me with a $200 refund. The daily rate was advertised as $393 for two nights. After all fees and additions, the rental cost us $1178 for two nights. Even if the hot tub was working, this house should be no where near this price.
$393 nightly rental + $590 owner fees ($250 cleaning fee +$35 linen fee + $135 management fee + $170 administrative fees) + $105 service fee + taxes.
How are the “owner fees” more than the cost of the nightly rates???
Although the woman I did speak with was apologetic, these are all property management which just inflate the cost and makes the experience/reliability of the home’s services less of a priority for them.
I would never refer anyone to this home or any other property managed by this company. It is too bad that they fell so short on doing the basics of the job the home owner is paying them for. "

There are so many little things that make staying in this home a special experience. Waking up to the sounds of seabirds soaring through the fog is a such a magnificent way to start each day. We spent some peaceful moments reading, soaking in the hot tub surrounded by the smell of the ocean, watching the sunset from the living room. I also stay at another property that is closer to the beach at Dillon. It was wonderful be up on the bluff. We saw Deer every day and hawks and other wildlife while we stayed here. The place is wonderful, the kitchen is not great to be honest but it is a minor inconvenience. To be honest I enjoyed cooking less and being there more. Daily Sauna, Hot tub and reading on the porch with some good local cheese was plenty"

My wife and I visited this home with two other couples and were delightfully surprised about the accommodations. The house is very uniquely designed, was comfortably large enough for our group and offers beautiful views of the Pacific Ocean. There is also an abundance of wildlife in the area, so we saw plenty of deer while we were there.
The owners were easy to contact and helpful, we had no problems with them.
I would strongly suggest bringing some warm clothes. The high elevation of the property combined with fog and wind coming from the ocean makes for some very cold sitting on the patio outdoors."

I went to Dillon beach to have a working vacation. Since I work remotely, I often skip conventional vacations and spend a week in another location, using the days as normal work days and evenings/mornings/lunches relaxing and enjoying. However, this place had an internet speed borrowed from 1998. Home was spotless and nicely furnished. The only issue we had was that we were unable to use the Tv's because of an input issue. Directions were not clear and even though we followed them still no luck. The unit was very nice with a nice view. Dillon Beach store and restaurant was not available. So, we had to drive to Tomales Bay for some things from store. Not a huge deal. But, you might want to plan ahead and call to see if they are open."

The house was lovely. The view, deck and hot tub amazing. It was a very relaxing experience. The house is much farther from the beach than I had expected and you really can't walk to it. Parking at beach is $10/day. It would have been nice to know everything at Dillion Beach was closed for renovation. Also there should be better directions on how to use things like the satellite, BBQ and fireplace! We finally figured it out but was a bit frustrating and rental company did not return calls. Also the kitchen was pretty dirty but rest of house ok. Even given the issues I would return if just looking to get away for quiet relaxation."

I rented this house to get away and work on my novel, just my dog and I. The view is beyond incredible. The house was spotlessly clean, bright, open, airy and relaxing. I loved the classical music they had playing when I arrived, such a nice touch. The furniture and beds were comfortable, and the view was captivating and the perfect solace for working. The neighborhood is very quite and peaceful and my dog loved laying in the deck watching the wildlife below. The hot tub was clean and relaxing and much needed after a day of writing. Very easy to set up. Really nice place and well stocked. The view was fantastic. It took us about 15 min to walk down the hill to the beach. The walk is exhilarating so you do have a little workout at the end of the day coming back. But that makes it even nicer. Makes you feel like you accomplished something. We are absolutely in love with this gem of a place! We were able to celebrate my 30th birthday there with my little family! Views were amazing (pictures don’t do it justice) and House very accommodating. We loved the outdoor deck and spa! Even though there is a House right next door you would never know; deck feels VERY private and no one can see you. Kitchen had everything we needed (besides coffee filters that fit the coffee maker but we were able to pick some up easy enough). I think if coffee filters are your biggest gripe that’s a GOOD SIGN :) thanks for the amazing stay! 5 stars :) "

"A much needed respite!
Kenwood fire evacuees we needed as complete getaway. This was it! Glorious views, peaceful and spacious. Managers were responsive to our needs but for those they couldn't fulfill.
The latter was a serious lack of kitchen equipment and utensils. One bed was good the other not so. But waking to the lush natural surroundings and the ocean was worth the lack. For a longer stay that would be less true.
A little more direction on use of facilities, eg the sauna and hot tub, would be useful.
It feels like Brittany up there!

