Steps away from the boardwalk, children’s playground, and outdoor pool, this direct oceanfront ground floor condo boasts an amazing view from the patio, living room, and master bedroom. The kitchen is fully equipped with a drip coffee pot and stackable washer and dryer. The ample cabinet space and large dining room table that can seat six is perfect for a family beach vacation. Enjoy the beautiful sunrise over the dunes with your morning cup of coffee or the evening ocean breezes while you grill out for dinner on the unit’s electric grill. There is a king in the primary bedroom and the ensuite bathroom has a jacuzzi tub. In the guest bedroom there is a queen and a twin. The two twin bunk beds in the third bedroom known as the “Crow’s Nest,” is a perfect bedroom for the children in the family. As this condo is a Silver condo, much of the decor, furniture, and appliances have not been updated in 7+ years. This condo does not have all the bells and whistles, but it will be a comfortable and clean condo. All the condos are equipped with private WIFI and have TVs in the living room, master bedroom, and second bedroom. We provide initial toilet paper, trash bags, bath soap, and dishwasher powder. Guests are advised to bring supplementary items if needed. Take advantage of the recreational opportunities of this private gated community, including a large oceanfront pool, children's playground, two tennis courts with pickleball court lines, and a basketball hoop. Head indoors to our clubhouse where we have a heated indoor pool, brand new work out room, racquet ball court, and a dry sauna. The beautiful, white, sandy beaches are just a two-minute walk from buildings 1 and 2 and a three-minute walk from building 3. The beaches are accessible by car with just a short drive north to the Dondanville Road Access. Only a 15-minute drive away is historic downtown Saint Augustine, where there is no shortage of shopping, dining, or fun activities for people of all ages. Check out the towns many historic attractions or hop on the Trolley’s to see it all on the go! You can purchase tickets to many of Saint Augustine’s attractions here in the office! Saint Augustine has no shortage of kid friendly entertainment! Check out the Alligator Farm or the Lighthouse and Maritime Museum here on the island or head downtown for the Pirate and Treasure Museum or Potter’s Wax Museum for some good old fashion family fun! In the months of June and July we offer a variety of daily on-site food trucks by the pool and weekly movie nights on the lawn!

Also more utensils are needed especially for the grill (such as a pair of tongs). Bring your own plastic cups as there were only 3 beverage glasses. Don’t expect a Kuerig, just a standard coffee maker. Glazing in tub in shared bath is chipping but overall space was good & clean enough. It smelled bad, there were dead roaches in the TV stand drawers and one live roach, and the unit needs updating. It was one of five condos we rented as a family. We were refunded the cleaning fee but lost a day of vacation. The bunk beds are in a closet, it’s not a full room. The whole area was deplorable. The couch was very old and didn't accommodate our family. The kitchen was in great need of new pots, as there were only two, and the larger one was falling apart. I guess I would say if you don't mind a lower-cost experience, but love just being on the beach, this is great! The beds were all good though.. slept great!" The unit hasn't been updated in probably 20 to 30 years, there's dirt on the walls, rust on all the bathtubs and washer&dryer, there's old Beach items left on the porch that look like trash, the bathroom vents don't work, and the entire unit is very musty and smells like mildew (maybe from the lack of ventilation and old carpets). Colony Reef staff were very professional and help fixed the AC and move us to a new unit. 1102 is in a great location but unfortunately the unit is subpar on a number of levels. Would not rent this unit again unless they cleaned up and renovated. Mold allergies were kicked into high when entering the unit, lots of mold." The pool and area surrounding it was clean and had plenty of lounge chairs and tables. We enjoyed borrowing from the office (no extra fee) tennis balls and racquets to use on the tennis courts. We also made use of the workout room and indoor pool. The condo itself is a silver listing so we did not expect anything fancy. Overall the interior was clean on arrival but the patio was covered in sand and dirt from the prior guests. The furnishings are dated but comfortable. The kitchen had most of the equipment needed but some of the dishes were not clean and appeared to have been put away dirty. The kitchen was lacking in anything extra, we had to bring our own paper towels, garbage bags, dish soap, laundry soap etc... There was only one dishtowel and two single use packets for the dishwasher. We realized after out first night the A/C unit was not working properly. It was running constantly and we were unable to adjust it with the thermostat. We also discovered it did not have a filter installed. A few people in our family have allergies and I did not want to sleep in a condo without a filter in the A/C unit. I ended up having to purchase it myself b/c they did not have any extra in the office and I was told it was the weekend so the maintenance man was not available. (I was reimbursed for the filter purchase when we checked out.) The closet where the A/C unit and water heater reside was completely full of dust and could use a good cleaning out. The washer and dryer were old but worked ok when I figured out that the lint trap (which was hard to find) was extremely clogged up with lint. Looked like it hadn't been cleaned out in a while as the lint was about 2 inches thick. Another issue we had was there were no oven mitts or potholders in the kitchen. The first night I had to use the one dishtowel for getting our dinner out of the oven. While everyone else in our group seemed to have updated, clean units, ours was just gross. It didn't seem clean. The water in the master bath leaked heavily, and there were muddy footprints on the floor when we arrived. The silverware drawer was full of crumbs. Someone had scribbled on the bedspread with marker. The remote control was black with filth. I cleaned it upon arrival. We found multiple bugs in the unit, including German cockroaches, which are awful and very difficult to get rid of. There were some in our umbrella after we left it outside to dry one night, and one got into my daughter's suitcase. We have our own home thoroughly and regularly treated so it definitely didn't tag along with us. Our friends would like to stay again next year but we definitely won't be staying in unit 1102 again. When I called the office number after we unpacked, I was told that they closed at 5pm and would not be back until Monday (check-in was Saturday). I had to go to the store to buy towels and a cookie sheet. The kitchen did not have any cookie sheets. The blinds in the 2 hall-facing bedrooms were not great and didn't keep out the light in the hallways so it was pretty bright in the middle of the night. There are a few random things that need to be addressed - bathroom shower handles do not work well, hooks broken off doors, patio is crammed with furniture, etc. Overall, the location is great, the pool is great." The condo itself was somewhat disappointing compared to where we usually stay, especially for the price. This unit had multiple issues that could easily be taken care of by simple upgrades. The furniture in the photos was different than what was in the living room, the master tub had a constant drip, maintenance fixed a separate issue with the tub. The faucet in the kitchen would not pivot and part of it fell apart. The stackable washer/dryer was very loud and didn't perform well, the dishwasher had a lot of rust inside, the walls need painted, doors need replaced. We enjoyed ourselves but were used to a much more updated unit, especially if this is considered a gold unit. My brother stayed in a different unit the same week and his was much nicer (1108)." We had a lovely time as always! The unit was well furnished and comfortable. The floor was lenolium and had a damaged spot in the kitchen near the dishwasher- but overall was in good repair. The only complaint I would list is that there seemed to be a lot of bugs... we saw about 6 roaches and one large spider in the unit (sometimes kitchen, other times master bedroom...) colony reef told my husband that a pest control person would come take care of it- so hopefully no one else has this issue- but if you do, let them know as they're eager to help! The cleaning of the unit could have been better too... we did find teddy grams on the floor (we didn't bring any teddy grams...) but we just took care of it ourselves..
