Condo also has a fully equipped kitchen, breathtaking views from the private corner patio and a covered garage parking space! The master bedroom is on the beach side with an entry to the private balcony. Another entry is from the living room. Gorgeous views of the pristine beach can be enjoyed from the dining and kitchen areas as well! Gulf dunes resort amenities include a regulation tennis court, private exercise gym, two pools, and one of the largest beach fronts on Okaloosa island. The powder white sands of the emerald coast are found nowhere else along the gulf coast. Beaches are cleaned daily providing the ultimate experience for you and other guests. Beach service is included with your rental. You won't have to go far to enjoy all Destin has to offer. Gulf dunes is just 6 beautiful miles from the Destin harbor, where you will have dozens of seafood grills to choose from, as well as shopping and activities. The kids will enjoy gocarts, putt putt golf, and daily air shows by Destin's local pilots. Speaking of pilots, the blue angles practice weekly in nearby Pensacola, and there are historic attractions located all around this area. The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

"The best of the best!
We just returned from a fantastic stay at unit 411 in Gulf Dunes and couldn't be happier with our experience! This place was absolutely perfect for our family. Every amenity we could possibly need was provided, making our vacation incredibly comfortable and stress-free. We especially appreciated how quiet and family-oriented the complex was – it was truly a peaceful escape. The beach service was excellent, making our days on the sand even more enjoyable and working with Dan was a breeze. Plus, having a covered parking spot was a huge bonus, especially on those sunny Florida days. We absolutely loved our time here and would highly recommend it to anyone looking for an amazing Fort Walton Beach getaway!"

"Great stay with very few complaints
Gulf Dunes 411 was a very nice stay. Great views off the balcony, quiet unit, very clean! Can’t beat the location! Right across the street from lots of restaurants - Stewby’s is our favorite!
My (minor) complaints about the unit would be 1.) The window in the front bedroom looks into the hallway and doesn’t have any blinds - there are curtains but these were insufficient to block out the always on lights from the walkway. Seriously these are so bright it looks like daytime inside even with the curtains closed.
2.) About half of the power outlets in the bedrooms of the unit did not work. We ended up being fine and found places to charge devices, but having to unplug lamps and clocks to find a working outlet was a bummer.
3.) The water pressure in the kitchen is way too low to actually being useful.

"Okaloosa Island
We have stayed at the Gulf Dunes before, and will again. It is close to the beach, just yards away, close to shopping, and restaurants within walking distance. The rental was clean, could use some deep cleaning at some point, but it is on the beach. The unit had comfortable beds, great internet service, and the when we had a problem with a ceiling fan, the maintenance person was there within hours, and had it replaced. Overall Brooks and Shorey Resorts were great to work with."

"Excellent Condo and Stay!
We had the best vacation at our favorite place! Okaloosa Island never disappoints, and neither did this condo and rental company. Condo was clean and spacious and had everything we needed. We love that the beaches here aren’t crowded and are family friendly, but we are still a close drive to Destin for anything we might want to do there. Dan our beach attendant, was amazing. He took great care of us all week, was super friendly, and had the best restaurant recs!

"Beautiful views , but condo very worn, needs some TLC.
We have stayed at Ft.Walton beach yearly for 9 years, love the location and beaches. This condo has definitely been used , the unit shows a lot of wear and tear. Scuffs on walls, cabinets in kitchen paint peeling and broken knobs, the sliding glass doors to nice patio, very difficult to open, no handle, dirty door tracks. An air vent fell off wall in 3 rd bedroom in the middle of the night, it was not screwed to wall. All bathrooms outdated, the master shower is extremely small. There were extra pillows but no pillow cases, all linen very worn. Unit was clean but not spotless. Thankfully one of the pools was still heated as it got chilly the week of Oct 28th. Slightly disappointed in our condo, but still enjoyed the beach, and small businesses/restaurants of Ft. Walton."

