All cancellations will be charged a cancellation fee, of $150.00, 3% credit card fee (if applicable), and a $45.00 reservation fee. The aforementioned applies to ALL reservation cancellations

If a "Rental Ban", were to occur during a stay, the balance of nights not used would be refunded... The unit has some updates but really needs a new sofa. The sofa had a slipcover on it but it was extremely uncomfortable. But the kitchen, baths, and bedroom were amazing. Being on the first floor allowed us to expand our living space not only onto our patio but also to the yard in front of it. We had the privacy of the hedge but could also see and hear the ocean just beyond. We had just a short walk to the stairs down to the beautiful beach, which wasn't too crowded even during spring break. I would return for the location alone! The condo itself had enough space for the four of us and was well equipped. My husband found the master bed a little hard for his taste but I found it quite comfortable! Our teen girls enjoyed the bunks but be aware it is a tight space length-wise. We really appreciated that their bathroom had enough space for their suitcases. We had an issue with the ice maker and a repair tech was sent out immediately when we called. We will return to the Palms and highly recommend!" Upon our arrival, it was evening when we noticed the comforter was dirty and pillows had an odor and even the sheets didn't look clean because there was hair on them. The bathroom by the laundry room was absolutely disgusting with mold growing around the trim, shower curtain and even in the grout of the tile flooring. It was also apparent that nothing was moved for cleaning being the way there was food behind chairs, vases, rugs and tables. The walls of the bathroom above the hanging racks were so covered in dust from the vents. I ended up cleaning the sheets myself, sprayed some of the mold and cleaned myself because no one was available on Sunday when we discovered all these things. We love this location and visit the Palms every year. So the location is nice for us - beach front, private access, outdoor pool... The apartment was clean and in good shape. However, this is not our favorite unit and we have experiences with quite a few to compare. Pluses: hardwood floors, easy to sweep, lower floor, easy beach access, working washer/dryer, ceiling fans, working ice maker. Negatives: cheap/few towels (with a linen fee tacked on), scratchy bed sheets (horrible on sunburned legs!) cheap toilet paper (just 1 roll, forcing you to purchase a 4 pack at the store that you won't finish), one single trash bag (forcing you to purchase a box that you won't finish or recycle the one existing trash bag), cheap paper towels (1 roll, forcing you to purchase a two pack at the store that you will not finish), no spices at all (not even salt and pepper, we bought several and left for the next guest), all pantry areas locked - no where to store your groceries, nothing to wash dishes with (had to purchase dish soap which we left behind for next guests), no beach items (some had chairs, toys, or even complimentary Beach chairs 4U rentals), no bikes (yes we have stayed at units that offered bikes and kayaks in the rate). No tissues. The biggest disappointment was the living room furniture - one couch and then three uncomfortable wicker chairs. So in the evenings, most in our group did not have comfortable places to sit. The fold out bed was not comfortable (most are not). This unit also has not upgraded to the digital locks like most units at the Palms. So we had to drive out of our way to pick up keys, return keys, keep up with physical keys... The condo was very clean and had everything we needed. The only thing that put a damper on our vacation was the horrible red tide (coughing, burning sinuses) and Hurricane Michael approaching. We booked for 3 night but left a day early. We only stayed 2 nights. We were very concerned about the hurricane and left early. We would love to come back when there is no red tide or bad weather. Overall everything was clean and well maintained beds including pull out couch were comfortable. Very convenient to have a washer and dryer. I usually choose the highest floor for the views but we really liked being able to walk out patio door and straight to the beach walk way no shoes or sandals required. Also it is very close to Seaside which was a must for us. Only improvement would be better insulation between ceilings and floors above you can hear all the footsteps above you but the patio door to the beach makes up for it."
