Welcome to this distinctive vacation property managed locally by (Property Management).
32 Bradley Beach Road is a gorgeous beach house located a short walk to the beach, sleeping 9 guests in 3 bedrooms, 3 bathrooms, and a bonus room. This lovely home is exceptionally well maintained and has ample room to spread out in the living room, which has a sofa that converts into a queen bed. The kitchen is equipped with stainless steel appliances and includes granite countertops and two bar seats. It offers the perfect space for hosting, with two dining tables. The first dining table seats 6, and the second dining table seats 8. Also located on the first floor are a full bathroom and a bonus room with a daybed perfect for napping, next to a full bath with a walk-in shower.
Heading upstairs, along with three bedrooms, you have a great workspace for working on the go. The primary bedroom features a king bed with a vented walk-in closet that has plenty of room for a baby's pack and play and an ensuite bathroom with a walk-in shower. The second bedroom features a queen bed, and the third bedroom features two twin beds. They both share a bathroom with a shower and tub combination. Dual thermostats are located on the first and second levels for added comfort.
Heading outside, there are porches in the front and back of the home, each with comfortable furniture. The backyard makes this beach house even better! The fenced-in backyard has 12 acres of natural landscape behind the property making it the perfect spot for pets. The main pool deck features a grilling station, lounge seating, an outdoor shower, and a private heated pool, gas fire pit, and hot tub. Located in the garage is a second refrigerator within steps of the pool, a ping pong table, and a 30-amp electric vehicle plug suitable for most level 2 charging stations. The property features well maintained landscaping with shrubbery and pavers around the pool deck. For added convenience, there are 2 parking spaces inside the garage and 2 spaces in the driveway.
NEW AMENITIES
32 Bradley Beach just got even better with a brand new above ground hot tub that can accommodate up to 6-7 people. The hot tub water is filtered using a fresh water salt system. The hot tub can be heated at no additional cost during your stay. There is also be a gas fire pit which will add an extra element of relaxation for your stay.
Driessen Beach is just a stone's throw away from your front door and has a kids playground, showers, and restrooms nearby.
Key Features:
-Proximity to beach: 10-minute walk. Driessen Beach Park is along the way and features a playground, showers and restroom.
- Hot Tub – An above ground hot is in service year-round at no additional charge to guest. The hot tub accommodates 6-7 people. Spa water is filtered by a fresh-water salt system.
- Heated Pool – From March through November the pool water temperature is continuously heated to 78-80 degrees at no additional charge to guest. For an additional charge pool temperatures can be increased to 88-90 degrees and must be requested one week prior to arrival. Please call us for details and dates.
- Gas Fire Pit – Located next to the pool and hot tub is a 2-burner gas fire pit which adds an extra element of relaxation.
- Ping Pong Table and extra refrigerator in garage

If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Island Time Hilton Head is not the policy provider, Red Sky Travel Insurance Services is the holder.

Before 45 days of arrival date we will refund 90% of initial payment
Between 31 to 44 days prior to arrival we will refund 50% of initial payment
Inside 30 days of arrival date all payments are nonrefundable
The reservation fee is nonrefundable.
• Homes
Before 60 days of arrival date we will refund 90% of initial payment
Between 46 to 59 days prior to arrival we will refund 75% of initial payment
Between 31 to 45 days prior to arrival we will refund 50% of initial payment
Inside 30 days of arrival date all payments are nonrefundable
The reservation fee is nonrefundable.
• Storms - There are no refunds in the event of a tropical storm, tropical depression, hurricane, or named storm, and all payments will be forfeited. If Guest has purchased travel insurance, any or all trip reimbursement is between you and the insurance company and will be subject to the policy terms and conditions. "Great beach house
This was a great home with quick access to the beach. The home was clean and well furnished. We did have a couple of issues with the kitchen faucet and dishwasher, but the property manager was quick to respond. I would definitely recommend the property. "

