If I (WE) cancel our reservation more than 30 days prior to the occupancy date, the deposit is fully refundable minus a $350 cancellation fee and 4% credit card processing fee (if applicable). If I (WE) cancel 30 days or less prior to the occupancy date, P.S. Platinum will make every attempt to re-book MY (OUR) Reservation. If the P.S. Platinum re-rents the property for the dates of MY (OUR) reservation at full price, I (WE) will receive 100% of the deposit back minus the $350 cancellation fee and 4% credit card processing fee (if applicable).

If necessary, P.S. Platinum may re-rent the property for the dates of MY (OUR) reservation at a discounted rate in order to secure a last-minute reservation. In this case, I (WE) will receive a refund based on this discounted rate minus the $350 cancellation fee and a 4% credit card processing fee (if applicable). If P.S. Platinum is unable to re-rent the property for the dates of MY (OUR) reservation and the cancellation occurred 30 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy, however, a cancellation fee of 10% of the total rental rate is applicable in lieu of the $350 cancellation fee.

Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.

However, I would highly recommend cleaning the windows and stair carpets. Air fresheners needed. Other than that, great stay." Jul 28, 2025 - Kari W., Southlake, TX "O'Side Dreamin What a wonderful spot to stay. You cannot get any closer to the waves and still be dry. Big house, four levels in all and two spacious decks. One up top and one steps from the beach-both completely unobstructed views. AMAZING! Garage space for two cars and there was a handy remote once you check in. There is a huge kitchen with a large custom fridge and a professional range. We only did light snacks as we mostly ate out. There are four bedrooms, two master suites. We chose the one downstairs as it has the best view. The bed was a bit soft for us, but still quite nice. Hot water took a while to arrive to the shower, just be a little patient. Property management was quick with a text on arrival and asked about our stay. We alerted them that a few of the external keypads were not working properly and I am sure they will fix them right away. They were very responsive about questions and very familiar with the unit. Make sure you grab some fire bundles for the evenings (Home Depot/Wal-Mart) as there is a small fire pit on the lower deck. Lower deck also has access to lowest floor which has a pool table, bathroom, and kitchenette. The umbrella on the desk could use a little maintenance as the salty air has made it difficult to turn but just move the chairs. Oceanside is a neat little town. Please check out the Market downtown Thursday evenings-there must have been a 100 food and craft booths on our visit late January 2025. Lots of really interesting choices. One morning we walked to Rose Cafe (less than 10 minutes) and had a really interesting breakfast-check it out. And there are some really amazing food choices next door in Carlsbad-less than 10 minutes away by car. Campfire was amazing as was 264 Fresco, and you must go to Wildland for Breakfast or coffee and pastries. We are already thinking about when we can get back down here-when our kids have some time off. Pro-tip-think hard about your airports if flying down. House was clean and management company was very nice and accommodating some concerns and issues were, Hot tub had way too much chlorine, enough to discolor my kids clothes and give them red irritated skin. also could not figure how to get the heaters to work(mini split units in each room) only the one upstairs would come on(no heat) 2 in the home (family room and downstairs master suite) don't work at all. spoke with management to try and get them to work and we couldn't get them to work. he did send a heater over to help warm the house. also the tv in the main suite upstairs didn't work either, again tried to get it to work with the management personnel, and we couldn't get it to work, the person i spoke with was great and he really tried to help.
