Pelican Isle is a 100% non-smoking property, except in designated areas.
The pool is heated the week of Thanksgiving and beginning the week of Christmas until March 31st.

No refund if you cancel less than 14 days before check in.
The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

The codo at Pelican Isle 107 was cozy, easy to access and had just the right amenities for our use. It has beach decor which I really liked, a pullout sofabed (convenient as the kids were apprehensive about the bunkbed in the hallway). With direct beach access and less crowded than nearby places, we loved our stay here and would return! "

"Clean cozy with great gulf views and beautiful Sandy beach
We were super impressed as soon as we entered the unit, immaculately clean. Kitchen was sufficiently supplied and all cooking devices worked great. We spent a lot of time on the balcony as the views are beautiful sun sand beach and the gulf. We had dolphins swim by a few times when the water was calm. Beach was excellent, chairs and umbrellas great touch. The area is a little off the main busy areas which was great as it was not to busy. We have stayed in Panama Beach and the college spring break crowds were too much. Much better in this area mostly families and retirees, super pleased. A big surprise was the added activities through Xplorie I was able to golf 5 times included in our stay ! Just use the supplied Alexa and voila the activities agent calls you and takes care of everything, amazing! We were in unit 107 which is near the entrance to the beach pool shower and washrooms so it was busy with people walking by but we met some really nice people from our balcony. The pool gate slamming is annoying but could rectified easily. Over all we really enjoyed our stay and it exceeded our expectations. We would go back again."

The very first day and it was very dirty. In the living room there were a lot of yellow crumbs found throughout, same with the bedroom. The first night we vacuumed and the filter was full! If we are paying cleaning fees, why is it dirty? Other than that the location was good and the decor was pretty. "

Our only comparison property is Guld Dunes. Pelican was similar although we had a couple surprises. I commented to my wife that I liked the coffee cups on the counter but then looked at them and found they hadn't been washed, moldy. The master was a bit small but to be fair, our Gulf Dunes location was a 2 bedroom."

"Won’t go back...
The first night was great the space appeared clean and looked exactly as we expected. The second and third nights, we saw a roach in the kitchen and quickly killed it each time, we decided we would not be returning here. Additionally, the cookware, plates dishes etc. needed to be washed in order to be used. We opted to just eat out for almost every meal because I should not have to wash somebody else’s old food. Lastly, other peoples hair in the tub/shower upon arrival, again I shouldn’t have to clean something to use it... They did have a pest control come and spray during our stay, but it was a maintenance thing, not because we complained. We enjoyed the beach and restaurants though. I know this could be anywhere but roaches are the one thing I don’t tolerate."

The condo was very nice and clean. Beautiful view and proximity to the beach was excellent, the only negative was space to unpack was non existant. There were two very small bedside tables in bedroom, no dresser or place to unpack your clothes. Bed in bedroom was very comfortable but you could barely move around because the base for the bed was so large. I would suggest some changes in bedroom furniture. Also closet space was taken up by a very large storage bin in the closet."

"Stay at 107 Pelian Isle
Overall, we enjoyed our stay. We have stayed many times at Pelcan Isle and will do so again. This was our first stay in 107. Both of us complained of our backs each morning. Both the mattress and bed pillows need replacing. We used additional pillows from the bunk beads to help us. There is very little place to store clothes or toiletries. The bed in the master bedroom took up most of the space and it was tight getting around it. And the tv in the bedroom was on a plant stand. The cable box was hanging off the plant stand when we arrived--not very big nor secure for a tv.
We had most of the basics and still enjoyed being at the beach.

"Pleasant place to stay, I would definitely stay here again
The unit was clean and well equipped. The furnishings were nice, comfortable and clean. There were a couple of maintenance issues that I noticed and notified them about...nothing that was a huge deal, walls needing cleaned, cabinet/closet doors needing maintenance and batteries needing changed in the remote controls. I enjoyed having chairs and an umbrella set up daily on the beach."

condo has a beautiful view of the beach. It was clean and it had everything we needed. the only little problems were that the bed was too bulky (the frame) for the bedroom, but it was comfortable. The bathroom sinks had hardly any room to place things like toothbrushes, hairbrushes, etc. Other than that, we enjoyed our stay. "

"Very disappointed in this unit
This was my 2nd year at Pelican Isle. Last year our condo was exceptional! This year I can't say the same. The carpet in living room and bed room was disgusting. I couldn't stand to walk on it without shoes. Also the shower curtain and shower curtain liner were both so dirty. The shower head sprayed water on celining when you showered and the refrigerator leaked. It was very disappointing for the money I paid to stay here. Last year our condo was perfect. I won't chose this unit agian. "

We had a wonderful relaxing vacation. We loved the unit on the first floor because just one set of stairs and we were on the beach. We do like the view of a condo on a higher floor but it was a good trade off. The unit had a few minor items we noted, however it did not affect our stay. We enjoyed the beach everyday and visited some great restaurants during our stay. We visited Bubba Gumps, A.J.'s, Joe's **** Shack, Johnny Rockets, and Fudpucker's. We had great seafood, steaks, and hamburgers. It was a great family vacation and we enjoyed our week at Peligan Isle."

"Nice place close to the beach.
Overall our stay was enjoyable. I have four kids and it was very convenient to be able to watch them on the beach from our patio. The only complaint I have is that the bedroom was right by the exterior wall and the noise was not filtered well. Overall this was not a large issue, but it was irritating at times. The only other possible complaint I had was smelling the cigarette smoke from the other guests while sitting outside on the patio. We had a great time, and would consider staying here again because of the easy beach access. "

We had a wonderful time staying at Pelican Isle condo 107. The pictures are exactly what the condo looks like.. The condo was very clean. The staff was very friendly, nice, helpful and very professional. We enjoyed all the little extras that came with the condo rental, especially the beach chairs & umbrella.. Pelican Isle is well maintained outside, the pool, hot tub, shower area,tables & chairs... We have recommended Pelican Isle to our family & friends. Thank you for a fabulous week."