The condo was in a good location , near the pier which was nice. Was somewhat updated, but slider had no lock on it. Could use a Kuerig coffee maker to make it easier for guests. We did try to use the master tub... and when turning the water on black/gray water came out for about a minute or two. It was quite shocking and disgusting. "

"Updated but not kept up
The unit was nicely updated but a dirty and worn looking. I can send pics. Knob missing from kitchen cabinet, slimy mold behind first master sink, dirty ceiling fans. My family was called home by hospice because had taken a turn for the worse. My son stayed for baseball but we moved him in eith friend. I called Wednesday morning to say we checked out early. Ives add luxe we didn’t have insurance but it seems with death of close family member and us letting you know several days early that you could give some kind of courtesy credit "

If I had to nitpick at anything, the rollers on the screen door need replacing as it's hard to operate/jumps off track, and the non-stick cookware is worn due to metal utensil use. "Hurricane Sally
Beautiful room with beautiful views of the sea! Would say I had the best vacation but we were there during Hurricane Sally in Sept. 2020! Was only able to get in the water in one day of our 6 day vacation. It wasn’t the condos fault. Electric went out for over a day and cable and internet for 2 days. Stays with this company in 2018 that is why we came back with Brooks and Shorey. Will use them again!"

"Fun Family Trip
From checking in to checking out our experience was an enjoyable one. The condo (411) was as beautiful in person as the pictures. Staff was friendly and helpful. Ground were clean and chair service was great. It rained 4 out of our 7 nights but we were still able to use the pool and our condo was large and well stocked so we had plenty of room and supplies to play games and cook. Cant wait to come back. Oh and the elevators were having some difficulty but it may have been from the power outage we endured one night."

"Condo needs to be renovated!
We were very disappointed, the condo looks old and not very well kept; not at all like the pictures on the website. The furnishings need updating and the refrigerator is rusted. We have stayed at 2 other condos with Brooks and Shorey and have been very happy, we will not stay at 411 again unless it's renovated. I would not recommend this condo but I would Brooks and Shorey properties."

"Great beach but a dirty and run down rental!
The beach is always great in Fort Walton. We love it there. But the rental was not so nice. The #1 issue was the floors. They were so dirty! We all had black feet if we walked around barefoot. There were clumps of hair floating around on the floor in one bathroom. The dresser in the kids room was a joke. All the drawers fell out if you touched them. Some bathtubs had drain problems . And to top it off, there were water issues at Gulf Dunes. With 2 small children we need to have water. We only found out by a sign in the elevator that there would be no water for a few hours one day. What if I had not been to the elevator? We would not have known until we needed water. That was a lazy notification!"

Condo was very clean and furnishings were nice. A few things need attention! There is a water leak in the bathroom on the right coming from the unit upstairs unit, the coffee maker is not working correctly, the door lock on the master out to the balcony doesn't lock, the master bath had alot of mold in the shower and needs updating. All in all the place was very nice and we would like to come back again!!! "

This was our family's first time to visit the gulf coast and our first time to stay in a condo, we loved it!!! the room we stayed in was in the perfect location to view the beautiful sunrises and sunsets also it was a perfect view of the beach and the gulf, and was just as the pictures on the website showed. My family & I will definitely stay at Gulf Dunes again. I would definitely recommend this resort to anybody that wants to relax as well as enjoy all the amenities of the resort & Okaloosa Island."

Overall the condo was nice, my biggest complaint would have to be the cleanliness (or lack there of). It seemed dingy, the master shower did not appear to be clean at all. The entire condo needed to be dusted, and the dishes in the cabinets were dirty (we actually had to wash them before they could be used). Location was good, we saw dolphins off the balcony, and the beach view was beautiful. I wouldn't recommend the condo to others UNLESS it had a good cleaning! "

I like Gulf Dunes but would not recommend room 411.
The beds were awful and the room was very dusty. The floors were so dirty your feet turned black if you didn't keep your shoes on. I will stay at Gulf Dunes again but not in room 411. The bulky furniture is not toddler friendly."

"We stayed at 111 and 411 and had some issues with getting into 111 and got in almost 2 hrs after the check in time only to find the condo was still not very clean.
The bathroom in the 2nd king bedroom was dirty with toothpaste on the sink from the previous guests. No toilet paper in the bathroom. Clumps of hair and dirt on the floor in the dining area. Overall we made the best of it and had a great stay. The location was awesome right on the beach. 411 was clean and the decor was top notch. Would definetely stay again."
