No refund if you cancel less than 14 days before check in.
The 100% cancellation loss can be avoided if: (1) Red Sky rental vacation insurance was purchased and the reason for cancellation is a reason covered under the travel insurance; or (2) Brooks and Shorey Resorts can re-rent the unit for the full term of the original rental period, in which case the guest will be charged 10% of the total paid as rebooking fee. Prior to arrival, if a guest has to shorten their stay or change their unit, normal cancellation penalties may apply, whether they are insured or not. Refunds issued by Brooks and Shorey Resorts will be issued no more than 30 days after departure date of original stay. Refunds are payable to the guest within 30 days after the subsequent re-rent payment has cleared our account.

We had such a great stay at Gulf Dunes 210. The condo was super clean and nicely updated. A short walk to the pool and beach made for easy back and forth between them and the condo. Having perfect weather and a less crowded complex and beach made for an amazing vacation!"

"Poor first impression
We stayed in Gulf Dunes 210. We arrived late and went directly to the bedroom where we were greeted with a bathtub with a huge hole in it and crime scene tape over it to keep it from being used. Not a great first impression. The next day when we had a chance to experience the entire space we found it to actually be a very nice condo with plenty of space for the 5 of us. I use Brooks and Shorey every time we vacation in the area and have never been disappointed. I think they would have been well served to have informed us of the issue instead of letting it surprise us after an already trying day of travel."

"Horrible House—B&S switched to save our stay
We rented Coconut Beach House from Brooks & Shorey. It was filthy—sand in “pantry”, mud on bedding, dirty cookware, bath/ shower not cleaned, trash left on patio. It was in horrible disrepair. The fridge was missing shelves, and all door racks were broken. The oven door even came apart and fell off! We were moved from a sleeps 12 house to a sleeps 8 condo , but it was at least functional and clean. A refund of the $$$ paid was not offered as an option.
Gulf Dunes was a lovely property and experience. The low sores are reflective of the abysmal Coconut Beach House."

"Great Family Rental
This condo was perfect for our family! Was well appointed but not fussy. Didn't have to worry about the kids breaking decor pieces of fancy decor. I teas so comfortable and if I had such a place it would feel and look just like this. It was immaculately clean and well equipped. Kitch was really nice."

Gulf Dunes 210 was the cleanest condo I’ve ever rented. It is in a perfect location on the beach and we were able to walk to several restaurants. It was nice that the rental agreement included a beach umbrella and 2 chairs that were set up for us each morning out on the beach. I would definitely recommend Brooks and Shorey for a vacation rental!"

"Wonderful Family Vacation
We enjoyed our stay! This was our fourth time to stay at the Gulf Dunes and as always we love the management and people that work outside with the umbrellas. Everything is always neat and clean! There are places we can walk to and eat or we can drive for a few minutes to Destin. There were things close by for all ages of our family to enjoy. "

"Gulf Dunes Unit 210, May 20-27, 2023
This 3-bedroom end unit was generally in good condition and well-decorated. The view from the 2nd floor was just high enough to see across the dunes to the water. The kitchen had an unusually large counter, which was nice, and was adequately stocked with dishes, appliances, utensils, & pots/pans. The only minor complaints were the very hard and uncomfortable mattress in the queen bedroom, with a shower in that room that leaked water all over the floor every time it was used, and the uncomfortable and limited balcony furniture. Only one wooden lounger without a pad, and a small high top table with room for only 3 tall stools. The shower issue was reported upon checkout & Brooks & Shorey said they would address it. "

"Nice condo, but hard beds
The condo was very nice, looked just like the online pictures and had plenty of space for 6 guests. All beds were uncomfortable though and made for a tough week of sleeping. Suggest blackout shades for at least the front 2 rooms but could also use them in the master bedroom.
Location was convenient to the beach, retail and restaurants. Did not like the beach service letting tents be put up in front of the second row of chairs. It restricted the view. Also gates not locked to pool area so anyone can walk in. "

"Girl Getaway
If I’m coming to Okaloosa, Gulf Dunes is where I always stay. Condo was great. Had a problem with water heater and maintenance came and fixed it. The balcony was wet and a little dirty. I would like to suggest blackout curtains in the room with twin beds. Light shines in the window all night. As always, all staff were nice and helpful. Had a great time. "

Added cost finally provided a nice pla enfor family vaca. Brookes/Shorey worked it out so last minute changes were resolved to our satisfaction. Anxiety quickly subsided after the last minute resolution worked out . Thanks "

The location is great. The interior was plain. It was not attractive at all, but when you go to the beach you may not be concerned with that. We had to do a lot of clean up when we left because of all the rules and additional charges if we didn't. The showers had plaster falling off the ceilings. The drains didn't work properly. It rained one day and the balcony flooded and never drained. The worst part was that the air conditioner was off when we got there and the thermastat was preset at 75 and could not be changed. It was always hot and humid inside, so it was pretty uncomfortable. "

We had a great time. The amenities were awesome. The location of the property was perfect. Close enough to walk for food and shopping. The guys in charge of the beach chairs and umbrellas were great. We asked for the chairs and umbrellas a certain way our first day there and for the rest of our stay they had them set up before we even walked down to the beach. The particular unit we stayed in could have been a little cleaner. There were stains on the carpet and it really needs a coat of paint, but overall I would recommend it to a friend. "

I went during the begining of the off season when rates were cheaper. I got a 3 bedroom for almost $1200. Nice condo, but for the money could have been better. But it was nice to get away to Fla. I would like to return, but probably won't get this condo again."

the gentleman that checked me in was very helpful, but when I went to let them know the problems in the condo, I reported to a girl. Was not real impressed! Condo was pretty dirty and kitchen faucet broken, washer and dryer very loud. Carpet was filthy and I mean filthy.You'd think for 2600.00/week it could be better. Nobody even responded to me after complaining. Would not stay there again."

We were glad to get a walk in shower because our mother is 84 and cannot use tubs-wish more units had this feature. The can opener was broken but after we mentioned it to the person at the desk it was replaced. A picture was missing but the lady at the desk knew about it. We always enjoy the stay-just hate to leave."