My family and two of our children's friends (and the furry ones!) thoroughly enjoyed our stay at Bradley Beach. The house has everything you need, and the proximity to the beach is completely doable. We actually only drove over once, simply because we needed a safe way to drop the paddleboards before taking them out to the beach. This is a long walk with a paddleboard, even for the strong teens, though. For a walk to the beach with chairs and the like, it's totally fine and enjoyable, too. We loved seeing the fiddler crabs and herons in the marsh under the walkway. The property was spotless, and there are no signs of any pets ever being there, so if you have well-trained pooches, it's a really lovely house with a nice private, fenced-in yard. Having a heated pool in Spring was wonderful, and everyone took in the hot tub experience multiple times a day in the backyard. It's a quiet part of Hilton Head, so just make sure you're the kind of family that doesn't need a bunch of stores and things to do within immediate walking distance - besides the beach. You can leave your bath towels at home, because we had plenty at the house for all of us, and we use the clothes washer on vacations. There really are only a few things of note that I would consider doing a little differently: I'd get a new garbage can with a flip top lid that works and is sturdy. I'd also consider soap dishes that aren't thin plastic. It doesn't fit well with the beautiful home. The bonus room is great! It's just outside the main living area, so if you're late nighters and like to watch tv outside your bedroom, make sure your bonus room guest has a noise machine or sleeps like a rock. Overall this house is awesome, and we'd definitely come back! "

Great location, well equipped and exactly as presented. Only issue was pool heat which was included with our stay. We had to request this as opposed to it being done automatically. As a result we lost several days of pool use. Highly recommended and would stay again."

"Amazing Home for our Family Vacation
Our family of four and dog had a great stay at 32 Bradley Beach Rd. The home was perfect....clean, spacious, and a close walk to the beach. Everything we needed for a relaxing week at the beach was provided. The house is beautiful, bright and open inside. It definitely has a relaxing beach feel to it. We enjoyed a short walk to the beach every day. Our family spent time relaxing by the pool and taking bike rides in the area as well. There are many shops and restaurants just a quick drive down the road. Island Time helped make everything about our vacation enjoyable...from the reservation process, checking in to the home and our departure on the final day. I would definitely return for another visit!"

The rental property was exactly as described. Photos were current and up to date. location relative to grocery and other amenities were perfect. It was nice having a private pool, ping pong table and an extra refrigerator for all our beverages. Only downside was it was a bit longer walk to the beach with small children. But the boardwalk was apparently recently constructed with composite materials, so no concerns regarding splinters on the walkway. Overall perfect, we would stay here again."

"Wonderful Week!
Upon arrival to Hilton Head, we were called by Pam to welcome us! She also told us that an early check- in was available. We were not expecting that but SO excited to be allowed to go to our rental early. As soon as we all walked in the house, we were so impressed with EVERYTHING. It looked so much larger in person. The house had everything we needed and more to make our week wonderful. We enjoyed the pool and ping pong table. The walk to get to the beach was paved and an easy trek even with our 6 and 4 yr old granddaughters. The house was very clean, spacious, and as described. We would most definitely recommend staying here. We rented bikes for everyone for 3 days. We rode our bikes to Adventure Cove for Putt-Putt golf (right down the road),to Barnacle Bill's for fresh seafood twice and also on the beach. There are many bike trails that I would love to check out next visit. There is a Kroger very close by. We drove to the Light House, the kids played on the playground there, we ate at The Crazy Crab (my favorite) and Black Marlin. There was a minor issue having enough ice the first day. Pam very quickly responded and brought us several bags of ice to get us started! So much appreciated- she is super nice! This was our first trip to Hilton Head and I feel confident that we will return again!"

The home was absolutely beautiful and very clean. When I booked I was looking for convenience to the beach due to disabled mom. It stated 4 min walk which is totally not the case, it was more like an 8+ min walk. This would be the only reason I would not book it again, do not like to be mislead. "
