No refund if you cancel less than 14 days before check in.
The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

No one could walk in front of the back balcony due to the secured sand dunes; and the view of the gulf was perfect! The beds were AMAZINGLY comfortable! My husband LOVED the free rounds of golf at different courses each day. Also, the beaches weren’t very crowded due to no high rises close by. The condo was beautifully decorated and very clean. The few cons I will mention is that they charge $14 a day for each additional beach chair beyond the two free you get with your reservation. We purchased two chairs from Walmart and left them at the condo for future guests to use. We also purchased additional blankets as the blankets provided were thin. Beach towels are not provided, so we purchased those as well. We would definitely book this condo again!