"For the price it should have been cleaner!
To start I will say the room was very pretty and cozy. I enjoyed it much more after the first day. I have some strange sensitivity to most perfumes, air freshener etc. It causes instant migraine, dizziness, nausea ( I don't go many places because of it) . When we entered the room I was disappointed to find that it had an overwhelming odor of a cross between cheap air freshener and cologne. The tub had hair in it and I'm pretty sure the potty had only been wiped at. We thought maybe the air filter had been sprayed with something to freshen the air and after checking it... Yuck. It looked like it hadn't been changed in a year. We bought a new one and cleaning supplies to clean bathrooms. My toddler was not taking a bath in a dirty tub! Also discovered the comforter had either been sprayed with something or had left over body spray from prior guests. Also, the door doesn't have any extra locks. It's just pull it shut and hope for the cleaning the bathrooms, scrubbing the grime of fridge handle , changing bedding and replacing air filter, the smell was gone. Yay. I would recommend bringing baby safe equipment if you have a little one. The stove design is an invite for pushing buttons. Lol. The next few days we were there were ok. I wouldn't pick the first floor again. Through our stay the ocean was a thick mess of seaweed all but one day which made the pool packed all the time. (Not the establishments fault). We found other things to do in the area. So in conclusion, I think the room should have been cleaner when we arrived but overall it ok."

My daughters and I had a great 4 days at Ft. Walton Beach. The Condo was super clean and we loved the layout. The living room area and the kitchen looked out at the beach. We ate lunch on the deck. The only negative thing is the movie rental machine. It's pretty ancient. Would love to come back to this condo. "

Super location off of Miracle Strip on end of Santa Rosa!!! Expect traffic in Ft Walton Beach. It's a short drive to diners, close to outlet mall, beach rentals and fishing pier. Condo was a couple minutes walk to white sandy beach--and beautiful green ocean on Emerald Coast. Condo has elevator & stairway, heated pool and hot tub. Bed in master bedroom is NOT king bed. Other beds are bunk beds for kids in hallway next to bathroom--strange set up. Master bedroom is next to entry door & outside walkway so you hear talking if early to bed. Beautiful view from 1st floor balcony (ground floor is garage). Quiet condo room location since pool not in front of balcony. If you need a king bed this isn't for you."

Our room and the facility in general was very clean and as shown in the photos. Walking the undeveloped stretch of beach just West of the condo was very quiet and relaxing. The bedroom is a bit cramped with the king size bed. The patio furniture and shower heads need to be updated."

We had an excellent time at Pelican Isle #107. The room looks exactly as pictured. The bathrooms were really spacious, and the patio area was nice. We will rent from Pelican Isle again. This area of the beach was very quiet, and we met some really nice people during our stay. The front desk assistant was very helpful, and friendly."

Used Brooks & Shorey my last two stays to the area. The condo's they gave me were both excellent. Very clean, beds comfortable, great views, excellent location, excellent customer service. I travel a lot and don't really get to talk to people, the folks at Brooks & Shorey made me feel like a person, not just a customer. I will book with them every future visit to the Fl panhandle. "Not even close to the cleanest or most comfortable.
CHECK IN TIME WAS LATE-3:00 PM CHECK OUT TIME WAY TOO EARLY 10 AM Couldn't tell what color the carpet was supposed to be maybe black, not for sure though!!! Kids stayed on the sleeper couch, had to stuff the cushions under the mattress to avoid getting stabbed by the springs- not good.For the price we payed, we expected much better than what we had recieved."

"Fun In The Sun
We really enjoyed our stay at Pelican Isle 107. The unit was clean upon arrival, and it is in good condition. It was great to have the free umbrella and 2 beach chairs. Eric and his staff were very helpful. The only negative comment I have is very minor and would not keep me from staying here again. The refrigerator was dripping water from the top to the first shelf (probably from a prior guest adjusting the temperature). Traffic in Fort Walton Beach/Okaloosa Island is not that heavy, and I would recommend eating locally instead of driving into Destin. I'm looking forward to returning next summer! "

"Pelican Isle--Room107
When we arrived at the condo, several basic kitchen items were missing. There were only 3 cups, There were no serving bowls, no ovenware, no cutting board, no storage bowls, etc. The clock didn't work. No waste basket in second bath room, etc. We notified the person at the desk and these things were quickly brought to us by the housekeeping staff. There was no WiFi connection, but this too was taken care of quickly.
The decor was a mixture of tropical (psalm trees) and what appeared to be gothic. There were many metal crosses, metal sconces, etc. It was not a bright, cheery place. A few changes in decor would brighten things up.
There was a miniature table with two chairs, one of which had a bent leg and looked like it could break. Also, out of the five chairs on the deck, three were broken in some way.
In conclusion, the staff was extremely helpful. The two women at the front desk were friendly and went out of their way to please us. The housekeeping staff was wonderful.
If this condo could be updated and redecorated, it would be a could place to stay."

The carpet in this room was so dirty that my children's feet were black after running around with no shoes. The bed in the master bedroom was described as being a king size bed but was very small for a king, it was probably a queen. We did love the location
and the beach was very nice. We also liked the beach chairs and umbrellas that were set up for the guests. For the price, we would have hoped for a cleaner room.
