Cancellations: As an initial deposit, we take 50% of the reservation total at the time of your booking. The remaining balance will be automatically charged to the card on file 60 days prior to your arrival date.
Should you need to cancel prior to final payment (60+ days prior to arrival date), you will receive a full refund of your initial deposit.
Cancellations made after final payment (within 60 days of arrival date), are not eligible for refund. You are financially responsible for the entire amount of the reservation less cleaning and pet fees. Please consider purchasing travel insurance in order to be eligible for reimbursement of non-refundable prepaid travel expenses.
Refunds: Conditions beyond our control i.e. weather, road conditions, power outage, government mandated travel restrictions, TV outage, phone outage, Wifi outage, Hot tub problems or guest emergencies do not constitute a basis for refunds.

The view is unbeatable. There was plenty of space for our family, and the hot tub was a great addition! We also really enjoyed the deer in the neighborhood, the quiet community, and the country roads to travel on. We hope to return to this house again one day! I’m so glad we chose this home to stay in. The good; lots of room, nice furniture, great kitchen upgrades, beds were comfortable, clean linens, wonderful views of the ocean, and quiet neighborhood with lots of deer.
The cons; house wasn’t very clean, dust and cobwebs, base of toilets need scrubbing. Hall tub needs to be bleached including the nonslip mat. Bathrooms are very old, not updated in any way, with old faucets that are hard to work, the worst one is the shower (crusty). Both bathroom’s tub and shower are tiled with old 1” tiles and old dark grout (even the base of the tub). Washer had issues, it wouldn’t stop running, both toilets need work, and due to the age of the house there is a constant musty smell."

It was everything described, photos included.
House floor plan is perfect, it's a panoramic view the moment you wake up! Downstairs is perfect for privacy. The way the houses are set up you feel secluded, even though they are close. We barely saw anyone. It was a very nice stay for my family and i. I would definately rent again in the future and have already recommended it to several friends, looking for family stays."

"Fun Family Getaway
Great spot for a family getaway! The house was the perfect size and we loved that we could bring our dog. The deck had amazing ocean views and it was fun watching the deer wander by.
A few tips for future guests: the driveway is very steep, the kitchen doesn’t have much in the way of basics (no salt), and you’ll want to bring your own beach towels and toys. Overall, a super relaxing place to stay!"

"good location
This is an older property that doesn't have any upgrades and is dated, but kept in nice condition. As long as you are fine with that, which we are, then this is a good place. We had a good time. our criteria for finding a house is to have a large couch where we can all fit and a dining table where we can all fit. check and check, this place has both. We had a party of 10, there was plenty of space for all of us. One thing I would like to see is more chairs out on the patio. The sliding glass door takes all your might to get it open and screens on all the doors would have been nice because bees kept coming in the house. We did have to call the property managers a couple of times, they were super nice and handled everything quickly. They were a highlight of renting this property. Very very nice people!
Things I would suggest, bring your own spices, kitchen towels and even cooking utensils. This house has very limited supplies. There were enough dishes/cups/coffee cups, so that was great!
bring ice too, the ice maker didn't make any. "

"Wonderful Vacation Home
For the third consecutive year my wife and I hosted our kids, spouses, and grandkids at Dillon Beach for a small family reunion coinsiding with a yearly meeting my wife attends in the Santa Rosa area. Whale Watch was the most nicely furnished and comfortable rental home we have had, and the next time we do this I will certainly check its availability before any of the other homes in the area. If you are considering this home you will not be disappointed, (just don't take my week!)"

"A perfect gateway for some relaxing with the family
What a beautiful home! We love the views of Dillon Beach and Lawson’s landing from the the house, brought some good binoculars hopping to see whales swimming by, but maybe next time! Beautiful drive to point Reyes area! Stopped at south beach (beautiful) our dog Mowgli had a blast! On our way back we stopped to eat at Nicks Cove ( good delicious food). It was hard for us to pack up and leave this house!!!!"

"Matt’s Celebration
A large house with 3 bedrooms, 2.5 bathrooms, great room (kitchen, living and dining), lg family room, garage play room. VERY STEEP DRIVEWAY. Did not like the driveway. Wrap around porch. No real outside space, the lot is too steep. Some problems fireplace didn’t work, slider screen door was damaged, one of the steps to the front door was not illuminated. (My husband fell.). Absolutely beautiful view of Dillion Beach and the Pacific."

"House needs some loving care
We’ve stayed at this lovely home before, the views are amazing!
This trip was rather disappointing. The house needs numerous repairs.
The back door was broken, so inaccessible.
We had a party of 10, the pullout bed was completely broken, was put back together so didn’t know until bed time. Had to go buy a blow up mattress��
Then woke up to invasion of ants!
The refrigerator wouldn’t stay at proper degree, kept going up to 55•
We did call and we will get $200. Refund.
So needless to say it wasn’t a pleasant stay.
This home needs some loving care to restore it to our satisfaction, we paid top dollar due to holiday��

Weather was incredible the entire weekend; the house views were great. The location was farther than our original house that had a maintenance issue. Many items in the house broke while they're due to not being attended to. The window in the dining room and the sliding doors, except for one, did not have screens. So, we had yellow jackets entering the house since it was so hot that weekend we needed the windows open without screens. The house is a bit outdated, but with some minor fix-its, it could be a great house. "

"Great stay for a group trip
We had a comfortable stay for a family weekend trip to the beach. The living room was great for hanging out and the kitchen and grill made preparing meals very easy. The game room was fun.
The house could use some minor repairs: some of the window blinds are missing, some of the kitchen chairs are broken, one of the toilets is a little loose.
Overall, very cool house and a great place for a group trip to Dillon Beach!"

