"A Tops’l Gem
Tops’l is our favorite place to stay and this unit has been the best one we’ve had. This unit has been totally renovated and they didn’t spare any expense. Everything is beautiful, beds are comfy! View is amazing! The pictures on the site hadn’t been updated yet so we were totally surprised. 10/10

The master bed was the best bed I've slept in from all my vacation stays with 15 years with VRBO. Close to beach. Just wish they would include beach service so we could be part of the 80% they take vs only having 20% beach usage. Glad we were able walk down beach to have front row seats."

the condo was in a great location and very well kept and clean. the only issue we had was the construction. we knew they were working on the condo just wasn't prepared for it being right ourside our balcony and it being covered in dust. But that wasn't the fault of Gibson. just bad loch on our part. we also lost internet and tv our last day here and that was never resolved. but all in all it was a pretty condo and well cared for. we would try it again."

"Relaxing Get Away!
My husband and I enjoyed our stay at The Beach Manor. It was so awesome waking up to the gorgeous ocean view each morning. Located in a gated community yet so close and convenient to restaurants and shopping. Such an easy quick stroll down to the beach. The condo had everything we needed including beach chairs and umbrella. The master bed was the most comfortable bed I’ve ever slept in while away from home. We plan to reserve this same condo in the near future. "

"Nice but needs updates.
The condo was updated and fine. The building, pools, hot tub all need updating. We only had two bath towels, two face towels, and one hand towel each, and two kitchen dish towels. We.spent a lot of time washing and drying towels. The beach was beautiful and the tiki hut and putt putt golf course was a bonus."

We loved this property! I wasn’t sure how we would like the angled view from the balcony but it was beautiful having the Tops’l Preserve right next to us. Wonderful view of both the gulf and the preserve. Condo was clean and had everything we needed. Decor was nice, too! Unfortunately it rained everyday of our stay so the covered parking garage was a nice amenity. We would love to stay in this unit again."

The entire trip went without a single hitch. The condo was ready when we arrived. Unloading was easy with access to carts. The property personnel were very helpful and friendly. Beach Manor is very well maintained. The condo is in a great spot for a spectacular view of the beach. All appliances worked flawlessly. We had everything available to either go out or cook in. The location next made it for easy access to restaurants and shopping. "

"a few minor things
We really enjoyed our stay in Beach Manor 1206. I can only think of two things that were minor flaws. The first pertains specifically to the condo. The comforter in the master bedroom was missing "due to cleaning." It was never returned during our stay. The second is in regards to Gibson Beach Rental's contract with Tops'l. Prior to making our reservation we were unaware that if you did not make your reservation through Wyndham or were not an owner of the unit you can NOT make reservations to use the tennis courts. Being big tennis players we were upset by this. Will probably attempt to make reservations next time through Wyndham if this policy has not been changed. If this is indeed NOT policy, who ever was at the front desk of the tennis center is ill informed. Otherwise it was a great stay at Tops'l. "

This was our fourth stay at Tops’l. Our family of 5 loved Beach Manor 1206! It had everything we needed. The view from the master suite was AMAZING! I loved waking up and seeing the beautiful sunrise and sparkling water! We loved the “extras” such as the beach chairs and umbrella. We would definitely rent 1206 again. It was our favorite room of the 4 Tops’l rooms we’ve stayed in. We used to rent through Best Beach Getaways but we have found a new home with Gibson Beach Rentals! Thank you!!"

Another great fall break at Beach Manor. As always, Gibson is great. Loved the unit and the view was spectacular. My only complaint was how hot the master was compared to the rest of the unit. Need more AC in that room. But on the whole, a great sized unit. We had 6 guests and never felt crowded."

"Beach Manor @ Tops'l: a great fall beach destination
Beach Manor @ Tops'l is a great location with amenities including a fitness room, pool, dry sauna and spa. Unit 1206 faces east, affording spectacular sunrise views of uncrowded white beaches. The unit has a well-stocked kitchen, comfortable living room seating, and is adequate for four adult guests. It does need, at the very least, a deep cleaning. The bedroom carpets and living room area rug are stained. Dirt and dust have collected along the edges and corners of the bedrooms. Baseboards and door facings, particularly around the doorknobs, are dirty. Walls are scraped and chipped in several places. The unit is showing its age and use. We would rent this unit again, however, with a few minor cosmetic/cleaning improvements. The rental company is professional, friendly, and efficient; the app is easy to use. We felt the fall special weekly rate is fair. We've stayed in several different units and buildings in Tops'l. The resort is convenient to restaurants and shops, some within walking distance. It is adjacent to a state park, providing hiking and biking opportunities. It's a great fall beach destination."

"One of our Best Beach Experiences
Beach Manor 1206 is a very nice property with great views of a private preserve, state park, and the associated uncrowded beaches. I travel with kitchen gear, but didn't need to use much of it because the kitchen was well-equipped. Internet was pretty lousy, dropping us unless we booted right by the router. Everything else was very nice. We especially appreciated the call from the Gibson folks letting us know that our condo was ready early. Great service!"

