18.) CANCELLATION POLICY- For a refund of moneys, cancellation must be in writing and received 91 days prior to your arrival date. The cancellation fee will be 10% of the rental rate. Cancellations within 46-90 days will result in the loss of the 40% deposit unless we are able to re-rent the Dwelling for the same rate and time period. No refunds will be made for cancellations received 45 days or less prior to arrival unless the Dwelling is re-rented for the same rate and time period. If the Dwelling is re-rented, then a 10% cancellation fee will apply. For this reason, we highly recommend that you consider purchasing the optional travel insurance.

However,the unit is VERY dilapidated and needs to be updated. The only reason this unit gets rented has to be because of its beautiful location. The furniture is very old, the carpets appear as though they have years of dirt on them, the kitchen lacks the basics, there is not even a large skillet. There are no ceiling fans at all. At the very least they should be in the bedrooms. The outdoor furniture is bad, old, and dirty. This is a 4 bedroom unit, accommodating 8 guests and yet there are only 4 chairs around the outdoor table. We had family staying in neighboring units, 703, 705, 707 and 729. All of these units were updated, had newer furnishings and were all around much nicer than #704. The owner of this unit is basically a slum lord, just collecting rents because the location of this condo is second to none." The adults loved sitting out there and enjoying a glass of wine and the children had a ball running on the beautiful grassy area and climbing the big old oak tree. The pool was great as was the beach club however we preferred to drive the short distance to Coligny beach. The house was perfect. Plenty of room and privacy and beautifully decorated. The kitchen wtas well stocked and we had plenty of linens. The washer and drier were great! A few minor issues which I reported to management company and they offered to immediately take care of but there was no need. I just wanted to make them aware. It was a perfect vacation. Agent said go buy one, which is exactly how we wanted to spend our time. Garbage area smelled of rotted fish, no-one checked. Garbage was not picked up until we left, but agent said "at least twice a week. During heavy rain, back slider door leaked. Towels were threadbare. Sounds like we are complainers, but not so. We had a great family vacation with an excellent location for the kids. With more attention to the "little" things, this place would be perfect." This problem would have to be rectified before we would consider renting the unit again. We had great fun and loved having the green space access right out the back door for our little ones. Plenty of room, comfortable furniture, great sleeping (very quiet); watching dolphins, boats, birds on the Sound would by itself make this a great vacation spot. However, Sea Turtle Management is exceptional. The slightest issue was responded to immediately which made us feel very special. It's not always that you can first, reach your management company and second, get an immediate response. Great people to work with! This is our third year here at this Villa, and I think about 5 or 6 years renting thru Sea Turtle Management at one of the many other Villas they manage. I wouldn't chose anyone else to rent from.