"Stunning Views
The view is stunning. The location is surrounded by wildlife. We loved our stay. However, we found the amenities lacking and the property poorly maintained. There were broken lights, nightstands, dining room chairs, bedroom blinds, and dirty floors. The house is also very loud. There are no area rugs to dampen the sound. The home is missing the usual charm you get in renting a vacation rental. There was no coffee, limited toilet paper, limited towels, and limited cleaning supplies. It wouldn't take much to make this a spectacular home. "

Views from living room,bring binoculars. Careful on driveway, stay to far left. Skip the 1st step, it's loose. Accommodation spacious & clean, kitchen appliances great, bring kcup coffee machine and oyster shucker,upstairs warm with gas fire, downstairs chilly. Technology convenient set up. Beach parking extra fee. Wildlife and landscaping lupines beautiful. Lights out policy allows for starry nites.Bring extra outdoor beach shoes that stay outdoors, hose access to rinse was cramped area under stairwell. "

"Absolutely wonderful
The home is just as described and was very clean when we arrived. It’s well stocked with appliances for cooking and eating and we cooked several yummy meals in the kitchen. We rented whale watch for my mother’s 75th birthday and my siblings and I couldn’t have been happier. The views seriously can’t be beat. We’ve gone to Dillon beach my whole life and this cabin has better, more expansive views than any place we’ve ever stayed. The ping pong table was a huge hit! The only “issue” that did arise has nothing to do with the home or the owner or the property managers - as they were all amazing - but it has to do with the neighborhoods HOA. My brother and his wife were going to go camping after our weekend and so he had his truck camper (the kind that sits on the bed of the truck) on. At about 9pm my mom noticed someone peering into our cars and when she went out the guy took off. Instead of telling us that the HOA doesn’t allow any form of camper in the neighborhood he ran away and called the owner and property managers and probably woke them up. They both called to let us know about the rule and both were very nice about it and told us where he could park it near the neighborhood, which we did immediately. Anyhow - just a warning that the HOA is pretty intense. They also have a very strict “no more than 4 cars” policy per driveway which was fine for us but just know that ahead of renting! Again, on a whole the cabin was incredible and we would definitely rent again! "

"Relaxing good time
We had a fabulous time. Only a couple of things to mention but not a reason not to tell other guest to stay. We had a small ant problem which I feel was probably taking care of prior to us staying. (Still smelled like ant spray) and the other thing worth mentioning is the back door has a arm that is easy to walk square into if your average height.
The house was clean and very well kept. We couldn’t get the fireplace started we called and someone came right away to fix it. We went hiking took a picnic to the beach and wondered around the light house.
Thank you for allowing us to rent your home. "

"Spectacular View
The location of Whale Watch has a beautiful view of Tomales Bay to the mouth of the Pacific. My family and I also loved the spa and enjoyed playing many of the games downstairs - there was something to appeal to every age group. The one disappointment was that the kitchen was missing some basic cooking equipment(measuring spoons and cups, mixing bowls, etc.)"

"Wonderful Whale Watch House Stay
We had a lovely family reunion at the Whale Watch house over the 4th of July weekend. The house was great ~ very comfortable, well furnished, well equipped and very clean. Check in was easy and the management company was responsive and easy to reach when we had a question or two. Overall, it was a great experience."

"We will be back no doubt
Our trip is exactly what we needed! House was very clean! Upstairs is amazing - big open kitchen and family room. Very comfortable couches, beds, etc... We will be back for sure. Notes: Deer lots of deer...after the sun goes down they will be out in the back behind the grill and out front bedded down for the night.! I was surprised at how close they were to the house. We were given 1 towel per person for the whole visit - I wish they had some back up. Also important to note there is NO washer or dryer. Not a big deal but something to keep in mind. We are already looking at when we can go back."

We really enjoyed our stay at this house. It had a very comfortable living room with a large couch and great views. We enjoyed the game room with dart board, foosball and ping pong. Our dogs were easily managed and the hot tub was enjoyed. The proximity to Dillon Beach is fantastic. Property management was very responsive. Highly recommend."

"Ocean Views
We had a beautiful 3-day stay at Whale Watch. Loved the open and updated kitchen, living and dining space. Good views and house was very clean (appreciated!). Also had ocean view from the primary bedroom (nice!). Unfortunately, we did experience two separate hours-long power outages during our stay. Ended up playing games by lamp light. And no washer/dryer at home, just an FYI. Not listed but we were surprised by this. Property company very responsive and professional. "

We loved our stay at Whale Watch house and plan to return next year. The house was lovely in all respects from the views, the nicely appointed kitchen to cook in, and the peace and quiet it provided. The house was just as described, the ocean view was amazing, and we can't wait to go back! We all enjoyed watching the deer, rabbits, and quail run through the yard, and the amenities were great. We played all the games, enjoyed the hot tub, and slept like logs in the extremely comfy bed. Fabulous stay!"