Overall great room, clean and nicely stocked kitchen. Looking out our view was to the left, blocked frontal view to see panoramic view of entire beach. On site building fitness center was closed indefinitely, which was one of the main deciding factors in booking our stay here. We were given the notice about 1 week prior to our arrival, so no way to make any changes without forfeiting our payment. "

"Topsl is Our Favorite
We have stayed at Topsl Tides in the past but this trip we wanted to stay at the Beach Manor. Unit 1206 was exactly what we are looking for. The unit was clean and in my opinion has the best view of the beach in Topsl. I love being able to see out into the Gulf of Mexico and an unobstructed view of 4 Mile beach looking eastward from the condo. We will definitely stay in Beach Manor again. "

My 3 sisters and I brought our 88 year old mom to the beach for a combined Mother's Day and Birthday celebration. For most of us, it was our first time visiting the area. We loved the condo and found it to be conveniently located to everything. The folks at Gibson Beach Rentals were easy to work with and their app was so helpful and informative. We had no issues other than the garage being a little tight for the large Suburban we had rented. But we managed fine with just being careful and selective on a parking spot. We would definitely recommend this place to anyone looking for a clean, convenient place to stay in the Destin/Miramar Beach area. Thanks to the Gibson folks for making it all so easy and enjoyable!"

Great vacation. The beach and water were gorgeous! Our condo was great! It is nicely decorated and has a good view of the water and coastline. My only complaint is it needs to be furnished with more glasses, plates, bowls and cooking supplies. Six of each is not enough. We had to wash the dishes after every meal - three times a day. Also, the ice maker in the refrigerator is way too slow and needs to be upgraded. All-in-all it was a great trip!"

My family and I loved Beach Manor 1206. The condo is beautifully appointed, clean and very welcoming. The king mattress in the master bedroom was extremely comfortable. What we loved most, however, were the magnificent views of the beach and ocean from the balcony and the rugged beauty of the dunes and lakes of The Topsail Hill State Preserve from the master bedroom! This was an updated unit and very nice But the complex needs renovation. Overall our stay was nice. check out is 10am and that was early. Usually its 11 at hotels. The Gibson staff were great. They called once we checked in to make sure everything was good. The gibson app was very helpful HIghly recommend that.
Guesta need to bring salt and pepper, extra toilet paper and papertowels. Dont know if i would stay at this rental again due to the side view of the gulf. May try another gulf facing unit with gibson."

"Wonderful Stay!
We've been to Tops'l many times, but this was our first stay at the Beach Manor. We loved the location of the building and this condo. There are really great beach views from the living area and the bedroom and you could hear the surf with just a crack in the door. The condo was well stocked and very comfortable. We would stay here again and recommend it without hesitation!"

"Great Thanksgiving Vacation
We had a fantastic vacation...even if the weather didn't cooperate the whole time. We come to Sandestin every year, as I have family here. We have tried other places including the Hilton next door. This was by far the best value we have had.
The unit was spacious, clean and comfortable. The view from here is great. You wake to a full sunrise every morning from the floor-to-ceiling windows in the master bedroom. The view gives you a great view of the ocean as well as of the neighboring sanctuary. No other condos within site...only a few houses.
We will definitely be back next year...some things we'll bring that we wish we had, or had to get...
-bigger coffee mugs, as well as to-go mugs to take to the beach
-our own cookware...we're spoiled.
-beach towels...I know...we should have known
Property is well maintained...even in the off-season. Everyone we met was very friendly. We had some car trouble while on vacation, and the building's maintenance team was more than accommodating in helping us. Frank is the man!
Finally, check in/check out process (or lack thereof), made getting in and out very, very easy."

"Family Vacation in Beautiful Condo
This is the second year we have stayed at this unit and we absolutely love it. The condo has upgraded finishes and the beds/furniture are comfy. The views are amazing - they face the residential/park beach area to the East of the property making you feel like you are on a seculed beach. The pools and beaches are fantastic! The location of the property is also great - away from the busy area in Destin, but still close to areas to shop and dine. We will certainly be back next year."

"Terrific Beach Condo
We rented 1206 Tops'l Beach Manor for our annual summer family vacation (2 adults, 2 kids age 13 & 9). This condo was absolutely terrific. The finish, décor and amenities were top notch. We loved the view from the 12th floor overlooking the beach. Easy access to three pools, tiki bar, and of course the gorgeous Sandestin beach. Condo was clean, ready, and well equipped when we arrived. It was very quiet in this unit and building. The Tops'l complex is close to all Sandestin and Seaside attractions. It is a ways from downtown Destin which I considered a plus. "

"A most memorable beach trip
Everything about this trip was beyond expectation. The beach was pristine and the water unbelievably clear. The "brelly" boys worked with us and made allowances for the rainy days. The golfers in our group loved the courses in the area. The shoppers could not have asked for more with the convenience of the outlet mall as well as the various shops on 30A. We all are ready to come back as soon as possible."

"Great Vacay!
The condo was beautifully decorated. The walk to the beach wasnt bad at all and I would only suggest the ability to load a cart with beach items and be able to walk it to the end of the sidewalk, which is what we did but an employee fussed at us for doing it. :(
Gibson Beach Rentals staff was great throughout the entire process of booking."
