This top floor unit provides the best views of the beautiful Gulf of Mexico which can be viewed on the private balcony. This limitless 3 bedroom sleeps up to 8 people with a king bed in the master bedroom, a queen bed in one guest room, 2 twin beds in the other guest room, and a queen sleeper sofa bed in the living room. The kitchen offers breakfast bar seating with a dining room table right beside it where you can sit and enjoy the views of the water or the flat screen TV in the living room. This rental includes access to a gulf front pool and hot tub, exercise room, outdoor grills and easy access to the beach via a private boardwalk where you can enjoy free beach service, including 2 beach chairs and an umbrella from March-October. The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

Beach access & chair service is worn and in need of a deep cleaning. The floor was filthy upon arrival but the mgmt addressed that issue immediately. The pool and area around it is very small for the complex & was crowded. The refrigerator was missing a shelf and the produce drawer wouldn’t open. There’s a gap in the front door, we had a continual problem with the keypad. The twin beds squeaked upon minimal movement, disturbing sleep. Patio chair pads dirty and worn, one chair broken." These ratings reflect the cleanliness. Some of the items in the kitchen had to be rewashed and the floor had a greasy and gritty feel. It was nice to have an elevator at the room but when it breaks down that is not good. The squeaking noise it makes is bad for the ones sleeping in the front bedroom. Need to maintain the elevators which is really on the Island Princess not B & S. Overall enjoyed our stay. The guys that take care of your beach chairs are Great and the pool is very nice.
