- Cancellation(s) for daily/weekly guests: Reservations cancelled a minimum of 30 days prior to the scheduled arrival date will result in a full refund of your prepayments less a cancellation fee of one night’s rent + admin fee + plus tax. Cancelling your reservation for any reason within 30 days of your scheduled arrival will result in complete forfeiture of funds.

- Cancellation(s) for monthly/snowbird guests: Reservations cancelled a minimum of 60 days prior to the scheduled arrival date will result in a full refund of your prepayments less a $200.00 cancellation fee plus tax if pricing has been confirmed and a contract has been signed. Cancelling your reservation for any reason within 60 days of your scheduled arrival will result in complete forfeiture of funds.

Visitor Reviews (4) Write a Review! "Tops'l Tides 303 was a little disappointing We booked unit 303 because we knew it would be a gulf-front property. The best thing was the balcony with comfy small adirondack chairs and a table with seating for four. There was great live music at the pool bar that we could listen to from the balcony on Thursday night. But the balcony needs power-washing because the doors and walls have mold. The color-scheme on the inside is blue/beige which is pleasant. There are four chairs and a sleeper sofa. But the unit needs painting, and there were light-bulbs that were out on the stove, in the bathroom, and in a lamp. The master bath cabinets are dinged up and the kitchen shows wear. The appliances are in fairly good condition. Be careful of the dishwasher bottom rack. The kitchen is adequately stocked but if you like to cook, there are not enough pans. There was one large and one small saute pan that were fairly worn. The supply of books was outstanding. The table was large with two bench seats. The TVs were fine with good viewing choices. We did play pickleball and wore the wristbands, but getting the gate code was a bit confusing. Gibson was easy to communicate with. I would like to give a better review because we love staying at Tops'l, but this unit needs some spiffing up."