"Fantastic home for a small retreat
Great and seamless experience theroughout. The management company is very responsive and thorough. The property is amazing and exceeded our expectations. The home has a huge patio with a hot tub facing the ocean. There's also a sauna room. The entry way features a beautiful mini garden. Dillon beach is technically a walking distance but I recommend driving since the home is on a hill. Can get foggy and windy overnight, but that's expected for the summer season. "

Beach Nest was an absolutely gorgeous home and we had a lovely stay. The photos don't even do it justice. The home is well-laid out, views were spectacular, and meticulously clean. This was our first time staying on the hill about the town. It was pleasantly peaceful and pretty private compared to many of the Dillon Beach rentals. The house is nicely furnished and very comfortable. Russian River/Dillon Beach property management was very attentive to our needs and Thal is a super person in general. I would recommend this place for a couple or 2 or a small family. We'll be visiting this place again. "

"Dillon Beach Get-Away
We loved the Beach Nest and our lab loved the Beach. The views are out of this world and the house is very comfortable and luxurious.We had a party of five plus dog. I was surprised to find that we did not have internet after having received the password via e-mail just the day before. I would have liked prior disclosure as two of the guests were college students with homework requiring internet access but was satisfied with the explanation. I was also surprised that we were given an incorrect code for our rental home key lock box which thankfully was cleared up quickly via a phone call and a very helpful rental agency staff member."

"Peaceful retreat.
The Beach Nest is a very cute and peaceful home with gorgeous views. The overall ambiance reminded me of a quaint spa getaway. We went for a calm bachelorette weekend and the home was perfect for the surprise in house massage that we had for our bride. The home is higher on the cliffs so it's a bit difficult to bike or walk down to the beach if you're looking for something right on the beach. Overall, everything was very clean and arrival was lovely as they left the music on with lights. Very welcoming. The hot tub overlooks a gorgeous view and should be noted that it is right up next door to the next door neighbors yard as well.
A few things that would improve our stay:
For the price of the stay ($430 per night) there were some shortcomings in comparison to other homes:
1) The kitchen is not as well appointed as other homes that I've stayed in. The spices and basic amenities were a bit lacking and the closest store is a tiny general store. The kitchen utensils were also a bit difficult such as the knives being quite dull.
2) There is a laundry list of cleaning responsibilities that took a little of the peace of mind off the stay. Other homes just strip the linen and run the washer.
3) There is no additional activities such as DVDs or board games. Of course the idea is to go out but we got pretty fogged in the first night we were in the area and were surprised there wasn't any other movies/games available.
4) The rental agreement can use some better formatting and review to avoid redundancy because it's a bit long but that's just an administrative note which didn't affect the ratings at all.
Again, small things but when the price is at that point, there's just a higher expectation.
Overall a great stay. "

"Beach Nest is a wonderful!
My husband and I and our two adult sons had a wonderful time staying at Beach Nest. We have been coming to Dillon Beach regularly for the past 15-20 years and have stayed in many rentals during that time. Beach Nest was by far the cleanest home we have ever stayed in (including the hot tub) and the views were spectacular. We also enjoyed seeing the deer and rabbits in neighborhood on an almost constant basis. We would recommend this house to others and would consider staying in this house again in the future. "

we were 4 adults and a 4 year old. It was a bit of a surprise that we had to drive to the beach. It would be helpful to let renters know how to get there and details about parking.Hope the burners on the stove get fixed. All that said, we loved the house, the hot tub, the porch and would definitely return. By our 3rd day the fog even lifted. Thank you! "

"Review of the beach nest.
Hey--- we had a great time and love the place. A couple of things could be added to the kitchen, we were going to bake a pork loin roast but no baking pan available, ended up at Delucci’s in Valley Ford and that that was a good end to that problem. Did barbeque a tri-tip and thought a longer carving knife would be a good idea although did do a good job with the 3 inch Ikea steak knife. Only had one incident of ants attacking the dog food on the floor. We had an ant problem in our personal Windsor home and I got the indoor outdoor Ortho Max product. Spray the entire exterior and entire indoor floor line and ground line of house, and no more problem.
Brought my DJI quad copter drone and flew it a couple of times. No one noticed or minded. Links below. Dan

The property was located up on a mountain overlooking the beach. The view was amazing! The hot tub was also a plus. The area was a bit remote, so our cell phones did not get reception, but we did have wifi. The only downside was that there were ants on the property that got into our food and the kitchen wasn't as well equipped as we had hoped. We were able to manage however. For the price, it is a great value!"

Beautiful house, great location. Since the upstairs master bedroom has open ceiling to lower area, this is best suited for a couple. You can hear every noise throughout the house otherwise. Property manager said ok for dogs in crate inside house; then once I signed the agreement, said dogs can never be left under any circumstances. Despite that, enjoyed the house."
